The Confederate Point neighborhood in Jacksonville is defined by its tree-lined streets, large-to-medium-sized single-family homes and apartment buildings. The popularity of the region owes much to its waterfront accessibility, with views of downtown Jacksonville and the privacy that it gives residents with its limited access.
Its boundaries consist of the Cedar River to the northeast, Butcher Pen Creek to the northwest, the Cedar Hills neighborhood to the west, Oak Hill and Wesconnett to the south, Fishing Creek along its east border and the Ortega Farms neighborhood further east. The downtown Jacksonville area lies about nine miles to the northeast of Confederate Point.

Property Ratings at Sound at Peninsula
Im not sure who is running this place but it’s terrible. Idk if they understaffed or what but it’s RIDICULOUS. Ive had plenty of problems with my apartment since DAY 1, i was told a contractor would come and fix my problems…… that was 6 MONTHS AGO. No one has fixed ANYTHING. I can’t even get a light bulb replaced in my kitchen thats been out for 3 Months now because the bulbs are on “Backorder” isn’t that just lovely. I have WIRES HANGING OUT OF MY CEILING!!!! For 6 MONTHS i have called, emailed, i even went up to the leasing office multiple times. No one has came and fixed this problem. Im not saying everyone has my problems but best believe there’s alot of work orders in from alot of units. If the problems would get fixed then the place wouldn’t be bad at all. I would give them 5 stars. They just don’t fix anything.

We can assure you that we truly care about and value each and every one of our residents, and we regret that your time in our community hasn't been reflective of the comfortable, welcoming experience we strive to cultivate on a daily basis. Please stop by the office or give us a call at jsc@zrsmanagement.com so that we may get this sorted out for you. Thank you.
I moved in Shoreline on March 20th. My first work order was put in on the 27th. It took us calling evey week for 3 week for them to come out and take a look. It still didnt get fixed. So i had to go out and buy my own shower head. Still using my own because here it is SEPTEMBER 25TH and ITS STILL NOT FIXED OR REPLACED. 2nd work order was put in June for a leak in the ceiling they came out took pics and videos left never came back. We called literally once a week to get it FIXED everytime we call they seem to have ZERO knowledge of the leak. So each time they come out and take pics etc. It is now again SEPTEMBER 25TH and they still have not came to fix the ceiling its literally a big whole in my living room ceiling. I have been patient and very nice i pay on time or before never have any issues! The manager Eric told me that we're just bickering because we aren't happy living there so we should just find somewhere else to move! When in reality we love it here he just doesn't know how to handle being a property manager. He's very unorganized and unprofessional. We asked to speak with corporate and he says he's the highest that management goes.which is ridiculous if the owner wants to keep his property up to par then he definitely needs to rehire. I have 9 uncompleted work orders 9!!!!! Starring from March 27th!!!!!!!!! That's just ridiculous! It's sad when you have been soooo patient and nice and this man doesn't care. Instead he tries to make us move out!

Terrible maintenance!!! I had rats in my wall and called them on 3 separate occasions just to fix the problem and all they did was put poisonous rat traps down wow. My dishwasher stopped working and my drain in my sink terrible mistake of moving there .

We're sorry you had an unpleasant experience at our apartments. As the new management, we understand pests do not make for a peaceful lifestyle. Our team happily provides pest control when we are made aware of an issue and will continue treatment until the situation is resolved. Currently, our community is undergoing a massive renovation project and homes will be outfitted with new stainless steel appliances, granite countertops, new flooring, and more. Plus, our community amenities are being upgraded and updated as well! We think you'd be pleased with the changes occurring. If you'd like to discuss anything, please feel free to contact us.
DO NOT MOVE HERE. IT IS FULL OF DRUG ADDICTS AND PEOPLE WITH FELONY CONVICTIONS. THE APARTMENTS ARE NASTY AND UNSAFE. DRUGS ARE SOLD OUT OF CARS STOPPING BY APARTMENTS. THE MANAGERS KNOW IT AND WILL NOT DO ANYTHING ABOUT IT. NOTHING YOU ASK TO BE FIXED IS EVER DONE. EVERY QUESTION YOU ASK IS NEVER ANSWERED TRUTHFULLY. IF YOU ARE AS MUCH AS 9 DAYS LATE, YOU ARE SERVED WITH AN EVICTION FROM COURT THAT STAYS ON YOUR RECORD WHETHER THE EVICTION GOES THROUGH OR NOT FOR 7 YEARS. IT CAUSES PROBLEMS WHEREVER YOU TRY TO RENT. RUN, DO NOT STOP HERE. YOU WILL BE SORRY.

