Pros: I love it here. I moved from California and my expectations where very high. Cheyenne, Monse, Gina were all a great help to me very respectful and helpful. They work with you if you having a lil trouble adjusting or a lil behind on rent also maintenance comes when you need them it’s very clean complex and security all night long but other than that no bugs no noses, I recommend it. Cons: would be the fluctuation of the rent but other than that nothing, oh someone stole my broom but it was from dollar tree so what ever but yeah it’s a good start if your new to Henderson and Las Vegas

It's interesting that on Saturday 12/14/19, the property manager took the time to respond to three reviews that were written in *2017* and *2018* to thank the reviewers for the positive review. What's the significance of Saturday 12/14/19? It's the Saturday that I wrote a negative review (since deleted by the community manager), regarding how residents were woken up at 7:20 in the morning to the sound of landscapers operating an industrial woodchipper parked outside our building with no supervisor on site, and no one available in the leasing office (conveniently, the office doesn't open until 9:00am.) Not that it would matter if the leasing office was open, because the community manager doesn't work on weekends, and offers no means to be contacted. If the symphony of the woodchipper echoing through the community wasn't enough, the landscapers were also running leafblowers directly outside the windows of the apartment complex. So while the community manager doesn't have the time to be available to her residents on a Saturday, apparently she somehow *does* have time on her Saturdays to troll the reviews on this site to delete negative reviews (how is this acceptable?) and respond to 1-2 year old reviews in a pathetic attempt to try to boost her score? Unbelievable.

It's been a couple of month's of living here. All I can say is...It's been great! Not a lot of other apartments has staff that have been there for a long time. The apartments are nice, clean when you move in, and affordable. The neighborhood seems so far a very safe area. I really happy that I moved here.
This is a great apartment complex. The Staff is extremely friendly, and it's close to almost everything. You have assign parking space which I love. Maintenance is usually fast and very good. There is a washer and dryer "inside" the apartment. A cute little park across the street. I would highly recommend this place to anyone who is looking for an apartment.

This place is not like it used to be. Expect the rent to go up every six months about 50$. They might give you a good deal in the beginning but after your year lease is up expect an increase. Also, they offer a year lease after your lease is up but you will have to pay about 200$ more than signing a 6 mo. leaseOur jacuzzi has not worked in 3 weeks. Their definition of security is not the same as other complexes. You have to call the office and leave a message. They will forward the call to security. I hope you have time to wait. Also, if you feel like dealing with the homelessnes this place is for you. They dig in our trash all the time.

Hello, We would like to apologize for your negative experience at our community. We definitely strive to provide a safe, clean, economical, and friendly place to call home. We understand that rent going up can definitely be an inconvenience. Which is why we are still well under market price and our increase are between $40-$60. Also, regarding the Jacuzzi, do apologize for it being closed for about a week. Unfortunately, the motor went out and needed to be replaced but re-open as soon as it was fully repaired. Now, as far as security it is industry standard to contact the after hours service which is from 5pm to 8:59am. The answering service will dispatch security if there are any concerns from a resident normally will not forward a call to security. Security will patrol both on vehicle and foot. We also have a community relations officer from HPD that provide added security to the community. Helps notify if there is any issues around the neighborhood. We are definitely not immune to homeless people coming onto the property but we do try to stay on top of that when we notice them as well as security. And also , advise residents to notify us even if it is after hours. Everyone from SVR Management to our resident play an important role in keeping our community safe. Thank you for your feed back.
My wife and I lived here for 1 year, and have to say, it was one of our most enjoyable dwellings to date. If you're looking to get a little peace and quiet away from the Strip, this, in my opinion is a great option. Everyone was extremely helpful getting my wife and I situated from day one. I relocated with my wife from San Francisco, and they were very professional with our transition and went above and beyond to make us feel at home. Roberto was our maintenance guy, and he was always quick to respond with any help with our appliances or general maintenance that we needed with the apartment. He gave us very accurate information about what we needed to do as to cleaning up the apt upon departure. One of the best features about this place, is that it is family owned. Don't have the hassle of dealing with the management companies who truly don't care. Then there's Jeff, who is one of the friendliest leasing agents I've ever met! If their was ever any issues in the neighborhood, he responded right away, and always followed up with us, and remembered us by name, and always greeted us with a smile. I really like the apartments, they are really nice. I haven't been living here very long. But, so far so good. Really like my apartment, it's pretty good size and price is reasonable.
I've live here for a couple of years and plan to stay a couple a years more. The apartments are very well kept. My apartment itself is very big. Has the storage closet on my patio which Is a very good size. All of my appliances match. My washer and dryer are inside my apartment not outside on the balcony. It's located in a nice and quiet location. I'm really happy living here.
I been living her for over a year. I Love it! Everything is about 10 mins away. The apartments are nice, well maintained, and very big. The office staff are always very helpful. Maintenance is done normally within 24 hours( No matter is its an emergency or not). They are also renovating the pool, which I am very excited. Apartment exterior is being painted. It's a safe place. But most important, it's affordable.
This is a great safe place to live. I have two little girls and i never have to worry or feel unsafe in our home. If you think that their model apartments are cute you will be blow away by the actual apartment. The price is great and includes water sewage and trash. Not to mention the amazing staff. Maintenance responds faster than any other place i have ever lived before!!! Every neighbor i have talked to genuinely has expressed their love for this complex. I think most of the office stays on property but they really treat you like family. All and all i feel like im living in a very close nit neighborhood and the actually units are just gorgeous!!! -Monica

