My wife and I moved into Sofi in October 2020, about the time that a new management company took over. Great service from office staff, especially Hannah (she left though) and now Victoria and Madison. Both of them (Leasing Consultants?) are quick to help with any question or issue I have. It's really nice to be in a complex that seems to appreciate tenants for once. I really like the tenant events they plan here, my favorite so far was a gourmet hot dog stand catered for free with unlimited hot dogs. They also plan resident contests like for decorating your door. I actually like the valet trash service, only $25 a month and (most days) you just put your trashcan outside your door at 7 and someone empties it by 9. While we experienced many of the maintenance issues at first that have been mentioned in other yelp reviews, new management is working hard to fix things and work orders are usually turned around pretty quickly. True, past maintenance must have been horrible as every time current maintenance guys are working they explain everything that is wrong with how it was done before. As of now, everything is fixed and we're really enjoying our wood fireplace (rare to find in an apartment complex), patio, and relaxing view of the back of the property.
The staff is amazing and i Never had a problem living here. Would definitely recommend!
Fenced community but no parking EVER past 4 and you’ll have to park out where the crack heads are good luck

I would absolutely NOT recommend moving here! The management here is terrible! I have lived here for a year now and for several months we had no issues. Recently they changed management and we have had nothing but issues since! It is nonstop! They change things without giving you notice like when rent is due without a late fee. Even when you can show that that is when you have payed the entire time you have been there without issue. Then they put a paper on the door saying the late fee is due and that you can pay with CASH or cashiers check, ect. I take in cash like it says and they refuse to take it even though it’s says they accept that. The only thing they have to say about it is that they are required to say they accept it but that they still won’t take cash. They also changed where now you can only put trash out after like 5pm when they pick up trash around 8pm. If it is not between that time you get charged $20 everyday. I work from 1pm-10pm. It is impossible for me to be able to do that. I went into the office to talk to them and there were at least 6+ other people there about the same thing. They told one man that if he didn’t use the service he would also be charged and then charged for the trash can as well. These are just a couple examples but like I said it is nonstop! Most of the time when you try to go in to talk to them you are told you can’t even talk to the manager while she just sits and hides in her office. I have seen and heard of so many people either breaking their lease or moving at the end because everyone is so fed up! I am also leaving and you could NOT pay me anywhere near enough money to stay for even 1 more month! Please do yourself a favor and steer clear!

Recently just had new management and they suck. The don’t have good communication and don’t have a clue what they’re doing. They lost my packages more than once. They claimed that when we get new management nothing on our contract will change. However, when they came they are start changing policies and adding ridiculous charges. We have valet garbage but there is only certain times we can put garbage out. If they don’t come pick it up than you have to bring it back in or you will get a fine. Management sucks and the flooring and walls are so thin. Don’t come live here if you don’t want to deal with stupid management.

Not impressed with FPI Management whatsoever. Our gated community is always OPEN, allowing the drug dealers and homeless people who live on the street outside of our community entrance to prowl the parking lot and break into vehicles. Not sure what the point of having a "gated" community is, when the gate is never closed. Apparently package distribution is just too difficult to comprehend. I had a package sitting there for 4 days but was still told "nope, it's not here." It took me one glance into the closet to find my package. How difficult is it to set up a notification system or to just distribute the hoards of packages sitting there? It''s almost 2020. One of our fellow residents has a lease end date of Dec 7 (per the lease he signed ONE year ago), yet is being charged for the entire month of December. I don't know where FPI has done business before, but you can't charge your residents 12 months and 3 weeks worth of rent on a 12 month lease. We will be contacting housing authorities about this matter. Forget sleeping in on the weekends, because they allow one resident to continue to feed a rooster that likes to start making noise before 4 AM, every single morning. The units are not updated and renovated like the website states. The only unit that looks like the photos is the show unit. There are no amenities, and it's an extremely high-crime area. Save yourself the trouble, money, and fear of your safety by selecting a rental in Lynnwood or Mukilteo instead.

Management has once again changed hands and is worse than its ever been. They talk down to everyone like they're paying people to live here. An example is they weren't happy with the patios so put out a warning that we have 6 days to clear everything but patio furniture and live plants or the we will be fined and receive lease violations. They said we cant even have bikes stored on our own patios. Rent has gone up almost 400 dollars in the past year with no value added to the community and it is on the corner of airport road and the 99 one of the highest crime intersections in Everett. The only thing that has been improved has been the office where the staff works to look nice for visitors while the people who pay to live here get harassed for keeping a bicycle on their own private patios and have 3 colored patched buildings and rotting decks with 4 different kinds of woods from patchwork repairs instead of renovations.

