South Bluffs refers to the gated community with the same name that sits one-and-a-half miles south of Downtown Memphis but has grown colloquially to refer to the few blocks that surround the community as well. This is a great locale for families looking for a quiet escape just outside the buzz of the city, but without going too far from the conveniences of Downtown Memphis. South Bluffs neighbors Tom Lee Park, making for a convenient picnic spot or workout space just a few minutes from your rental. The shops and restaurants of the trendy South Main district sit just one block east of South Bluffs, putting the heart and soul of Memphis practically at your doorstep.

Property Ratings at South Junction Apartments
I’ve lived here less than 3 months and already gates are broken, their security guard is no where to be seen (I’ve been told they patrol but none of my neighbors have seen the car), there is dog poop everywhere. Most importantly, apartments are broken into, packages stolen, and cars are being stolen. My girlfriend came to visit and taking the trash out she got followed and hit on in our apartment lot. DONT MOVE HERE.
So gross. Trash everywhere. And cars are constantly being stolen. Security is a joke, 1 man who parks his car in one of the three lots and doesn’t move. Gates and doors always broken or propped open. Residents blasting music at all hours, throwing trash in the grass. The dog park is a pit. The pool is always gross and people invite dozens to come. The gym never has anything stocked. It’s terrifying. You’re not safe or cared for.
Need I say more? They were amazing until about a year or so ago. Now there’s massive break ins. Weed smell everywhere. Loud parties. Men grabbing women. And dog poop EVERYWHERE.
Do not live here if you expect to have guest. They will not allow guest parking inside the gate. They WILL tow your guest car. There is ample room for this yet they do not allow it for any amount of time. Definitely not worth the price you pay to live here if you cannot have guest over and stay worry free.
When moving in a year ago, I was drawn in by the location, new building, and amenities. After moving in, my experience started off horrible. The apartment had multiple problems - moldy toilets, mold on the ceiling, dog hair everywhere from previous tenant, un-patched area of a molding, glass in the garbage disposal, missing components in the appliances, mail box key and fobs that didn't work, I was even nervous they didn't clean the carpets due the overwhelming amount of dog hair they painted over. We eventually got most of these issues taken care of after calling time upon time to the office. They very are responsive, but it did take months to get everything straightened out. I'm assured whoever turns over and cleans the apartments, does not do their job at all and South Junction was NOT auditing it. Fast forward 6 months later and all the non-sense from management doesn't stop. Count on them watching every move you make. I wouldn't recommend any friend or colleague to stay here.
Well just as any apartments, your rent keeps going up year after year, and they don't care if you stay or go. Meanwhile they have security cams set up to watch residents. My neighbor got fined for his dog pooping in the grass. They SCREAM PET FRIENDLY everywhere, but the 250$ pet policy you sign doesn't go towards any of the new policies they implement daily. BEWARE. When you move, your account for the whole time you lived there is shown to you, and you owe so much money for little things they have added without your knowledge the whole time you have lived there. They are notorious for changing policies, and residents being stuck with big bills. DON'T MOVE HERE!
Great community filled with young professionals. Nice, clean dog park and pool area. Staff are nice. You do hear walking above you which can be very annoying especially at night.
Great location but beware of the loud train that passes through every 30min. If noise isn't an issue then hearing your upstairs neighbor stomping as the walk shouldn't bother you. Other then that, great amenities and the staff is very friendly.
SJ is such a great place to live. My apartment is gorgeous, and has so much storage space. Very dog/pet friendly! Everybody that I've met that lives here is so friendly. Very fun group of residents, lots of young professionals and couples. The pool is a really great hangout, and the gym is the largest/most extensive I've seen in an apartment complex. It is within walking distance to the Fresh Market and South Main District. Also, it's a $4 Uber to downtown and mid-town. I highly recommend South Junction!
Just around the corner from downtown memphis, this new and up and coming part of memphis is a true gem. It just a quick 15 min walk to downtown. Its safe neighborhood. The apartment themselves are well laid out, with good space for the buck. Appliances are new and top-notch. The office staff is very helpful, alongwith the maintenance. Secure Parking is a bit congested. Otherwise, great place to live....
