Property Ratings at South Pointe
I lived here for 2+ years. It was hard to find reliable help in the leasing office. Their followup was TERRIBLE. They rarely return calls. Whether making a maintenance request, trying to dropby a check, as questions about my lease or questions about the property, etc. Staff was often away either at lunch or showing prospective tenants available rentals on the property. I was stuck waiting for 30-40 minutes during my lunch to catch them. I'm not sure if they had a lot of turnover or what, but I would HIGHLY suggest looking else where for an apartment- steer away from Arnel Properties. Also- I had neighbors that were violent with eachother and when calling the emergency South Pointe phone number, they said they couldn't do anything about noise complaints. Walls and floors are THIN. I heard my neighbors through my earplugs. The worst of it was trying to cut my ties with them. One of the office managers told me to get my apartment cleaned by a 3rd party to get more of my deposit back. When in doubt, they ended up charging me in full. AND THEN there were "late fees" that were outlined on my final receipt that apparently were issued on accident. Trying to get ahold of Arnel to get that refunded, took MONTHS. I am so disappointed in how this property functions and their lack of communication between Arnel and South Pointe. They have no accountability and raise their rates to the maximum each year. The only good thing was when I did need maintenance, the head of the maintenance Dept guy, was awesome. DON'T LIVE HERE.
We live there for a year during that year we had big roaches falling from the bathroom fan, and coming out the toilet. We also has issues with the carpet where the nails where coming off. We got our laundry stolen and balcony furniture too. We did report all these issues to the office which the treatment for the roaches did not help and were told they were not responsible for stolen items. A couple of weeks before our lease was over they decided to send the pest control to do another treatment to all apartments which guess what? It cause the roaches to go mad and get into our boxes once we started packing. They also decided to pain out balcony and send someone to clean with water pressure which by the way damage the pain in the door. When we moved we tried our best to leave everything clean but after a year the white pain does get dirty and carpet too, but I don't think it was as bad as what they are actually try to charge us a month after we moved. They kept our deposit which was only $200 (that's how they get you to move in) and on top of that they are charging us extra $250 so total of $450 for maintenance after we moved. So point of this review is if you want to deal with HUGE roaches falling on you when you're showers and running in your fridge move here. If you want to get all your clothes stolen move here. Oh and let's not mention the compact parking spaces. My car got hit twice while parked in my designated space because the resident next to us wanted to park their motorcycle and suv in the same space. I brought it up to the office and they had me call their parking company who said they couldn't do anything about it, so pretty much deal with it. I couldn't wait to move out of this place.
I lived here two years with two different roommates. Though the roommates were not a good match for me, South Pointe was! I loved inviting friends over because I knew that they would feel at home just as I did. I would live there still if I could have afforded my own place, but off to Los Angeles I went. Jennifer and Richard will make your life a pleasant one here. I felt very well taken care of. Elegant and charming. I miss it.

Horrible living situation. DO NOT GET STUCK RENTING AT SOUTH POINTE or any other ARNEL property. They do enforce parking so anybody who can drive in can get away with parking. The leasing office personel will never do what they say they are going to do. Dont let them convince you they are making all these great upgrades...when they are in fact a haux. If you enjoy renting from a company that doesnt care about tenant safety, this is the place for you
Great transition from where I used to live in Newport Beach. The location is ideal with great accommodations on site, i.e, 3 pools, jacuzziesss, bbq's and clubhouse that can be booked for private parties. Our leasing agent/property manager Nicole and Jennifer were very accommodating to our needs and were very flexible when started the process to sign the lease. They followed through and addressed all our concerns and inquires. I would also like to give a thanks to Hector and his crew for speedy and efficient maintenance requests, they're the best!!! I give South Pointe a 5/5 for their friendliness throughout the leasing process as well as their efficiency and professionalism.
At first blush it is a very attractive complex. Lots of mature trees, bushes and lawns. The location is great close to every thing, freeways, shopping & dining. Then there is the down side, you have to go home to your apartment which resembles something from the late 50s. In the past 6 months I have had 3 plumbing problems. The appliances are old, dented and ugly. I have 6 more months on my lease but I have already started looking for new apartment.

well maintained apartments love the area, updated laundry facilities, employees at leasing office could be a bit more accommodating and courteous, over all its a good place to live.
The Good: easy access to highways 55 and 405. Close to the OC fairgrounds which has a farmers market and flea market every weekend. Like the beach? Newport Beach is within 15 minutes down the coast. The Bad: we have noisy neighbors upstairs and complained numerous times but the office didn't do what they were going to do to rectify the issue. The Ugly: the maintenance guys are constantly leaf blowing almost everyday which is extremely noisy early in the morning. And parking is a pain because half the spaces are assigned and half are a free for all. So if you have a bigger vehicle like a truck, it's a tight fit.
Over the last 6 years, I've lived in several top story units of this complex. The cabinets and shelving were all built in the 70's in a light, wood color. The small kitchen surfaces are plane white, the walls are white, there are vaulted ceilings on top levels, and there's plenty of natural light for a happy atmosphere. I love the feeling of it here. It's very laid back, safe, and affordable. Rent is a little higher at neighboring apartments, and those apartments are dingy and smaller. You can only hear the neighbors when they're tenderizing their chicken in the kitchen or slamming their front doors. Everyone gets assigned one parking space, and I should mention it's extremely difficult to park a guest. They must park outside of the complex in the very limited spacing. The apartment is perfectly situated next to tons of great restaurants and necessary freeways. You can get on any freeway (the 405, 73 or the 5) within 3 minutes. It's also situated right next to shopping at South Coast Plaza and The Lab/The Camp, which creates a youthful, artsy feel to the area.
