Constantly needed repairs to the elevator, parking garage flooded 2x while we were there. For the price it was not worth it. So many issues. I liked the look of the apt though. Was simple and clean

All I can say is this place is an absolute headache!!! The walls are very thin and noise easily travels through them. An example is I was doing laundry around midnight and the washer/dryer unit was making vibrating noises that it awoke my neighbor. Also music travels through the walls easily too. The door to the unit is great except you get to hear all the noises in the hallway. Oh and if you do not like the smell of weed, anyone who smokes in their apartment will also be getting the smells in the hall. The amenities is an absolute joke!!!! When trying to get references from them is an absolute headache. They claim they do work but I just lost out on 2 different places because South Block did not return their requests with in a week time. I get the same answers from everyone I speak to there and hear the same issues from my possible future landlords!!!! Run from South Block!!! Avoid them at all costs. The amount one pays there one would think they would be more professional and on top of the game!!

Living so close to downtown and Riverfront park really gives South Block a "city living" feel. There are plenty of amenities in the building as well - multiple community spaces inside and in the courtyard, a gated dog space, as well as a gym! This is a perfect place to live if for just about anybody. Almost wish the units could be purchased rather than just rented because it's that great.
I could not recommend this place well enough. Christyna is incredibly accommodating and quick to action. The neighborhood is top notch. If you are looking for a top of the line apartment in Salem look no further.
We have been part of the SouthBlock community for almost 8 months. The building, amenities, and community ethos are excellent. Worth every dollar. The location is ideal for walkers, runners, cyclers and commuters. The property management team, led by Melodie, is proactive, attentive and responsive each resident.

I have been here for nearly a year, and have been very happy in my apartment and in this community. Property management team is courteous, responsive, and sincerely interested in creating an urban environment that meets the needs of the tenants. I have watched the progress throughout the facility with great interest, and am so pleased with what is happening here, and what is planned for the future. South Block is exactly what I expected and wanted when I sold my home and downsized to my clean, safe and lovely apartment!

I found this place to be in a charming location and has amazing amenities! I could believe they had 17 floor plans to choose from. The staff was friendly and helpful.

New properties experience growing pains. South Block staff responds quickly to all concerns. The plumbing problem was caused in part by residents putting things down toilets which should not be. South Block was on it quickly. I have not heard a alarm since I moved in, the first one to do so. Management cannot be held responsible for construction problems yet when they are identified, the closet systems, stuck doors, anything, South Block has an on-line system for reporting any and all issues and an on-site maintenance person who on top of problems. Construction to enlarge South Block will end later this year. With construction comes noise. Depending on where your unit it is you may not hear it at all. There are repairs taking place on the north side of the building. Resident balconies have been removed temporarily on the second floor so repairs can be done to prevent future water leakage into the business area. Balconies will need extra attention to ensure they are safe for their users. Leaf blower noise is part of life in Oregon and part of maintaining a property. I am not sure about generator noise. Perhaps it exists where I cannot hear it Storage? It is an apartment with specific square footage. Sometimes we have to purge some belongings or move into a larger space. The "flooding" is water beneath current construction, not in a parking area accessible to residents at this time. Residents secure parking is below where water is at this time. During rainy season there was water accumulation at the entry to the secure parking area, especially with the heavier rains. So there is your counter to the concerns raised by the other reviewer. My experience at South Block has been very positive. Staff are caring, friendly and creative as they have regular events for residents including a Saturday donut day each month, weekly movie nights, potlucks, events where nearby restaurants come and share samples of their food, a great Easter Egg Hunt for all, free child care for a couple hours on selected weekends and more. The units are nicely appointed and well insulated. I do not hear neighbors at all. There is great effort put into maintaining the property including the hallways and exterior. You are walking distance to downtown, Willamette University and the state offices and close to many of Salem's best dining establishments. Check it out and you decide.

If you want an apartment that spews raw garbage (2nd floor near the elevators), has balconies stripped away (2nd floor again), a perpetual buzz of false alarms (stairwell near street entrance), many, many collapsed closet systems (they forgot to use toggle bolts), stuck doors (stairwells), lack of storage (some of the apartments have very poor storage in the plans but also, every apartment has lack of storage because of basement level storage closets not built almost a year later), flooded parking level (poor engineering in basement level has produced flooded areas even though the rains have stopped), constant construction noise (7 AM to 5:30 PM), leaf-blower noise (mostly Fridays after 5:00) and the raw hum electric hum noise from a generator keeping you up all night, come to South Block!

Thank you so much for your input. A new building comes with kinks that we are consistently working with ownership, management and vendors to resolve as quickly and efficiently as possible. It is our goal to provide all residents with the best possible living experience but we understand that having our phase two being built next store isn't for everyone. For internet service we have several companies to choose from. I personally have had great luck with Xfinity I hope this helps you. :) The storage and sand bags are also part of phase two construction which is slotted to be completed in December of this year. To protect resident's valuables we are not comfortable offering them to rent until it is complete. We are in the process of reinforcing our closet systems when we are aware there has been an issue. If you are having challenges with this please submit a maintenance request so we can make sure it is taken care of for you. Again - We thank you for taking the time to offer your input.
