The only good thing about this place is the location and the gate that sometimes works. Other than that they charge you new fees constantly because "policy" is always changing and the front office staff are never of any help, just tell you that you should read your lease agreement because they're always "subject to change" because that makes sense? Even if you have a reserved parking spot, people still park in your spot and the office does nothing about it. And any maintenance request takes over a month to complete. This place is alright if it's your first apartment but I am definitely not resigning.

Honestly thee best apartment community I’ve lived in since moving to AZ. Staff is friendly and the community itself is beautiful. Always clean and it was truly always quick to me. The most that’s ever been wrong is the gate not closing but they took care of that so quickly. Lived in a 2bed in 2018, I moved away to save a little money but I’m coming back in 2020! You get what you pay for & Southern Ave Villas is the best! Not to mention you’re smack dab in the middle of the freeways and plenty of eateries and grocery stores. Great living choice!
***WARNING*** SHOOTOUT OCCURRED IN BROAD DAYLIGHT BY THE KIDS PLAYGROUND 8-10 ROUNDS FIRED NO NEWSLETTER TELLING RESIDENTS THIS IS AN ANOMALY AND WE ARE SAFE NOT A PEEP LIKE IT DIDNT HAPPEN HEAVY DRUG ACTIVITY MANAGEMENT LETS ANYBODY IN THIS COMPANY IS PROFITING SOLELY ON SUING TENANTS NOT ON RENT BEWARE
You cannot park here if your car is not "Aesthetically Pleasing". The hood of the car has paint that is faded and to them they said our car will get towed if it park in the complex. Not to mention the car functions properly, does not make excessive noise, and does not have any problems with oil stains etc. Many other people got this as well. I hope their management considered the concept that "aesthetically pleasing" and very subjective.
(I AM A CURRENT RESIDENT) Before moving in, I read the reviews but still decided to give them the benefit of the doubt. This will be the LAST time I ever do that.. Approximately two weeks ago, I was a victim of domestic violence and received a note on my door a couple days ago for a fine of $200! ..What for? For causing a “disturbance.” I wasn’t throwing a party or playing loud music, my life was in danger! After explaining to the front office that I was a victim and called 911 because my life was in danger, the employees had the audacity to blame ME, the victim, although I had a police report. They claim that the Mesa Police Department charges the apartment complex for being here. After calling the Mesa Police Department & the officers who were at the scene, I confirmed & recorded the phone call where they stated that the information I was given, was false. The employees at the front office also said that the lease clearly states that a resident will be fined if they cause a disturbance so “I should have read my lease.” Which, I did. I would understand if I was being loud but I was in genuine danger. AND this took place INSIDE the apartment. None of neighbors knocked on my door because you can’t hear through the walls. The employees at the front office were very rude & didn’t care to understand. They tilted their heads so far the side when I spoke to them that I was concerned they’d hurt their necks. PLEASE DON’T SIGN A LEASE HERE. Look for a place where you won’t be fined for calling 911 when you’re life is in danger! & most important, not blame a victim for the abuse they received. I’ve only lived here a month & have had no prior problems. I was so excited to move in but now I see that they fool use with fake smiles to get us to sign. It saddens me to see that this beautiful community is okay with putting even more distress on a victim than what they have already been through just for a couple extra bucks. READ ALL THE REVIEWS! PLEASE SCREENSHOT & SHARE. NO ONE DESERVES TO BE TREATED LIKE THIS.
Terrible management and office girls that lied about us having a free carpet cleaning after renewing our lease. My girl and I spent days cleaning our apartment before moving out. Checked and was told twice to not worry about the carpet because we had a free carpet cleaning. Did a walk through and was told the place was perfect. Ended up not getting any of the deposit back and owing money. The reasoning was “had to return to livable condition”. We were very clean people who took care of our place. The livable condition would have been met if we were not lied to about having that free carpet cleaning... Don’t expect getting any of your deposit back from these snakes. Do your research in these negative reviews and make your own educated decision about diving in head first to this “diamond in the rough” area...
My boyfriend and I cleaned the apartment entirely before our move out date. We were told we would get a free carpet cleaning when we renewed our lease prior. Before handing in the keys, we did a walk through with maintenance and were repeatedly thanked for doing a great job cleaning the place and were told we would get our deposit back. The carpet had some normal wear from shoes/feet where the couch was, but we were reassured it would be handled with the carpet cleaning that we were promised to be comped. When the final statement came, it said we owed money and wouldn’t be getting any of our money back. I don’t recommend moving here. Bad area, loud/rude neighbors, adults that bang on your doors or push the doorbell repeatedly, and kids running/riding their scooters down the hallways.
I went in to gave them my 2 months notice which you are required prior to leaving the apartment. I was very clear that day that we have moved out of the apartment completely and what can I do to break my lease? I was given misinformation by the staff: I was told that it would not make a different to break my lease since I have more than 2 months left to complete my lease. After 23 days they told me that the first notice was not good enough that we need to do a written notice. My question is why was I not given the proper paper work on the first notice? I have already paid for 2 months of empty apartment but now they are charging me 10 days beyond my lease period. Which is more than $1000.00. Very unprofessional management. Very Dishonest management. They are telling me to complaint to the corporate office, which I have send them a letter of complaint via email and fax 6 days ago with no response to this day. There is no phone number to the corporate office. Please read your contract very carefully: there is no grace period, if you are even one hour late, they will charge you more than $50 late fees plus other fees which will include: Late fee- scheduled billing: $50 Late fee-Scheduled billing - Tax $.088 Late fee-Water/Gas Tax - $.09 Late fee-scheduled billing x 3 days after being late which is $5 / day x 3 days

Please do not move into this complex community unless you want service request employees i.e maintenance to enter your apartment without your permission. I have expressed several times to not enter my home if I'm not present. Wendy the apartment manager has proven to be unhelpful when approached. When you first move in everything is beautiful and great. Here I am 8 months later with a broken shower, cabinets and cracking walls. Please save your money and the headache.
I first like to say that reviews are valuable and every business owner should make sure that professionalism plays a key part in their business. I was visiting my daughter when I learned that due to non payment she and my grandchildren were going to be evicted immediately the family came up with the required amount that the courts indicated that was owed when we attempted to submit the payment the young lady Corrine presented herself with a very bad attitude. She never introduced her self she addressed my daughter by her unit number as if she was in prison. I will say that the first young lady was very polite and willing to help however, she did indicate that she was new and did not have the answers to the questions and if we would wait until Corrine came approximately 15 minutes. That's when unprofessionalism was presented she failed to accept payment forcing my daughter and grandchildren out in 3 days like really who does that.....God will provide. Concerned Mother...
WORST APPLICATION EXPERIENCE OF MY LIFE!!! Very frustrating i don't even know how they are filling that place up. There is a lack of communication with all of the agents, most of them have terrible attitudes over the phone and in person. I was getting a tour and this one woman in particular was rushing me and made feel terrible. They really need a change in management or hire people who want to work there not people that are hating what they do. They also need to change that terrible online application!!!! I almost threw my laptop across the room filling that out. Oh and the computers in the main office suck.
Great new property with all of the amenities. My husband and I just applied and I am glad we did. We selected a great apartment. Pricing can go up any day and availability is moving quickly. If you are at all thinking about checking out this brand new property, you should. I am glad we did. Prime location since it is right next to the 60 freeway. Gated, great pool area with extra amenities. I just love how the property is set up. Great designers!