This apartment complex is nasty and full of drug addicts. They drive along the complex selling drugs out the window. Police have been called a tremendous amount of times this year because of this and violence and drugs. Per a statement from the police in their office, the complex sold a few months ago and things are worse than before. They have always rented to felons and continue to do so. The policeman stated in the office that these problems will only get worse until they go crime free. he stated of going to one apartment several times because of guns in the apartment and the safety of the person living there.Nothing is ever fixed, per three tenants, they have called on numerous occasions for repairs to the apartment and they were never done. They gave up asking. There are 4 tenants that are known of and probably more that are making arrangements to move out. The apartments are so old and down graded. They all need to be redone. There are still drug addicts here and they know it and willl not do anything about it. A woman's motorcycle was stolen from her carport outside her apartment window. Police was called, but nothing ever came of it. They have three pools that are filthy and they will not clean them up. No-one has been able to use any pool this year, but still pay rent for it. They do not care. The new leasing rule is rent due on 1st of the month, $75.00 late charge if paid by the 10th, and after the 10th you get an eviction notice from the court and three days to get out. Most of these people live week to week. They do not care and make no exceptions. I was threatened by a drug addict to shoot me. They had known what he was ding and allowed him to live here 8 more months. he is gone now but a detective has been assigned to his drug charges. He still comes on the property. If you call the office, they tell you to call the police. Another tenant had teens in the lobby making all kinds of noise when they were not suppose to be there, they told her to call the police. She said she was afraid to call. If you do not want to live in this, DO NOT MOVE HERE.

I have lived in this apartment (bldg. 19) for more than a year and no one has taken any steps to solve the water leaking issue. The leak got worse, and my ceiling starts to get big discolorations and the waterproof paint on the walls started to bubble up. Despite my complaint several times to the management personnel, the issue is getting ignored. I am wondering why they are being so NEGLIGENT.

It will be a year on Halloween since I've been here and we have had 2 different property managers, 8 different secretaries and 4 different maintenance men, the property is very run down the roofs are leaking only one of three pools are open and there main focus is on keeping the pool in front of the renters office nice and clean.

Thank you for this five-star review for Shoreline Community Apartments! We know you left this feedback some time ago, but we still wanted to express our gratitude!
These apartments are OK if you are starting out. The best thing about this apartment is that it's spacious, the kitchen is huge, and you get the opportunity to live near the lake you are able to fish here to. The noise level is pretty decent.I would say its a OK area.

When it comes to the rent you got ti'll the 21st of each month to pay with late fee.after the 21st eviction is in effect that's $450 on top of late fees and rent.no payment plans or partial payments allowed.so if you can come up with the rent on time for any means.don't bother here...

We'd be happy to speak with you about our payment policies and the convenient ways residents can pay. Please feel free to contact our friendly team if there is anything you'd like to discuss.
The office staff and maintenance person (just ONE for over 200 apartments) are wonderful, but it takes a long time to have problems resolved due to lack of maintenance personnel (the fault of the cheap owners not the employees). The tenants ratio is about 95 to 5, but very friendly. The complex is probably about 40 yrs old and in really poor condition.

The air conditioning continues to go out in my , and my friends apartment. Also , both of our dish washers do not work . When you call the office to come and fix it , they come and fix it and in two weeks it will be broke again . The apartments are really spacious though .