Great staff and pet friendly. The units are brand new (just finished this month) and has real granite tops in the kitchen! The space is nice with great amenities. Highly recommended!
South Junction is my 3rd apartment in Memphis (others were Mud Island and South Bluffs). I have been here for 1 month and could not be happier. The staff is friendly and helpful. The neighborhood can't be beat! I wouldn't want to live anywhere else downtown, especially for this price.
I have lived in my fair share of apartments in 3 states and this apt complex is by far the best. Brand new with great appliances. The best staff ever and so nice. I'm pretty sure the maintenance man is a miracle worker. He's by himself but gets everything done so fast!!
This a great place to live in the Memphis Downtown area!!! The apartments are affordable, the staff is reliable, and great place to own a pet!!!!
Awesome apartment units in this complex. Staff goes above and beyond the normal friendly how do you do. They genuinely want their renters to happy. The units are brand new and have granite countertops. The pool and workout area are unique and well kept. If you want an apartment downtown and do not consider the South Junctions, you're selling yourself short.
I have lived at South Junction for around a year, and moved in shortly after construction was completed on my building. The upgraded finishes are very nice for an apartment and there is a lot of storage space. Location is awesome. It's quiet most of the time, and you tend to forget that you're in an urban area. Fairly convenient to shopping and other necessities. Walking distance to the Farmer's Market and several restaurants and shops in the South Main Area. New construction is popping up all around for more shops and bars/restaurants. The amenities are nice, but a little small for the size of the complex. Parking can be tough in the gated area at times because it fills up quickly. I feel safe and secure, and thankfully haven't had any issues with that. Love the outdoor space and little areas they have created for residents to enjoy. Management is quick to respond and help if needed. They plan South Junction Functions for residents to meet and to get to know each other. As someone that is not a native Memphian, I would absolutely recommend South Junction to anyone looking for a place downtown that wants to be in the South Main area. It's affordable and with the property values in the area to own, it can't be beat!
I love my apartment here! It is super dog friendly and even has a dog park! The kitchen has lots of cabinets which is a huge plus. Large closets. W/D included. Low utilities. Wish they had put a ceiling fan in living area. Nice balcony. Gated parking for security. Grills provided. Favorite amenity is faux wood floors throughout on first floor apartments! Emma the property manager is wonderful! Friendly residents. Convenient South Main location. Highly recommend.
South Junction is the best place for me to begin living life on my own. It's is in the absolute best location, the up and coming South Arts district of Memphis, Tn, and provides me with everything I was looking for in my first place- space for my dog, an upgraded kitchen and an open floor plan. All of those amenities and the great management team here made my transition from the comfort of my childhood home to downtown Memphis, a smooth one. I have only been here a month but am SO excited to be a resident of South Junction. I see myself staying here for years to come!
South Junction has all of the amenities one could want in a place. Dog park, pools with TV, workout facility. Staff is friendly and top notch. Apartments are up to date and the neighbors are awesome! Highly recommend.
This apartment is perfect for people of all different ages. I am a young adult living with my roommate and we could not have picked a better place. The apartment was extremely clean when we moved in. It is very modern and just a lovely place to live. The location is perfect because we can walk to anywhere we'd like to go downtown. The facilities are very nice and modern as well. I do not have one negative remark to make about South Junction apartments.
South Junction is a great community for young professionals. They offer numerous amenities: pool, fitness center with lots of equipment, bike shed, and mostly importantly, a dog park. You get the most square footage for your money in and around town. The apartments are modern and stylish, and my balcony is huge. The staff is very friendly and accommodating, and they host various social gatherings for residents.
South Junction has been a great place to live. The apartments are nice and roomy. The location is great for going downtown. The staff is very responsive to any maintenance requests, and the grounds are kept up well. They host quite a few resident events that are always fun.
The South Junction Apartments are located right on the corner of downtown with easy access to everything! The highway, Beale Street, Main Street and of course all things downtown! The price is really unbelievable for all the amenities included! They even have grey engineered hardwood floors with granite countertops to match! The property is new and very secure with gated access. The property management has always been warm and friendly and I am glad to call South Junction my home!
