Property Ratings at South Shore
This was my personal experience living over 2 years at South Shore: Pros: *My apartment had a spacious interior *Good location: Near downtown and within walking distance to many stores, shops, and some restaurants (for those new to Austin, the neighborhood itself is not the greatest) Cons: *Major cockroach issue which was never solved despite my efforts and those of pest control *Trash/litter/dog poop everywhere- a lack of respect for shared spaces among many tenants *Theft/vandalism: *There were multiple thefts from mailboxes, the Amazon Hub lockers, and equipment from the fitness center. *My car was broken into twice. The second time it was completely destroyed (i.e., window bashed in and steering wheel obliterated), and I'm still dealing with it a month later. *The security gate was never functional in my 2 years at South Shore *Maintenance - this was my observation, and one maintenance person also told me: They put a band-aid over issues rather than fully fixing them. In my case, there was an issue with the front door sticking. And maintenance also created a hole in my wall and just left it there for months until I moved out. *My shower was mounted at a height only fit for someone 5 feet tall or shorter *Very little natural light
Place is falling apart with the city CONSTANTLY inspecting the buildings for code violations, management has been awful since Diego left, your AC will go out (not a question of if but when) and they will take days to fix it in the summer, rent will be at least $100 more a month than your lease says for a slew of miscellaneous fees, they’ve now started fining people for furniture that people have had out for months out of nowhere, list goes on… save the hassle and live ANYWHERE else.

Hi Joseph! This is very unfortunate to hear. There's been a lot of progress in the past couple of months as you may have seen. Yes, there's a lot of work to be done but there has also been a lot of work completed and currently in progress. I only see 1 work order for you in the past year and that was taken care of promptly and it was not AC-related. We explain all of the charges thoroughly upon move-in, Diego would have been the person to explain that to you. Regardless, we are always happy to walk our residents through their charges and explain what to expect. This brings me to our patio inspections this week. In an effort to clean up our community and keep it to the standard in line with all of our wonderful renovations going on, we sent communication this past weekend about the inspections that would be happening. In addition to that, we also left a yellow notice to anyone that was in violation as a final opportunity to remove the items from the patio and/or ask questions before a charge was ultimately posted. We are always happy to talk about any concerns you may have, we just ask for that opportunity. Thank you!
Wouldn't recommend this place to anyone. After living here for 10 months I'm glad to get out. First of all there's roaches in the unit, which they did a great job at hiding when I did the walkthrough. Secondly the grounds on the property are littered with trash and glass. I have 2 dogs and its a miracle neither one of them stepped on glass while I was walking them. One of the main things that got me to stay here was the pool, and more days than not it's not even swimmable. There's either a bunch of dirt on the bottom or the pool is completely green. The cheap floors they install start to fall apart after 2 months of living in there. The walls are thin, I can hear the neighbors above me when they play music and move stuff around in their apartment. I was told there would be security patrolling the parking lots but in the 10 months I've been here I haven't saw one security guard. The list goes on but if you're looking for a new apartment to move into, check out another place.

I submitted 5 maintenance requests the week I moved in. After I moved out and returned the keys they did their walk through and suddenly I start getting emails saying that my work order is now complete. Maintenance only came out twice and they were both emergency requests. One they came out 6 hours later and the other one we had standing water from a leak under the sink and they came 2 days later. Washing machines are not reliable.

Similar to living in a 3rd world country, I would imagine. I lived at this property for 5 years before Avesta took over, and their poor management ran me right out of this place screaming. Brown water comes out of the sinks and water is constantly turned off for "emergency repairs". Huge potholes the size of a Minicooper in the parking lot. There is no visitor parking AT ALL - visitors have to park on the street where windows get smashed all the time. Maintenance people are hired off a job board on a per job basis - some random picks up your job, they hand them the key to your apartment. One of these guys left my front door UNLOCKED all day after coming in and not even making the repair. Unsafe conditions around the property, so many sketchy people hanging out in the parking lot and partying all hours of the day and night. Office staff/management is laughable they never return phone calls or emails.

