SoMa Square Apartments is located in the heart of San Francisco, between the SoMa district and Union Square. We are within walking distance of the Metreon Center, a Muni/BART station and are close to major highways, 101, I-280 and the Bay Bridge. Our apartments and townhomes feature patios or balconies with views of the San Francisco skyline as well as high-end finishes including granite counters, glass tile backsplashes, and stainless steel appliances. We also have renovated homes available. Residents have their choice of on-site restaurants, cafes as well as a heated pool and spa, fitness center, picnic area with grills and dog park. This apartment is subject to the San Francisco Rent Ordinance, which limits evictions without just cause, and which states that any waiver by a tenant of their rights under the Rent Ordinance is void as contrary to public policy.

Property Ratings at SoMa Square
Here is a list of complaints 1: Heat in my unit has never operated. When I filed a service ticket maintenance team came out and said all the baseboards would need replaced. They then closed the ticket until parts were ordered...this happened in June, it is now December and I still don't have working heat. 2: Mail boxes in building 2 are broken and have been broken for some time. USPS is leaving mail with the leasing office who doesn't always sort same day. Recently leasing office sent mail to the concierge building who lost several days' worth of mail including a new credit card and some other time sensitive documents. They say they are reviewing security footage but unless I go and ask in person, no communication or update has been proactively sent to myself. 3. Safety: There are ongoing break-ins within the complex, into individual people's homes and in the garage that is managed by a third party but is attached to the complex via elevator access. They say they have improved security, but the reality is all these third-party companies managing the property don't really have an accountability.
I enjoyed living here for first few years. For the past year I’ve had constant problems with my toilet due to water pressure and the management lacks any motivation to fix the problem long term. I don’t recommend living here anymore due to maintenance headache.
I no longer can recommend living here. My wife and I have had our bikes confiscated by management, and stolen twice now from within the supposedly secure bike rooms in our building. We like the apartments, but the way these situations have been handled has left with no desire to stay.
The elevators from the parking garage break down frequently, and the elevators in the apartment buildings are out of service frequently as well.The windows are single-pane and you can hear all the traffic from the expressway a block away, or the fire engines from the station at 5th & Folsom. To top it off, this week a used syringe was found on the bench in the dog park, which should be open to residents only, and people have seen individuals walking in the parking garage looking in cars with flashlights. The garage is open to the public (which they don't tell you when you are signing up) to live there, so don't be surprised if your car gets another new dent or ding every month. Some apartments have good views of the city, but with construction at Moscone center and upcoming construction at the corner of Folsom and Hawthorne, not sure how long those will be available.
Environment is good but has a little noisy in evening. The toilet often blocked. Management is loose sometime. In general it is nice place to live. The traffic is convenient to everywhere, and it near by Target, cinema, bars and shopping malls. So there are a lot of entertainment around here.
This apartment is amazing. Excellent views of the city. The staff is wonderful and super helpful. You should live here forever.
Large community located on the nice side of SoMa (3rd and Folsom)in the heart of downtown San Francisco. Easy walk to transportation (BART and MUNI), shopping (Union Square), restaurants, parks (Embarcadero), and numerous employers based in SoMa and FiDi. And like most places with a great location, you pay for it and there is no negotiation in rental rates which is disappointing for those looking to renew. Rent is on par with the rest of the options in the area but considering the units are aging and many are in need of redesign or renovation, it is high. The cheap construction allows me to know more about my neighbors than I would prefer. Most units do not have washer/dryer in unit but they do have shared laundry rooms onsite. The community does have a pool, BBQ grills, 24 hour workout room, study room, dog run, and a large gated courtyard area with lounge chairs and tables. Security is present onsite after the office closes but only until 3am and it consists of one guard - he/she also serves as the package room attendant. Covered garage parking is available through City Park but no discount is offered for residents. There are hosted events so there is a sense of community but the constant turnover of the property staff makes it difficult to build a good relationship. The maintenance staff is great but too often utilized as the age and construction of the units require constant attention. Overall a great centrally located option at market rate - what you lose in higher quality and newer construction is made up in breath of amenities and location. But you cannot feel too comfortable as renewals are inflexible and the management company is more focused on maximizing profits. Remember to ask and factor in monthly utilities when making your decision and runs a tad higher here.
I had been issue with fix the front door for. Several month ago while inspector came in my apartment. I asked the same guy after that opulence time. Last week I had rest in my home, and just came out from my bathroom after shower. The maintain guy walked in my bed, and He was looking for me, so I asked him what are you doing here? He said, he came to fix the door. So I said, please out here I am naked now , I do not want to be bothered right now, and Ihe lol eft the door.
