About an hour inland from Savannah, Statesboro is a charming small city steeped in history and culture. With Georgia Southern University occupying the south side, the college town atmosphere extends well beyond the campus with 20,000 enrolled students heavily influencing the city’s cultural landscape. The city’s Downtown district features countless examples or beautifully preserved architecture, with historic storefronts housing unique specialty shops and restaurants of every description, particularly clustered around the intersection of Main and Main (where North, South, East and West Main Streets come together).
The Statesboro Mall on the east side anchors the city’s larger retail district, with more shopping centers found along Fair Avenue near the Georgia Southern campus. Rental rates in Statesboro tend to be quite affordable, making life a little easier for folks on a budget.

Property Ratings at Southern Downs
The experience here has certainly been a rocky road. Although the management has improved the apartments themselves have not. These apartments were built in the 90s and still have problems from the 90s with the air being the main problem. Right now in my apartment the thermostat is reading 81 and feels like 81 even though I have it set to 65. Sleeping here has been unbearable. I’m not the only resident with this issue as I have talked to others. I have contacted maintenance several times and they are unable to do anything. I see the property upgrading the amenities and that’s fine and all but I think we as a community would like it much better if they upgraded the apartments starting with the air units. I DO NOT RECOMMEND THESE APARTMENTS TO ANYONE!!!!

Southern Downs Apartments management provides excellent and exceptional services for those seeking a loving and caring community. I have been a resident in this great community for several years, which I am deeply grateful! The management and the maintenance teams have been doing a phenomenal work. The property management prioritizes the safety of its residents and promptly addresses issues that need consideration. I am glad to call this place a sweet home!!!!
As a new resident, the experience was the worst & horrified at how filthy the unit was. Was given a scheduled move in day/time but was unable to receive a key to private bed and bathroom. Shared space had not been cleaned in many years. Mold in the shared bathroom, water stains on the ceilings, stains on the floor, broken blinds and vent returns full of dust & dirt. Had to wait in a long line of other complaints to speak with a manager who is unable to make any decisions or resolve any issues.
- Don’t bother putting in maintenance requests, we never had an air filter changed while we lived there, we had a leak in the ceiling several times, which we told them about several times and they did nothing about it until our entire apartment flooded. We also had a broken dryer for approximately three weeks before anyone even came to our apartment. - Don’t bother calling, they absolutely never answer. If you happen to catch them in the 30 minute time frame where they are receiving calls, you will typically be greeted with a rude and dismissive answer. It seems like answering a phone call is below them and the general tone is “how dare you call me at my job when I’m supposed to be working.” - Get ready to clean, a lot. When we moved in, it looked like our apartment hadn’t been touched in decades. There was a thick layer of dust over every single surface in the apartment, the carpets were stiff and stained, and were filled with dirt, hair, and tobacco. The whole place smelled terrible, I cleaned every week, but if we left for a weekend it would have the same stale musty scent when we came back. - The appliances are old and gross. The stove sometimes worked properly, the fridge was covered in stains, and the handle for the refrigerator just snapped off a few weeks after move-in. - Don’t order anything expensive online. We had several packages go missing, and when we would actually receive packages we would have to either stand outside or in the lobby while someone sifted through the mountain of packages that are just thrown haphazardly in a back room. - Say goodbye to your deposit. We moved out in late July and were assured that we would receive our deposit back within a few weeks. At the time of writing this review, it has been over two months, people have already moved in to our old apartment and we haven’t heard a word from Southern Downs. Believe me, I’ve tried calling, but as mentioned before, no one ever answers. Just today I’ve called five times and every time, I get sent to a voicemail box (which is full anyways, so don’t try leaving one) In summary, if you care about your personal safety, your money, your time, and you’d like to live somewhere where they even pretend to devote half a brain cell to caring about their residents, go anywhere but Southern Downs. I believe that living in a cardboard box on the side of Fair Road might be better than this absolute waste of space called Southern Downs.
They refused to refund me for my 100 dollar deposit despite not having signed any lease with them. These people massively failed to provide us with a healthily maintained unit that would not be health hazard. Do NOT make the mistake of making any payments prior to receiving the unit that you have asked for. Very irresponsible and untrustworthy.
Don’t be fooled by all the amenities they try to offer. The apartments are filled with roaches, bed bugs, and fleas, and when you try to get the managers involved they try to charge you $500 in pest control for bugs that were already present before you moved in. They are shady in the way they do business and it isn’t worth the headache, go somewhere else.
The living experience here at Southern Downs has, by far, been the best apartment living experience I’ve ever had. The staff are very outgoing and make sure you feel at home as much as possible. I have never had to wait very long for maintenance to be done if something happens to break. The staff is always very on top of things to take care of you as a tenant. It’s also within walking distance of Georgia Southern. Would definitely recommend this apartment complex to other people. 10 out of 10!
The staff and management are really friendly and do as much as they can to make sure that their residents are content. I love that they host a lot of community activities (i.e. wine and cheese night, potato bar, taco night). The ONLY reason I give it a 4 instead of a 5 is because of the way things were when I moved in. I was scheduled to move in early and was told that the tenant still living here knew that I was coming but he did not. My room wasn’t set up and my bathroom wasn’t cleaned. Basically, it was hectic and was living for 3 days with the previous tenant who was still moving all of his stuff. But my leasing agent, Nikki, made sure that everything from then on would move very smoothly. Give this place a chance! I love it!
Many problems with this place from bugs to fees. Be very cautious and seek details.
Do not rent here, we have had nothing but trouble from the get go. We were under the impression that my sons would be moving to a nicely remolded apartment but that was not the case. The apartment was already inhabited by a drug dealer and was disgusting. Eventually we got things ironed out but it took a long stressful time. Just when I thought we were on the right track the office staff mess up our payment and add an a late charge when we made a payment before the rent was even due. My son payed his July rent on June 30th online and the payment was excepted and gave a message Payment Pending. After 2 days the money was not deducted from the bank account so my son called Southern Down and was told that the were having trouble with the sight and that it sometime takes more than 2 days but not to worry. My son waited another day and then went to the bank. Bank of America said no attempts had be made to withdraw money from his account. Once again he call Southern Downs and was told not to worry. On the fifth day he was charged a $125 LATE FEE and when he called to ask them to remove the fee they were soooo nasty! I'm sure this is a little trick they do to everyone. Also the roaches are terrible!
Southern Downs is an amazing place to live! It’s close to campus, nice amenities, quite neighbors, and the best rent in Statesboro. The staff is extra friendly and Maintenance is swift and nice! This is the best apartment experience that I’ve ever had!