These brand new apartments in the heart of downtown Memphis are a spectacular addition to the up-and-coming south main street district of Memphis, TN. The apartments themselves are brand new and have a gorgeous, spacious interior. The pool and work out facility are first class along with the staff. Being just 2 minutes from downtown and with great bars, restaurants, and a weekend farmers market right around the corner these apartments are the place you want to live.
This apartment complex is the BEST in every way possible. Starting with the office staff. They are extremely friendly and make sure they are able to fulfill your needs as soon as possible. Maintenance is AMAZING at this complex. The upkeep at this property is outstanding. They make sure you are their priority. I have stayed in many complexes and this one gets my vote. It's a safe area, I never feel threatened, and it's very close to downtown. I feel like I am getting more than what I am paying for.
From the moment I rented till now. It has been always a positive experience. I love how the leasing office are always helpful no matter what. They treat you as a family. Everything is as I was told before I rented the apartment. One incident I particularly remember when I emailed Emma from the leasing office after hours about a problem in my oven that wasn't urgent at all. She immediately responded and kept responding all the times to my emails. She sent someone to fix it the second day. I've never had this interaction with any previous leasing office in my life. Recommended to everyone. This place will make the island run out of renters
With many apartments in the downtown and Mud Island area, it is hard to find an apartment that really cares about their residents. SJ is a great apartment, with friendly staff and I love that they have energy efficient appliances, outdoor pool, outdoor grill and eating area and bike shed. Highly recommended!
South Junction apartments have been wonderful! We love the location and all the amenities (especially the dog park). Everything about our experience here has been great! Thank you South Junction!
Really nice, modern style apartments! Cheapest rent you will find in downtown Memphis. I really have enjoyed living here. Not to mention they have the best dog park that I have seen and do not charge you monthly for pets.
My roommate and I moved into South Junction in July of 2015. Initially, there was some miscommunication with the move-in date and we were stranded in apartment limbo aka homeless for about a week. This could probably be blamed with the chaos of building new additions (including ours) to the complex. However, we are both medical students and were taken in by some peers for that time. Therefore, one could insinuate that we did not think highly of them at first, which was true. Though they were very apologetic and compensated us appropriately for the trouble. Besides that hiccup, I have enjoyed almost everything about South Junction. The brand new appliances and building structure saves on utilities. The location is brilliant (2 minute drive into the heart of Memphis and great food), and the price is fair. The amenities outperform most other apartments. Though the pool is small, there is plenty of room to lounge and offers a auxiliary port for music. The fitness center is one of the most complete i've seen for an apartment complex. If you're looking for a downtown location, South Junction meets most needs.
I really love this complex. Moving to Memphis, I was concerned about security, but the complex is entirely gated and I feel safe here. The amenities are great, including pools, a bike shed, grills, firepits, and the hobo camp. I'm looking forward to attending community events and enjoying the great common space with neighbors and friends!
I swore I would never move Downtown and although I work downtown, people have referred to me as Midtown man. I love Midtown, but was forced out of my living situation when the owner of the condo I was renting wanted to sell. After a stressful 3 weeks of searching for something in the area, I was down to a duplex literally down the street from where I was living, or a brand new unit in South Junction Apartments in Downtown. A friend of mine just moved there and I got a tour of her apt. I loved that it was all new, as construction was and is still happening! After sleeping on it for a few days, I decided to jump on the apt and live in a new area for a change. I was doing something I swore I would never do! The community is really cool. Since they are new and everyone is moving in, everyone wants to connect. It feels a lot like college before the fall semester. That area will soon have a movie theater and local grocery store. Plus, we are right next to the river and South Main, a budding arts district. I am really enjoying it so far and know the area will get even better! Here's to new adventures and memories in Downtown Memphis!
