Property Ratings at Somerset at Madison
First, the violation of privacy that happened when a maintenance worker entered my daughter’s bedroom while we were gone. The air conditioning unit broke, and when we came back, I found out that the maintenance guy had been in my daughter’s room for no reason. What if she was home alone? When I went to the office to ask about it, they gaslit me into thinking it never happened. Then there's a $500 fine for not picking up after your dog. But I missed ONE small piece, and they hit me with that outrageous fine. Oh, and the fun part is that they’ll make you pay to DNA test your dog to prove it’s theirs. If you’re lucky enough to hide your dog’s poop from them, more power to you. But if they find one tiny piece? Brace yourself for that $500 fine, no warning. When we moved in, they didn’t have all these crazy dog rules. We didn’t have a dog then, but I was told it would be fine to have one visit, and that fostering a dog was OK, just let them know if it became long-term. I ended up fostering a three-legged dog, they immediately slapped me with a $300 deposit or threatened to take her away. Then, after that experience, I ended up adopting a dog, but the poor girl got terribly sick from the pound. She was literally near death, so I didn’t make the payment right away. And guess what? I got another warning, threatening to take the dog unless I paid the deposit. My daughter was devastated thinking they’d take her dog away. AC broke again, maintenance fixed it, and then the next day, I got a notice saying my apartment was “filthy”. I called the office and they couldn’t give me an explanation. I was given two weeks to clean up something that I still don’t know was ever a real problem. For two weeks, I didn’t really clean anything, because I wanted to see what they would say. When they came to check, they said I had “cleaned it up.” When I told them I hadn’t even cleaned anything, they said they’d talk to the maintenance guy and never followed up. The story changed again when I asked Olivia about it—first it was about filth, then it was about a smell. No one could prove it was dirty, no one could show me any evidence. It was all just a convenient excuse to threaten me with fines. Honestly, I can’t even explain how much stress and anger this place caused me. They only care about squeezing every last penny out of you. Once you’ve signed the lease, they’ll treat you like garbage. If there’s ever a choice to be made, they make the choice that a jerk would make.

Hello Jen. Thank you for your review. We welcome and value all feedback and concerns and are happy to address. We understand community rules and policies can be very frustrating but these are in place to keep our community well taken care of as it is a shared space for all. If we do not have these policies in place, items such as pet waste being left all over the property would be an issue. We want our residents to be able to walk and play without the worry of stepping in pet waste. In order to do this, we implement policies such as DNA Testing to identify pet waste that was left behind by the pet owner. This has been a welcomed change by our community that many are extremely grateful for. In regards to the work order, when a resident enters a work order through the portal, that gives us permission to enter the unit and make the repair. The reason they would need to go into the bedrooms when repairing an HVAC concern is to read the temperature blowing from the vents. We are sorry this upset you but there was no note stating that maintenance could not enter the rooms. We always welcome and respect notes entered by residents. As far as trash fines, again these are in place to manage the well being of our community. Trash fines are only given to those who refuse to follow the policy after they have been provided these policies at move in as well as received a warning. The reason these polices are in place are to keep pests at a minimum and keep trash from blowing all over the community and on fellow residents patios. We do require all pets to be registered in the office, this is stated in your lease. Even when fostering, you must register your pet as they are living in the unit. We understand you might disagree with this but again, it is part of the policy and all have to follow this rule and are held accountable when they are not. Lastly, in regards to the condition of your unit. Yes, you were sent a house keeping notice due to the unfortunate condition of your unit when maintenance entered to complete a work order. As stated in your lease, you are responsible for maintaining your unit and keeping it clean and tidy. Per the photos, several areas were cleaned up when the re-inspection was completed which is why we closed the issue. The reason for this notice is when a resident does not maintain their unit in a clean and tidy way, it can bring in unwanted pests which can impact those around you. Upon move out of your unit, again your unit was left in unacceptable condition and you were charged accordingly as well as sent photographic documentation. It seems all of your concerns were due to policy not being followed on your end; we are sorry that you disagree with these, but those policies are the reason most choose to live at Somerset, as they appreciate their community being well taken care of and respected. We value our residents and their experience more than anything and work hard to make sure our community is a wonderful place for all to call home. I was 8 months pregnant when they kicked me out due to “noise violations”, one of them was given during the day while my son and husband were both laying down. After they told me I had to leave they charged me $3k for “breaking my lease”

Hi, thank you for your review. We must respond to noise complaints as well as community disruptions in a responsible manner. As always, our goal is to remedy the situation with the tenant directly first. When we are not able to reach a resolution, it is our duty to enforce policy. As stated in your lease, when you have early termination, you must pay the buy out fee. This is the same for any tenant breaking their lease early. Any damages that you were charged for were properly photographed and documented, and as always, we give you the option of walking the unit with a staff member prior to turning in the keys. I came in to take a tour of Somerset at Madison and had a great experience. Dani and Olivia were very helpful and professional. I loved the gym and the apartments were very nice on the inside as well. I can't wait to move in soon!! :)

Charged $300 for dog poop. The evidence is somebody said they saw you not pick it up. Many of my neighbors let their dogs poop on that side of the building but I’m being charged.

