Property Ratings at Sonterra Blue
They will charge you for everything. If the gate breaks, the cost gets pushed on to tenants. They will overcharge you for your rent and then expect you to pay or they will go to collections. They will break things while “ repairing” your apartment then charge you for it.
They have absolutely no regard to wanna keep current residents. Rent goes up $100 and something dollars every year, no matter about all the stuff that has happened with the roberies and car break ins. I haven’t met such unreasonable people in my life. The second floor is the worse place to live, garage on the first floor, I can feel and hear the door opening and closing, third floor I can hear everything they do up there and the hallways. If you wanna enjoy your patio, ask if your apartment will have the stone because if it does it just darkens your living room.

I found multiple issues with the unit after moving in and after giving mgmt a week to fix there were still multiple problems upon my permanent arrival. I have been highly disappointed with the unprofessionalism of management and the untruthful marketing ploys. In no way is this complex luxurious, upscale, or elegant as displayed on their website and entrance. The front gate seems to be constantly broken which provides security concerns for single women and the elderly. ***Take note: ask to visually see the unit you are expected to rent, because the model they showed me isn’t comparable to the apartment they actually put me in.***

I live here and the only thing I ask before i move it's if they are kids living upstairs because is a 3 bedroom apartment and the property manager toll me theres not, later wen I already move she aproche me and toll me the manager do not allowe here to tell us about nobody wants to live downstairs because of the family living upstairs, later she was fired from here job at Sonterra Blue. I do many complaints and nobody do nothing and already call police 2 times and they are still living there, nobody cares and so sad because the apartment is really beautiful there's not rules there is not order in this place.
I've lived here since Sonterra Blue first opened. I was attracted to Sonterra Blue because of the initial move-in concessions, open floor plans, the large islands, the proximity to my job as well as the luxury pool. Initially, the staff and property matched the "luxury" feel of the interior of the apartment. The original management company was great. They knew me by name, I would actually go to the management's functions and I thoroughly enjoyed the pool in the late spring/summer time. Unfortunately, they changed to a new management company last year and things have gone downhill. The overall property is not kept up. The trash is overrun, there is dog waste everywhere. The grassy areas are not "walkable", unless you're willing to run into a "mud pie". The majority of the staff in the office is young and immature. They hardly every answer the phone and when they do, their response is always "it's been such a busy day", that's also their response to why they haven't finished a request. I don't buy the 7 days a week you are too busy, if that's the case, they need additional staff. They need an overall staff reboot, my neighbors have the same complaints. I love my actual apartment unit and my neighbors have the same sentiments, it's the other details that make this a terrible place to live. We're all moving when our lease term is up. And, I absolutely hate moving!
I love living at Sonterra Blue and highly recommend this place to anyone looking for an apartment. Management and maintenance are on top of things every time I make a request (and I can be pretty needy). They have the dog DNA testing, so dog waste is better than other apartments I've seen. My apartment is gorgeous and just the right size for me. The neighbors I've met have been nice, and I feel safe walking my dog after dark. The only tip I would give is to definitely rent a garage or carport space as parking can be scarce. Plus, the covered parking and shorter walk are totally worth the money when you're heading into work on a rainy morning or carrying in groceries.
The statement below is true, people here do not regard the speed limit and they just leave trash outside the dumpsters. Not sure how hard it is to lift the lid to the dumpster to throw away trash but it does seem that people are too lazy to do so. Also there is dog waste all over the place, people can not pick up after their dog should not be allowed to have one. For the amount of money one pays to live here I don't think it is worth it. I think you can get a better deal somewhere else that cares about their property. Some of the staff have no clue as to what is going on cause they don't take the time to walk the property. There is trash on the hallways, people leave trash by the doors over night. Speeders in the parking lot. Dog waste all over the place. The grounds are not take care of as the grass is dry and burnt. As far as a work order, I have not had issues with maintenance, they seem to be on top of that part with individual apartments. The complex is not very eco friendly as they leave the hallway lights on 24/7.
nothing but kids that drive like fools in the parking lot and my wife is disabled and i have a bum nee and garbage people are pigs but they have handy cap parking and they do not by the laws or regulations for people and someone will get hit or run over
Best of the best swimming pools with walk-in access, sunken tables, excellent lounging areas, and very well maintained. Well located property in the North!
