The Pittsfield Lodi neighborhood begins along the southwest side of Downtown Ann Arbor and extends westward Highway 52. I have almost no issues in the summer but the winter has consistently been tough. This year the laundry units have been out for months. Both winters: - There were ants in my kitchen. - Issues with my bathroom plumbing. - The heat stopped working (twice this year).

cheap carpet and flooring. horrible insulation the prices for electricity are ridiculous. leaking sink in the bathroom the property manager doesn’t care about any of the tenants awful customer service and care the worst apartment i’ve ever lived in we cannot wait to move out. they’re so cheap on maintenance but they don’t hesitate to increase rent
wobbly toilet, curling linoleum in bathroom, bathtub needs to be replaced as it is sinking, antique appliances, broken lamp in bedroom closet, carpet so cheap my vacuum sucks it up. ants all the time. Raw sewerage in kitchen sink, poor flushing of toilet. (just to name a few) but these jerks are always ready for the rent.

I am staying in Pheasant Run Circle, Ann Arbor since the last 6 years. There has been quite a good number of hands off between the property managers but I must acknowledge that since 2016 onward the property managers are proactive and responsive. More over they have recently hired support staffs who caters to the work orders diligently and in a quick turn around time. The rent is at par with the market standards and the service has really improved a lot! I have no regrets to stay in this property for long 6 years. Cheers and keep up with your standards. ...you enjoy having your phone calls ignored by the leasing office. ...you hate it when apartment complexes plow their parking lots in the winter. ...you enjoy waiting 5-10 minutes for hot water when taking a shower or doing the dishes. ...you love paying for amenities that you can't use (such as an exercise room that is constantly under renovation). ...you hate finding out about things in a timely manner (such as when the city of Ann Arbor will be inspecting your apartment). ...you love it when management vaguely tells you about what's wrong with your dishwasher (*mumble*need some chord*mumble*) but never actually gives maintenance the budget to adequately fix it. ...you enjoy paying a $200 pet fee plus $20/month in pet rent, despite the fact that they clearly don't put the money toward anything pet-related. ...you enjoy neighbors who throw their trash all over the parking lot and yard. ...you love dodging dog poop in the grass and on the sidewalk. ...you enjoy going to the leasing office during the hours they've said they'll be open and finding it closed. (And it's not even a holiday!) ...you love having to harass management in order to get anything (like signing a lease) done. If this list sounds good to you, then look no further -- Pheasant Run Apartments is the place for you!

You get what you pay for. A/C has been broken for 5 days and still hasn't been looked at by maintenance. Apparently they only employ one repairman for the whole complex cause he hasn't gotten around to us yet. Don't bother calling the after-hours answering service, they don't consider broken A/C in 95 degree weather to be an emergency. Apartment will probably have mold after this as there is so much humidity in the bathroom after a shower that there is condensation everywhere. Moving out soon and counting down the days.
I've been a resident at Pheasant Run for five years and my experience has been very good. The rent is affordable plus additional discounts are added. The apartment property, facilities, and units are maintained well. Since I've been here the community has been quiet and safe. I have not many problems occur, but when one did arise the maintenance team was very quick to respond (even as late as 9pm) to my request. In my experience, the leasing office staff has been very professional, courteous, and concerned with making sure that the living experience is a positive one. I have had a wonderful time living here and would highly recommend it as a prime location in Ann Arbor.
Pros: cheap rent Cons: The most rude and unprofessional managment team I have ever encountered! -Late or never get repairs fixed - Maintenance comes into apartments without notice -Unprofessional Property Manager!! -DO NOT STAY HERE I have lived at pheasant run for several yeats and it has continued to decline. They change management without notifying teanants and current staff is less than mediocre. Unfortunately, the same can be said about the quality control department and regional management team that overlook the property.They do not care. The roads in the complex are uneven,the outdoor pool is damaged and the neighborhood has certainly changed for the worse.The current property manager has a chip on her shoulder and unprofessional demeanor. Ann arbor is a wonderful community once you find the right place ...Pheasant Run is not that place.Take your money elsewhere!!
We renewed our lease because we loved living here as a 'starter' apartment. The rent is cheap, the apartments are really nice, and maintenance is great. My issue is the property manager. Ever since the new property manager has been here maintenance has bargged into our home, no knock no announcing they are here, and rent has gone up. From the few conversations I've had with her she's been rude and condescending. If I could break our lease no problem I would. IF you dont' want to deal with people that suck dont rent here.
I have lived at Pheasant Run Apartments for almost two years now. They have been nothing but wonderful to me. Their maintenance staff is always timely in getting repairs done, and the office staff are excellent. I was in a car accident and left disabled. They were more than happy to help me with assigning a handicap parking spaced. It helped me greatly while I was recovering from multiple surgeries. I'm looking forward to renewing my lease and possibly moving to a two bedroom apartment in the future.
Pheasant Run Apartments are probably the most affordable you'll find in A2, especially with accepting dogs. I'm going on my forth year here, every year they take away another amenity. Water used to be included, but no longer is. We used to have an outdoor pool, they took it out last year and there has been no sign of putting one back in, they claim it's because of permits. I believe they didn't plan things out. Overall, the apartment is ok, it works for me as a student, it's right off the 5 bus line which is helpful.
We have lived here for three years now. Each year rent goes up, while the property goes down. Two years ago, we had a really hard winter. The complex never covered the pool and it was ruined. They finally began fixing it this past March. So they dug it up and left it looking like a construction site. Four months later and they haven't touched it. Other problems include the parking lot being in rough shape, terrible windows (they replaced to small ones, but not the giant sliding glass doors), thin walls/floors (I can hear my neighbor's phone ring...on vibrate) , bugs, rarely cutting the grass, and mediocre maintenance workers. The AC works pretty well, so there's that. Overall it is very cheap. The cheapest, with central air, in Ann Arbor, and you get what you pay for.