Our move in date was pushed back 3 TIMES all while they're trying to convince us to get a renovated unit. I feel like they were trying to "bait and switch" us. We had to wait an additional 3 weeks to move in. When we refused to push it back a 4th time, the unit was half finished when we moved in. We asked maintenance to fix it for 3 months but got blown off at every turn. My husband eventually fixed most of the issues himself. Finally when I do a survey, leave scathing comments when they stop by once and do a shoddy job were we able to get management's attention which led to a series of excuses about why things weren't getting done. Given that experience, we shouldn't have signed a lease for another year but we decided to give them another chance. Things around the complex have gotten better but management has gotten worse. There's a leasing agent by the name of George whom I suggest avoiding. If you have a package, don't expect him to find it because he's not looking. Even though it's right in front of him, he'll tell you he can't find it. Better to get packages when he's not there. Several times when we've addressed concerns with him, it's clear he never passes them on to management. It's not like Management is much better. Recently, we had a situation where my husband and I were condescended to by them. The situation at hand was our fault and I understand that. What angered me was their lack of empathy, support and reassurance. Management would rather argue, shove the lease in your face and talk down to you. It's pointless to bring complaints to them. They will just make excuses or tell you this is how it is. I don't think the jacuzzi has worked once since we've moved in. I do think it may be working now but I gave up checking this summer. The pool was open sporadically over the summer but was also shut down by Snohomish Department of Health at one point. They recently gated the community but people will park all hours in your space and block ways through. The spots are incredibly narrow as well. I will agree that it has become far more peaceful since they put the gate in. It's also been way cleaner. While I can see the location being convenient for many, there are a lot of other complexes in the area to consider. We moved in because we wanted a cheap apartment. We got what we paid for and that's on us.
i'm not one to review but if i could rate them -100 i would. my first visit was when they were called brisa. i was searching for apartments and wanted information from this location. i felt so unwelcomed by staffs as if they wanted me gone and the way they talked were condescending. i'm not even exaggerating. that's how bad it was. i notice they changed mangement which tells a lot how this place was poorly run.

I live in one of the apartments by where the fire had happened today and I must say, if it wasn't for the fast response of the maintenance and Everett Fire Department it could have been a very bad tragedy. The maintenance staff were knocking on everyone's doors even before the alarms had been set off by the smoke. We are VERY grateful. The staff at Brisa is A ! I NEVER have an issue with them. I have lived here over a year and they have always been courteous and very responsive. The new management has really been trying to get everyone involved and asking for opinions on how to make the community better. If you want to be woken up by roosters at 4am, be our neighbors. The management has been notified of the random roosters wandering the parking lot. No measures have been taken. it has been the most frustrating experience since I've lived here.

I have been a resident here at the Barisa since 2016 and I am very happy much more so since management has changed hands. The new management is very friendly and helpful they are doing their best to fix issues left by the poor management that they replaced. They are quick to fix anything that breaks and they have a great maintenance team. The grounds are now taken care of and even with pets being allowed you don't see dog droppings allover the place like you do in other apartment communities where pets are allowed. Here we have a great dog park where you can exercise your pet and the people clean up after their pets. It is a friendly community where people say hi to each other when passing by. I have a janitorial company and so I work nights and my crew often has to come to my home to get materials or directions to job sites and they have all told me how safe they feel and how nice the security team is that patrols the grounds at night. I have to come and go sometimes to go check on jobs or go solve a problem and it gives comfort to see the security crew patrolling the grounds when I drive in at night. the last place I lived I was afraid to walk to my car. In the summer time the pool is nice to have it is always clean and everyone is friendly there is a sense of community here that I enjoy. I am surprised and sad to see the negative reviews from other tenants and can only surmise that they lived here before the current management was here. I for one am a happy tenant. I am glad to call this home.

