Property Ratings at Southbrook Gardens
This is our third apartment living in and one of the worse. For the money that you pay here there are way better places. First the laundry in the basement wouldn't be so bad if the machines never broke down, but when they do work the dryers either rip or burn holes in your clothes. Second maintenance is a joke, we have an "upgraded" apartment and all my brand new cabinet doors have been littearly falling off the hinges. Called "maintenance" which by the way is one guy. Said I'll take care of it... Yea weeks later I'm re attaching them my self. But the worst of the worst, snow removal!!! Horrible isn't even close to describing how bad these people are with snow. Plow your car in the parking lot expect you to dig out the heavy plowed snow, clear a pathway in the side walks? Nope you end up doing it your self which I wouldn't care about but I also pay a ton of money for these people to do it. Better places out there. Don't get sucked into this place your going to be very disappointed.

Dear Tenant, The safety and comfort of our tenants is something that Salem Management takes very seriously. We take pride in the level of customer service that our staff at Southbrook Gardens offers to our tenants. Laundry machines are provided on-site as a convenience to our tenants. To ensure the integrity of clothing and longevity of our machines, they should never be over-loaded. For questions regarding proper use of machines in our laundry facilities, we invite you to speak with the on-site Leasing Agent. If machines are malfunctioning, we kindly ask that you notify staff promptly. Once staff is made aware that machines are not functioning properly; they are tagged with an out of order sign until they are repaired. We invite our guests to use an alternate machine in that laundry room or one of the other three remaining laundry rooms we service on-site. All non-emergency maintenance requests phoned in are logged and responded to in a reasonable amount of time. It is our understanding that your maintenance request was phoned in the week prior to the blizzard, in which our area received over 2 feet of snow. Though we do offer upgraded kitchen cabinets, the hinges may need to be tightened due to use over time. The maintenance team prioritizes each request received and addresses all requests in a timely manner. When a state of emergency is issued and there are several inches of accumulation in one snow fall, patience and cooperation is needed and expected of all those effected. All tenants are requested to park in the parking lots as opposed to Southbrook Drive in order for the main road in and out of Southbrook Gardens to be plowed and accessible. All front stairs and walks are to be cleared within 24 hours after the snow has stopped falling. Southbrook Gardens does employ a small staff for day to day operations. However, outside contractors are enlisted to clear all snow as quickly and efficiently as possible. Please do not hesitate to reach out to the Southbrook Gardens on-site staff if you have any other questions or concerns going forward.
The apartment is great! Relatively big for the area, with central air and updated appliances. We even have hard wood flooring which is awesome! The property itself is very well maintained and the neighbors are all extremely friendly. My favorite part about the whole place though, is the patio and the windows. We have a large picture window overlooking a courtyard so we have tons of natural light and some big old trees right outside. The patio is small but gets enough light to grow an awesome garden and it's a great place to hang out in the warmer months.
I do like my apartment however needs to be updated. I do have hardwood floors and have lived here 6 years. The furnace definitely should be replaced. The kitchen stove refrigerator should be replaced. A little old. Also no DISHWASHER. IT is a VERY SPACIOUS apartment.
From location, maintenance, management and overall quality, this apartment complex is perfect. Tucked away on a quiet road, these apartments are safe and well maintained, and minutes from the beach, parkway, major highways, mall and more! Hardwood floors and outdoor space (balcony for 2nd floor and patio for 1st) along with a private entrance and ample parking are just extra perks in this complex. Central air and heat make for a comfortable living experience regardless of the season. With heat, sewage, snow removal, and hot water included in the rent, the tenant pays for electric and cable. Each apartment is equipped for Verizon or Comcast, and the Comcast service center is across the street. There are gas stove tops in the eat in kitchen and an open floor plan dining/living room. Laundry rooms are located throughout the complex with a lock code and affordable fee per load (tenants receive a reloadable laundry card and can add money in the laundry room). Cats are permitted for an extra $25 monthly fee - my first neighbor had a bird so other small animals Besides dogs may be allowed as well. Maintenance and management are friendly, reliable and available within reasonable amounts of time. Tenants are allowed to paint and put holes in the walls with the only requirement being that they put area rugs over the hardwood. This may seem like a nuisance, but is incredibly useful for noise control (the walls are thick and only extremely loud noises carry through the floors) as well as overall protection of the beautiful floors. For the price and quality, this apartment is perfect for small families, couples and indivuals looking for a safe, conveniently located home. Helpful staff live on site and the tenants are all quite respectful in this safe, quiet complex.
The apartments are large, nicely kept and updated! Each apt comes with big closets and plenty of space. Outside is kept very well.