I have lived here for four years but now this place has hit rock bottom and I want to get out of here so badly. Recently my vehicle just got broken into twice in the same month at this so called gated community that the main entrance has been tethered open for the last two months. I have pictures with time and date stamps to prove it. Packages have been stolen from our amazon hub located in the “secure” gym because the door is open or busted all the time. Security stops by at night and does a glance around the main parking lot but is never there to call in a tow or remove cars from the unit that don’t belong. Water pressure is off and on so be quick to shower. Bed bugs were given to us by one of our neighbors here so we had to do some required cleaning but weren’t compensated for it at all. If you have kids or loved ones I advise you to reframe from signing a lease here because I do not feel safe and neither do my friends when they visit. Thank you for taking the time to read this and hopefully I have helped you this rant.
I wish I could give less stars, the property is literally always covered in trash. For the low low price of $25 a month you get the privilege of smelling your neighbors garbage sitting outside their apartment in the dead of Texas summer awaiting the “Trash Butler”. Are you able bodied and capable of taking our your own trash? Well you still have to pay the fee and when you arrive at the one dumpster for an apartment with over 200 units it is literally a trash heap 6 out of 7 days a week, overflowing and making the adjacent parking lot incredibly dangerous. On top of that you should estimate no less than $300 per month on top of rent for electric and WATER. I’ve moved into the same size apartment in the same neighborhood and my utility bills have been cut to less than half. There is a massive water leak on the property, for an entire month our water was shut off three days a week so that “new water shut off switches” could be installed for each individual building, making it so they didn’t surprise you with a water shut off so frequently. I watched the water mane be drained multiple times a week that month and was slammed with a water bill over $150 dollars. Surprise, surpise our water was still shut off without notice at least a few times a month and the problem was never resolved. Oh, and they don’t start sending water bills until your third month, so after you move out you should expect to receive a letter from collections (never received notice from Avesta, just a black mark on my credit score) for the remaining balance of your water bill after they take your security deposit. Side note, I saw 6 heads of the maintenance department in my time living there to fix a problem that was reported on our initial apartment walk through. Each time I filed a maintenance request a new person came to my apartment looked at the problem and said that they didn’t know it was an issue and would order the parts. It was never fixed. Please don’t give these people your money, you will not be taken care of.
If I could give this place zero stars I would. Avesta has to be one of the absolute worst property management companies I've ever worked with. My AC broke during July of 2016, and it took them 4 weeks to fix it. They put a window unit in the living room, but it barely worked (and also, why in the living room?). This only happened after I threatened to move out. There's also a huge roach problem in the complex, and they never did anything about it despite me saying something about it. They then charged me a roach clean up fee after I moved out. They'll take you for everything you have, but not put a due date on their bills, or give you a method of payment. Seriously, the location is great, but the staff is overwhelmingly apathetic, and no messages ever get passed, they never remember tenants, and they're so slow in responding/getting maintenance issue fixed. It's truly not worth it. I will NEVER live in an Avesta property ever again!!
Just another company that puts money before human compassion, empathy will not come between their monetary gain. I had to relocate back to my hometown due to a medical condition , and they have no legitimate reason to not give me the deposit back. Not off to a good start under new management, this is what I would have expected when it was called "The Bluffs." Same ethos as the previous managing team but with a new name. However, Lynn is the exception to these unreasonable frauds that he is working for; he was always pleasant and very helpful. Truly excelled in customer service. I have nothing to say about the other employees that work in the leasing office but, upper management are surely unconcerned with customer service. Good luck to all that decide to rent from them.
Relocated for work and picked the place without being in town. Rented an updated 2/2 apartment, better than expected after reading old reviews. New management is great!
New management has improved a lot of things around this property. kudous to them!
So far it hasn't been bad. I was nervous honestly after reading the reviews from the previous name the bluffs but the new management took over and it has been great they've been updating everything. I had a problem with my hot water and they fixed it the same day. It's been pretty great honestly. No complaints.
