Property Ratings at Solimar Luxury Homes
An honest review of Solimar. I have been living here for two years and when we first moved in, it was good. The management was okay but things got done. Your requests got handled, your phone calls got answered, and your packages didn't get stolen. Then they replaced that management and it got worse, and now we have a whole new management company called "FPI Management" and they are the absolute worse. Your phone calls won't get answered, your requests will take weeks, they won't even let you into the leasing office anymore without being vetted by a security guard, it has all gone downhill. They will increase their rent by $200 and decrease their customer service by 200%. Your packages are now being constantly stolen and nothing is being done about it, the front office refuses to be held accountable for it or propose a solution. The trash over flows, the transients walk in and out when they want because no one can figure out how to fix the gates, and there is no communication from the office to the residents when construction is happening. We used to love living here but now it's a headache and so disheartening to see Solimar turn out like this. Your apartment is not worth the rent anymore. I used to be able to put up with the loud cars on PCH and the constant noise from the dennys parking lot but when you add crappy customer service to that, it's just not worth it. I really hope this management changes for future residents, but for now, me and my little family are leaving this place. If you're looking for a new apartment, I suggest looking elsewhere.
I’ve been living at Solimar for almost a year and I used to love l living here but now it is a nightmare. Cons: you will never be able to have a guest park at your complex, the guest parking is minimal about five spots and they’re usually filled with people that live here abusing the parking. I’ve talked to the management about this multiple times (both new and old management, ( Louie ) and they say that they are going to do a query to see who spots belong to who and handle the situation but nothing has been resolved and I continue to see some of the same two or three vehicles parked in a spot over and over again. The trash is constantly overflowing. The overflowing trash dumpster attracts critters such a skunks, which end up spraying leaving a foul smell in the apartment community. Animals get into the trash ripping it all over the place. The newest problem is the methane alarms are going off daily multiple times a day including in the middle of the night. The noise is screeching and unnerving, the fire department had to come and turn off the alarms multiple times a day and they’re so tired of the problem happening that they’re not even coming anymore leaving a screeching alarm that’s deafening to the ears and at a dangerous decibel. I talked to management today and they said they’re aware of the problem and are working towards a solution but when I ask for compensation for the rent since this is such a disruptive situation and they said that they were going to do anything because they’ve been working on the problem. When the alarms go off you’re supposed to be evacuate the building and call 911. It’s sad people are standing outside holding their babies. I’m currently writing this review from Panera bread because the noise of the alarms blaring are deafing and distributing and I could no longer take it. Since the new management has been here 25 to 30% of my packages have been stolen. While writing this review I got a call from management letting me know I have a package in the office that has been opened! If you move here and there’s a problem there’s is no recourse; management doesn’t really seem to care that there’s a problem they don’t have any solutions or apologies. Pros: solimar is a beautiful property if it was well-maintained and it had a good management it would be a good place to live. Until these problems are addressed I highly advise you to rent somewhere else!!!!
My wife and I lived at Solimar for 3+ years and we would still love there today, but we need a house for our new family. Solimar is a hidden gem - super close to Long Beach, DTLA, and most importantly the beaches. This central location allowed us to work in various parts of LA while still being super close to grocery stores and vacation destinations. John from the leasing office was always helpful with hooking us up with the clubhouse for our baby shower and various gatherings. The in complex gym is very nice, it's even better today after the renovations. There is a huge park with a lake on the same block for those Sunday Fundays. I've never had an issue with any neighbors or the complex itself. The 1 thing I wish it had was more guest parking, but alas there isn't enough room to expand. All in all I really enjoyed living here and could see myself living here more. In fact, I recommended this place to our movers when we were moving out.

Community is clean and well-maintained. Maintenance staff are always available. Only issue here is the parking (reserved and guest parking spots). I'd give it maybe an 8/10 overall satisfaction because parking is mismanaged.

I have lived here for 2.5 years and have loved it! The office staff is friendly and helpful and maintenance is friendly and efficient. The grounds are kept clean and the neighbors are very friendly!

One of the best apartment living space in LA. Price is affordable and the space is very open and modern. You get your own garage and outside parking space. That helps a lot especially living in LA. The complex feels more like a condo so everything felt more private and no disturbance between neighbors. Gated community felt safe and quiet space. Managers are always available and quick to help with any issues (although I didn't have much at all.) Would highly recommend!

The apartments are nice but the parking is horrible. The apartments are advertising as prewired and cable ready but you will most certainly need a service technician to initiate services. The trash dumpsters are always overrun so trash is everywhere. It's difficult to get packages from USPS.

Solimar is a good place to live. The apartments are up to date and large. They also include a garage which helps a lot. I would say this is the perfect apartment for newly wed couples or business or working professionals .

Rude mamagement person called Traci Car wash in front of my window almost every day with chemical shampoo smell in my bedroom Lots of burn oil smell because of the refineries nearby Hard to get pressure wash for stairs and aisles. I had to get my own portable washer for stairs because of excessive pet hair and spit marks. Only 7 guest parking for 104 units Pool and spa is used by people who keeps their tights or t shirts on. (Gross) It tool 3 days, 4 phone calls, 1 office visit, and Traci to yell and shut the door on me to get someone to fix the waste disposal. The fix took less than one minute. There is a lot to say but time is more valuable... please call to discuss...

I have lived here at Solimar for 3 years. My wife and I transferred from a unit that was in the front area when we first moved in, to a our present unit in the back of complex. The office staff, especially Traci was helpful in the whole process. She has done a excellent job despite other residents complaints. I learned to speak to her directly if there is a concern and as a resident it is comforting to know that she has the residents' best interest concerns. The addition of the (2) spin bicycles in the gym is a great upgrade to the overall experience of using the gym.

Solimar has the potential to be a fantastic place to live. If only rent wasn't gouging its residents and parking was actually considered a priority.
The staff is always professional
Lived here for almost 2 years. Beginning was great, but then you notice that the front entry gate will be opened at all hours of the night, letting anyone who is not resident to drive a car in and possibly break into a apartment. There is no guest parking, well there is, but good luck if you can park there because every car is resident. So if want family/friends to visit, suggest to them to Uber/Lyft because they will not able to park there or have them pick you up at the front gate area.

Please don't have family or friends visit you, because there is no guest parking. If one considered the 6 available spaces that are always taken by residents. Despite several emails that those cars will be towed. There is never a towed car. Security is a joke. One drive through at best. Last weekend, my car was tagged because it was in front of my garage. On the ticket was stating the car was blocking the red (fire) zone(????). In front of my garage.(?)...Then there is the front security gate always open..many times especially on weekends.
Maintenance crew is excellent. Office staff used to be much more helpful and friendly.
I have lived year for a year, and the experience has been at times great because I have met some residents/neighbors who are friendly and nice. Other times, living here has been an inconvenience because there is no guest parking available. There is also a lack of proactiveness by the leasing office to do anything about the guest parking situation. There is the constant email communication stating that residents' cars will be towed because of using spaces designated for guests.
