Property Ratings at South Congress Square
Do yourself a favor, and find somewhere else to live! This place has terrible management, is crawling with unhoused individuals (there is a homeless camp on premises that management does nothing about), mailboxes get broken into and items get stolen constantly, they send you random charges, there are big roaches in the apartments. The laundry machines are an absolute joke - they all smell like pee and are used mostly by members of the unhoused camp. It is overall a terrible place to live and I highly suggest you look elsewhere - you can find much more affordable, cleaner, safer places than this. Beware!
This place is a mess. Managed by terrible people with no respect for others. There is a reason this place is cheaply priced.
I've lived here for 15 years (minus an 8 month gap) and have absolutely no plans of moving within the foreseeable future! Why, you might ask? First, you can't beat the price for downtown Austin. Sure, I'm south of the river, but if you know Austin, so is ACL, Blues on the Green, Fun Fun Fun Fest, The Reggae Festival and many more events on Auditorium Shores. I can enjoy a walk on Lady Bird Lake, take a dip in Barton Springs, watch the bats any night of the week, and enjoy the sites and sounds of both South Congress and downtown Austin without ever getting in my vehicle. I can even bicycle or walk to Whole Foods for a few groceries if necessary. If you're a student, The University of Texas is also a short drive or bus ride away. Surprisingly, with all of the events going on in Austin, the complex itself is actually pretty quiet.One maintenance guy lives on sight and is always quick to respond due to the 24 hour emergency line and you can even pay your rent or log any request through an online portal. Almost all the neighbors are friendly and look out for each other and 24 hour towing assures residents will always be able to park. The only downfalls are the lack of amenities (I have a pool and centralized washer/dryers) and that's about it, but at this price, that's a minor thing. The apartments aren't fancy, but are by no means run down. Do yourself a favor and at least take a look!