first day in this apartment We noticed a dead roach. No problem. Everyday after that was a battle with roaches. Neighbors told us the people before us were very nasty. We bought foggers powders and sprays. We realized it was an infestation. We called management had them spray 2x, that made it worse. We were told by management that we live in there environment! (But roaches are suppose to be outside) Don't let the model pictures fool you. The apartments aren't updated and things break easily. In the last 6 months the blinds have broke 2x the screen door has come off the kitchen sink wouldn't stop running both toilets keep stopping up. It's endless. There's no gate so coyotes own this property at night. We now only walk our dog before it gets dark. The pool is always nasty and the roaches surround the pool and jacuzzi. Management isn't as professional as people make them seem. I wouldn't recommend this property. Period. Honest review from a tenant.

We strongly advise tenants to communicate with the office if you are experiencing any persistent issues. We are unable to combat any issues a tenant may experience if we aren't notified. Once the issue was brought to management's attention it was addressed properly and to the tenants satisfaction. We apologize for any inconvenience this may have caused but pride ourselves on being honest and rectifying any and all issues within a timely fashion. Our buildings are sprayed for insects biannually on the exterior as a preventative; as well as, we have a weekly service complimentary as needed. We take cleanliness very seriously and wouldn't allow anyone to live in a condition we wouldn't personally live in ourselves. Please feel free to stop by and take a look at our property and speak with our staff if you have any concerns or questions.
For the price and location you cannot beat SVR Apartments. Lived here for close to 10 years and never once had any issues or problems with apartment. Been in a one bedroom,two bedroom and three bedroom unit and the consistency is remarkable. The staff is so professional and respectful and in recent times upgrades have occurred and will continue in the future. The residents in our community are friendly and this is a great place to live.

My apartments are great. Clean. Quiet sincere. There is a bit for everyone here. Parks for children. Garages for storage. Nice staff, good matienance. And they allow animals. They keep the lawns nice and the streets safe. I LOVE It here.
I wanted to live here when my children were young. I waited until they were all grown, and my husband and I moved here. If you have issues with your rent they are NOT quick to put an eviction notice on your door, but ARE quick to reach out to you and see what they can do to help you. They truly care about their tenants. If we ever have maintenance issues, they are answered within hours of us calling. Since moving here, two of my three children had moved here, one meeting her next door neighbor and marrying him a few years later. I have referred eight people to live here, all of whom are happy. We are now going on our 5th year and call South Valley Ranch home. We have no intentions of going anywhere.
Clean, efficient floor plan, well-maintained, inexpensive utilities.....what a pleasant surprise. Also a friendly, responsive, accessible management and maintenance staff. Well worth the reasonable rent.
1100 square feet of roommate style living. Beautiful, green area in middle of desert. Kitchen cabinets galore with built in microwave, dishwasher, disposal, gas stove and fros- free refrigerator. Garden style tub in master and nice, deep tub in 2nd bath. East and south facing windows in bedrooms with vertical blinds throughout. Sliding glass doors to roomy balcony. Plenty of closets throughout. Dining room fits a 6 seat table. There is pool, fitness center and clubhouse to enjoy. Covered assigned parking and plenty of open parking with garages available. There is a community park across the street with volleyball, basketball, baseball and tennis area. There is also a playground there and plenty of grass to play in. Sidewalk around park is Great for bike riding. There are plenty of covered seating and BBQ areas on grounds and at park.
