Property Ratings at Sophia Square
Sophia Square is a well priced Semi-Luxury Apartment building in a great location off the Monon Trail and next to Midtown plaza. I have lived here for ~5 months now and had no issues. The best part about this apartment is the location and free parking in the underground garage (never had an issue with space). Normal level of noise in the building and nothing that is not to be expected in an apartment building. The common area is nice (golf simulator, movie theater room, pool table) but everything is out of date or in less than perfect shape. The lack of a gym is not ideal but there is an Anytime Fitness in the building (expect to pay ~$45 a month). Overall i would recommend if looking to live in the Midtown Carmel area and do not want to pay more for Railyard or Midtown Flats.

The community is an absolute train wreck. Key fobs and elevators that don't work, a parking garage that floods, sediment that leaks from the parking garage ceiling which can only be removed with professional detailing and a mold problem in the apartments and the hallways. The plywood floors are so thin you can hear every step your upstairs neighbor takes. The amenities center smells like sewer gas. They have a heated pool, but they are too cheap to actually turn the pool heater and the pool turns green every summer, most likely from lack of proper maintenance. It all looks good on the surface, but scratch at that surface and it reveals a layer of crap.

Many problems with parking, which is the two-level Carmel city parking garage: (1) Entire garage is public; no resident-only parking. Used to be you could never find a space here on event weekends, like the arts fair, but nowadays it’s impossible to find a space on any day of the year from mid-morning to early evening. Number of handicapped spaces is a higher percentage of overall spaces than I’ve ever seen, & at least half of them go unoccupied while the rest of the garage is full. Carmel High students aren’t supposed to park here but do. (2) Spaces are obscenely narrow (I wouldn’t park here with a car I was concerned about dinging) & angled unnaturally, which probably accounts for all the poorly parked cars that cross the line & further reduce available spaces. (4) Frequently, there’s an unbearable stench of sewage for days at a time. (5) Lower level is claustrophobic with its very low ceiling. Main St elevator is notoriously awful. Can’t count the number of times it’s been shut down for repairs over my 3 years living here, which is a real problem when you live on the 4th floor & are forced to carry groceries up all those stairs. Hallways are kept at a steamy 74 deg. in winter. Management seems to think this is a perk because it lets residents keep their own thermostats set lower. You sweat through your winter clothes on your way to your car in the morning. Plus, upper level of lofts is always a few degrees warmer than lower level, & even though there’s a hole in the ceiling of the upper level for a ceiling fan, no ceiling fan is included — which means I often have to run the air conditioning in the winter so that it’s cool enough to sleep. Cost per square foot is shockingly high. Love the high loft ceiling, but my apartment is TINY. Take measurements & find out ahead of time whether you can really fit all your furniture; expect to eat at kitchen bar b/c even a small dining table just won’t fit after you place a standard sofa & armchair in the living room. Many of the apartments in this complex are rented by corporations for temporary housing of their employees. These residents don’t have much incentive to be good neighbors. (Who in their right mind thinks playing Guitar Hero at top volume is appropriate in an apartment?)
I live in Sophia Square and I can honestly say this is the best apartment I have ever lived in. I live in one of the 2 floor Apartments and I absolutely love it! The amenities center is amazing too, I use the movie theater in their every weekend! I couldn't be happier with my decision to live here!