South Junction is in one word, IDEAL!! It's perfect for any renter; families, singles, couples, those waiting to buy, etc...it's in an ideal location! There are doctors, lawyers, students, educators, bartenders, you name it... We are close enough to the action of downtown without being caught in the fuss of downtown and a hop and skip from midtown. It's central location keeps you an uber ride away from the prime spots of the city!!! The ONLY things that I would have to give less than 5-stars would be the bathroom is only accessible through your bedroom. This isn't an issue for me but I f you are one with heavy traffic this may be cumbersome and parking can be an issue as it's simply just not enough parking for the residents and no parking for guests. You may have to park a a bit from your apartment at night. The staff does their best with making sure residents can park and be safe!!! I love my apartment!!! I plan to be here until I relocate or purchase!!!! Management and grounds keeper are very nice and accommodating!!!! It's a family ambiance here at south junction!!!
South junction is a great place to live and incredibly animal friendly. I had trouble finding places that would accept my 100 pound dog but South Junction welcomed him with open arms! The location is perfect with The South Main District and Farmers Market within walking distance but not having to deal with all the traffic of downtown. The dog park has been fantastic for my pup and he loves to get out and run around with his fellow apartment dogs. The staff is amazing and they are very quick to respond to any questions or concerns I might have.
We love everything about this complex. Great management, rent is reasonable, and close to everything. Only complaint is a small pool, but the rest of the amenities are amazing! They are also very pet friendly!
I love my...love...love...my apartment..my home!! Upscale, unique, lighting is perfect, leasing representatives patient, pleasant, professional, respectful and mannerable. I feel safe with the maintenance guy, each request (very few) that I've asked has been granted. Also, needless to say it's a pet friendly environment, but I'm afraid of animals...so I give an additional star to the community because each pet is on a leash & neighbors have been respectful to me & my smaller nieces and nephews as they visit. I've couldn't not have been blessed with a better place to call home :)
South Junction has been the best place to live thus far. The location in the South Main district is ideal--near the MS River, Main St restaurants, museums, art galleries...you name it. The staff is incredibly friendly and helpful with any questions I might have. The security of South Junction is great; I always feel safe. The amenities (pool, gym, dog park) are new, clean, and exactly what I want in a living community. The place has an urban chic, eco-friendly ambience that you can't help but fall in love with. It's definitely a place I can call home.
Tucked away in Downtown Memphis-South End, you will find a hidden gem. South Junction is second to none with the price and amenities it offers its residents. From the caring staff that manages the property to the HOBO CAMP AND DOG PARK, Downtown Living meets Suburbia. Spacious floor plans usher you into a oasis as the sound of nearby trains soothes with each passing. Plenty of resident activities will get you acquainted with your neighbors. Not to mention the heart of it all, the pool/grill area. Many long lasting friendships have been made at that very spot. I am proud to call South Junction home and I'm sure you will say the same. Come Home to South Junction Today.
I moved into the South Junction Apartments recently. The floor plan layout is beautiful and the complex is well-maintained. The staff in the leasing office is friendly and accommodating. The community is urban-chic!
I was very happy to find this place a year ago when I first moved to Memphis. Outside of mud island your apartment options are somewhat limited. Enter: south junction. Great interiors, lots of storage and everything is new. The staff is very responsive and the amenities are up to par. The only thing that can be frustrating is the parking. Depending on which block you're living in, it can be difficult to find a spot in your lot if you get home late especially. That said, you can almost always find a spot in the main lot (where the pool is) but it's just not always convenient. Overall, though, I'm very happy here. Unfortunately, I'm moving out of state and that helped me realize how difficult it is to find a great place like this. I'll be paying 20% more in Atlanta for a place comparable to this. Highly recommended.
I love living at South Junction Apartments! They are modern and upscale but also affordable. They are the only apartments I have found downtown that don't charge for parking and don't charge a monthly pet fee. Other apartments may be comparable in rent but these are brand new and the other apartments are in older buildings. There is a dog park which is awesome for downtown living. They are really on top of things security wise and even provide extra security during big event weekends downtown. All of the appliances are modern and brand new. Full washer and dryer are provided in each apartment. Everyone is so friendly here and it's so close to Beale and Riverside. I love the hardwood floors and the big kitchen/bar counter. The apartments must be well insulated because I NEVER hear my neighbors. Overall, I've had a great experience and will definitely renew my lease!