This charge was issued after a witness saw your pet use the restroom in the flower bed next to your apartment home and it was not picked up by you. Pet owners are responsible for cleaning up after their pets. I love Somerset at Madison. It is conveniently located to the new Mazda Toyota Plant, the Arsenal, and I-565. Our cute apartment home also has an attached garage, which is very convenient for unloading groceries. Love this place!

Being a tenant of Somerset, you begin to notice how unprofessional and unkempt the complex really is. The "gated" community is not gated. There are gates present but 90% of the time they are broken, so anyone can come and go as they please. Tenants are not required to clean up after their dog outside as instructed, so you notice "piles" everywhere as your walk, run or drive around the complex. The office staff rarely answers the phone, and if you need to stop by the office to pick up a package, or ask a question about a maintenance issue, they are rarely there at the office during normal posted business hours, and if they are in the office, they are short and rude and act as though you are interrupting their day. I've asked maintenance repeatedly to call me before coming inside my apt for any maintenance issues, and they continually come in without calling me or letting me know... Any calls I put in to the office about issues I have had about the complex or maintenance go unreturned or unanswered. I would tell anyone paying this much money for rent to go somewhere else.

My elderly parents lived in these apartments for 7 years! The premises are safe and well-maintained. Thank you to Benjamin who is always courteous and well informed. He is organized and does a wonderful job! Also, thank you to Danny who is knowledgeable and on top of every situation! I highly recommend Somerset at Madison. Apply early because their apartments fill up fast!

It is extremely loud due to all the commerical jet airplanes sounding like they are going to land right on top of us every 1-2 mins. Very stressful and this was never disclosed before we moved in. Be warned! Lots of dogs barking day and night inside and outside of the apartments. I love dogs but would not own one that would constantly bark and disturb all the other residents. More stress and less sleep. The manager could careless about anything other than your money, and that is all you are to them, a $$$$$ sign and revenue. Very cold and robotic, just reality, we were treated the same way at our last apartment complex Hawthorne at Lily FLagg, I guess it's the new normal. Downstairs neighbors smoke outside on their balcony and it all rises right up to our apartment chocking us out, so "NO" we can't open our windows or doors for fresh air. There are some positives, they are newer and they are clean.

I was moving out and found that termites had eaten up the floor under my kids bunk beds. They looked at it and deemed it pet damage. (I don't have a pet. He drowned in their pond last winter) they are charging me for termite damage?! Not my responsibility. I'm in the process of filing a small claims case.

We just moved in about 5 months ago and we are really enjoying it. My girls likes to bike around the pond. I feel safe & it's pretty quite. Maintenance is pretty quick. The office staff are friendly. Convenient to I565, Hwy72 and Schools. Five minutes from fast food or casual dining. Definitely recommend to my friends.

I came here as a transition to either buy or build. That was 4 years ago. The staff is absolutely incredible. I love them and we call this home. I feel safe and happy here ( I love that it is a gated community) and always know I and my family are taken care. I highly recommend Somerset. It's like a hidden treasure and resort.

The complex looks nice and seems like a great place to live. Then you move in and find out the truth. The first issue is that the plumbing does not work properly. In the 3 months that I have been here we have had drain issues causing back up in our shower about every other week. The response from maintenance is that it is our fault and to stop flushing things down the toilet. I guess we need to act like we are in a foreign country and put toilet paper in the trash. The staff is rude about this situation and when I call them on it, I'm told they are relaying the message from the on site manager. The other item is that the trash compactor does not work properly. This leads people to put trash beside it because it appears to be full. Then you get a $35 bill for putting a bag of trash outside of the container. I informed them that there are no instructions on how to make the compactor work and was told that the staff goes through the bags left on the ground to find a name to send the bill too. It was stated that it was a contracted service so they did not care if it worked as it was not there dumpster. They are using this maintenance issue as a profit center. Renter Beware.
We just moved in and Ben was so helpful and made the transition so easy. The property is beautiful and so well maintained. Maintenance responds very quickly to service requests. The office staff is all very helpful from packages to checking our balance. The only complaint we have is sometimes our neighbor doesn't pick up after their dog but we addressed it with the office. Ever since we spoke with the office, it's gotten better so it was nice to see the office respond to concerns. Overall, we are loving Madison.

We just moved in about 4 months ago and we are really enjoying it. Our neighbors are super nice. Maintenance is pretty quick. The office staff are all friendly and so helpful. Especially Ben! We were referred to Somerset by the manager, Heather, who is also super helpful. The dog park is great! Our dog loves to be out there with the other pups. The grilling area is my favorite! We use it every weekend to grill out with friends and hang out. The grilling area and having an attached garage are by far my favs! Definitely recommend to my friends.
I really like the area where my apartments are. Its always nice and quiet. The apartments are pretty expensive though. Its pretty much a house payment. However I do enjoy living here. The front door only has one lock on and I feel it should be at least 2. The amenities that we have are a plus. Overall I would definitely recommend my apartments to anyone.