Over the last few weeks, I have noticed that the office is closed during regular business hours more often, or that the door is locked and the shades drawn, but there is someone inside. Sometimes they respond to a polite knock, and sometimes they don't. I recently received a notification from a shipper that a package had arrived. Twenty minutes later I went to the office and there was a sign saying it would be closed until 9:00 (I assume the following morning.) One interaction I had with the new staff recently was a simple request, but I was questioned repeatedly about how the problem had occurred by one staff member. Despite the fact that another staff member understood and was attempting to explain to her why my explanation made sense, she continued her interrogation. This left a bad taste in my mouth. I also submitted a maintenance request about two weeks ago and this has not been addressed or updated. I rarely complain about anything, but this is not the level of service I had enjoyed here before the change in staff. I really miss their friendliness and responsiveness to even the smallest concerns.

We have been here now a few months and we LOVE it! The management is awesome and nice, never rude. They worked very hard to get us a ground floor apartment because of my 70 year old mother. We had a leak from a pipe and the maintenance response was immediate and very helpful. So far they have had a free breakfast and a bbq. This place really makes you feel like your in a tight knit community. PLUS the apartments are beautiful! Most of them have been renovated with top notch flooring and appliances. You won't regret the move!

Do not move here. It is not a safe neighborhood and is only getting worse. There has been a shooting here, homeless meth addicts are squatting in empty apartments, a stabbing happened on the street at the back entrance to this place. The cute little pond floods every year making the path to walk it impossible to get through without slipping or getting muddy. It used to be a pretty place to walk and because management won't tear down the beaver pond it keeps flooding higher towards the apartments every year. Our car has been stolen twice and broken into multiple times, as have multiple neighbors, and the only thing management will say is that it happens everywhere, while the cops tell us that it happens more here because of the homeless meth addicts who live right behind the complex in the woods. The owners back there will not call the police and so they live back there on the street a block away from the back Brisa entrance and the police have found used drug needles, and stolen items in their little hideout. The price is raised every year by hundreds of dollars making the cost of living here almost impossible for a family of 4 with two working parents. The cost of our W/S/G has risen in 4 years from $45 to $145. The water and sewage is not calculated by apartment usage but by the cost of the entire buildings usage and divided by the number of registered people per unit. So if you have a neighbor who has 3 other people in the apartment who are not listed you are paying for the excess water and sewage they are using without using any extra yourself. So don't bother trying to conserve water cause you are paying for your neighbors as well. Now the parking, it is IMPOSSIBLE to park at night, making it hard if you have an evening job or want to visit friends and come home after 5 pm. There is no limit on how many cars an apartment can have. So if you have a 3 bedroom with 2 adults per room, that's 6 cars allowed. I was told that there are 3 times as many registered cars as there are parking spots. If you are coming home at night watch out for the homeless meth addicts who troll the parking lot yelling at nothing or begging for cigarettes if you have them. Seriously, call the snohomish county sheriffs office or everett police and ask them about the crime rate here, and the homeless drug addicts behind the brisa complex. You just cannot make this stuff up and as soon as my lease is up I am out.
It's not that nice of an apartment. Nothing has been renovated and money is very tight right now.
I am one of those people that does plenty of research before I make big decisions and finding this apartment was no exception. I was getting very discouraged while reading the mostly negative reviews about every apartment complex I was considering, including Brisa. I took a look at the reviews of a couple of really great apartments that I had lived at in the past...they also had tons of negative reviews dating back to the period I was living there. I was very happy at both of those places and I'm glad I didn't read those negative reviews before I moved in...I probably would have looked elsewhere and missed out on a couple of great apartments. I've come to realize that very few people write positive reviews...so I'm going to write one now! I only signed my lease with Brisa about a week ago, but so far my experience has been a good one. Several issues have come up during my move in period and I have to say that I couldn't be more happy about the way Brisa's management has handled them. A few days ago I went to the office to discuss a couple of problems with the apartment and the maintenance person had most of them fixed within an hour! The office staff has been very professional and friendly throughout the move in process, and unlike some of the negative reviews I read, this didn't end the minute I signed the lease. I was in the office yesterday about a few more problems and they couldn't have been nicer. They've already filled out a work order and all of the items will be taken care of by the end of the week. So even though I've only been there a week, I would recommend at least keeping an open mind and checking them out. The grounds are very clean and well maintained, the apartment itself has a few issues, but as I said, they are taking care of them promptly, and the staff is professional and friendly. I say give them a try!
The management do not tell you everything upon move in, they like to lie alot. If the appliances break they just get you a semi working one from another apartment. The only good thing about living here is how nice the maintenance people are.
