Property Ratings at South Front
Overall we liked living here. The staff were always very kind and quick to respond. It’s a very charming neighborhood too. Our main complaints were the mold and roaches. We had a consistent mold smell and Microbial growth was on many of our things. It ruined some of our things. Even with a dehumidifier, the problem seemed to persist. We also had roaches early on while we were at South Front. I was pretty anal about getting rid of them and we were able to resolve that with consistent spraying and packaging our food up. The apartment always felt kind of dirty even after we cleaned it a lot, but I assume that comes with the territory with older apartments, that used to be the projects. The exposed brick walls were always rubbing off and dirty. The bathroom counters and tub were kind of stained. Like some of the other comments have mentioned, the trains were loud at night, but we kind of got used to them over time. One couple that lived beside us always smoked a lot and the smell would leak through to our apartment and it would smell super strong! We could usually hear their arguments as well. We also had an issue with how dark it always was in there. It kind of felt like a cave sometimes. There were no lights except in the kitchen and bathrooms. Overall we enjoyed living here and would recommend South Front to someone wanting to live in a charming neighborhood close to downtown. We loved how dog friendly it was too. I think the apartment has to be for the right person though, it had its drawbacks. For context, we lived in Phase 1 in the brick apartments.
I’ve rented in Wilmington for about 5 years now. This complex rents for about 58% more per sqft than the average Wilmington apartment. They are priced in line with the high-end, heart-of-downtown apartment units but are not nearly as big or nice. These units are extremely small, there is minimal natural lighting and no light fixtures except for kitchen and bathrooms. Do yourself a favor and stay away from this apartment.
Roaches, loud Trains, and bad management. Low income housing with high income rent.
First off the property is super cool. Nice amenities but when you have a poorly built apartment all of that doesn’t matter. I can hear word for word conversations from both neighbors. The train is also very loud every other night. Sometimes until 11pm at night making it hard to relax. Main problem is noise and it’s not that the neighbors are extremely loud.. it’s that the property is poorly built. For example I can hear when my neighbors are arguing and it sounds like they are in the same apartment as me. The management also refuses to do anything about this. Says you need to contact neighbors first. For the price of rent and service I wouldn’t recommend.
It's impossible to sleep or work quietly from home because you can hear every sound your neighbors make. Their conversations can be heard WORD FOR WORD. I wake up every morning to either their conversations or walking up and down their steps which sounds like it's in my own apartment. I purposefully got an expensive place, with no neighbors above or below me, so that I would not have to deal with that. Also, the screen on the porch does not block any light. The evening sun, plus signs from nearby businesses, make it impossible to relax and enjoy the apartment in the evening or at night. It's not easily remedied because the entire wall of the apartment after the porch is glass. Also, the property management is unwilling to assist with issues (for instance I was told that I would have to find my own solution to the light issue. I was very excited to move into this place because it has a really cool and modern look. Unfortunately, it was constructed very poorly and the management is unwilling to make necessary improvements. Add smaller issues such as guests cannot visit you without parking outside of your complex due to limited parking and it is built right next to train tracks that create noise every night; and your left with a very over-priced and uncomfortable living situation. Do yourself a favor and find a cheaper, nicer place to live!
My issues started from day 1. I moved here after leaving a 9 year relationship. I thought it would be a nice place to start over. Wrong! The only thing this place has going for it, is the nice neighbors, free coffee, and pool. 2nd week I was there gray water from the neighbors sinks/washer dryers backed up into my apartment while I had company. The maintenance person said someone would come in to reseal the toilet to the floor and make sure everything dried out. That never happened. Chimney and under the door leaked the entire time I lived there. I reported it via phone and email and in person numerous times and neither was ever repaired. I had books ruined from the leaking water. I was told the floors would be finished before I moved in. Another lie. I lived on unfished concrete floors and brick walls covered in dirt. I didn’t know I would not be in a gated part of the community until after I moved in. Then I also found out that soon I would not be able to park in the lot where my apartment is and that it would be parking for the restaurant. I would never choose to move into a restaurant parking lot. I got assigned a parking space in the gated part of the community which I was at first happy about. Then I found out my spot was a handicapped space. Even though this is private property it is still against the law for me to park there and I could be towed and fined. The spot was taken by handicapped residents for most of my stay at South front. When my first neighbor moved behind me, you could hear word for exact word everything anyone said or did. I could also see into his apartment because the walls did not connect. It took multiple times for us both to complain for them to do anything. We lived like that for 2-3 months with no privacy. The last month I lived there, there was serious water intrusion that flooded my entire living room and office area. It ruined some more books and stained my nice rug. My apartment was in shambles as I waited for it to dry. I was told yet again that this would be repaired so it would not happen again. I knew like all of the other times that nothing would be done at all. By then I couldn’t get out of there soon enough. During my move it flooded again the same exact way because as with all of the other issues nothing was done.
