Property Ratings at Southern Pines
I lived here for just one year, from about July 2021 to July 2022, and it was a bad experience, for the following reasons: 1) HIGH LEVELS OF CRIMINAL ACTIVITY of which I was a victim twice in just one year. 2) HEAVY ROACH INFESTATION, though I kept my apartment very clean, they were still teeming from walls, baseboards, vents appliances, and I would be disturbed in the night from them crawling across me. While I was there, I did also notice that pest control was a no-show most of the time. 3) FALSE ADVERTISING of non-existent amenities. At the time, they had advertised internet and a pool, but there was no internet (I had to set up my own service), and the pool was always closed. 4) BAD MANAGEMENT AND UNETHICAL BUSINESS PRACTICES. They would happily collect the rent every month but would not actually do their jobs, would not fix anything, would not be reachable, would not take accountability. Also, it took them nearly six months to return my security deposit, and when they finally returned it, there was money missing from it for which they could not come up with a legitimate reason, yet still they tried to keep it, claiming there just wasn't anything they could do about it. Eventually they agreed to return it, but to this day (aprox. 8 months after my move out) they still have not returned it.

I've lived here with my girlfriend for a year and nothing ever gets fixed even if u put in work orders we have a giant hole in our bathroom ceiling that has yet to be fixed our hallway flooded and ruined almost all of our clothes the apartment still smells like toilet water all they did was vacuum the hallway. If u can fine something better go with that choice but don't move to southern pines oh and our closet has black mold to.
The standard cliche is as simple as that with this place. Current resident at the moment. Looking to get out soon. Complex it self is just old. It’s outdated, and there’s truly nothing modern in it. It’s a mixture of the hood and urban living. Kids roam around unsupervised, which isn’t a huge issue until they stop in the middle of the road for no reason and stay there so you can’t move forward. Very annoying. Maintenance is a but chaotic. Things are always breaking bc the place is so old, yet they won’t or can’t properly fix it. It’s a on going issue. It’s a ok place if you’re starting out, or trying to start over, but don’t plan to stay for long. Try try to nickel and dime you as much as they can. There’s (currently) no security. They’ve tried implementing it several times since I’ve been here but it never sticks for whatever reason. My guess is they don’t want to pay the money. The office closes for any reason. Literally. You’ll be lucky to find them open 2 days a week. You always get emails stating office is closing for this reason or that reason. DO NOT GET PACKAGES SENT HERE. They will get stolen. Get Amazon drop box, or friend/relative for them to go to. Mail issue it self finally got fixed. Had no way to get mail for sometime until they built the new mail area up front. Had to get a outside PO Box bc the old mail area just got trashed and ruin. Which leads me to this.. it’s poorly maintained as far as trash. Trash dumpsters will be over flowed and absolutely gross a lot of the time. Trash on the property bc ppl just don’t care how they live. It’s gross. LOUD bangs from time to time.. maybe gun shots or fireworks. Who knows. Basically, don’t move here unless it’s absolutely necessary.
Please do not live here, I am a current resident here and it is awful. I moved here in April 2021 because I was desperate to find a place to live and I thought it was relatively cheap for a one bedroom apartment. My apartment is tiny, everything is either broken or about to break, and there is a ton of bugs and mold everywhere. Maintenance is a joke. If they ever come to fix anything it takes them 2 months to even come by. And when they do, they only fix stuff halfway to the same condition it was before instead of actually full on fixing things. Everything looks nice and clean when you move in, but very soon after, you notice every detail. When I first moved in my stove didn’t work due to a shortage in the outlets (btw only one of the plug ins work on every outlet in the apartment) and maintenance legit asked me if I knew how to unplug and plug the cord back into the wall. Tonight marked 3 days of having our toilet clogged without maintenance coming. We had to drive a half mile to the gas station every time we had to use the bathroom. Our toilet had overflown and flooded the bathroom with tp and poop. We called the emergency maintenance line and he said he’d be there in an hour or so, when 4 hours had past I had been plunging and bleaching the bathroom down because I knew maintenance wasn’t coming. This is the worst place to live, please just pay extra for a better apartment somewhere, live in a shelter, or with family or friends. I wish I would’ve just lived in my car until a better apartment opened up. This is the worst place to live and management doesn’t care because they get paid either way, while we live here and suffer.
The manager is super nice! The complex is pretty clean outside. (Inside is up to you and how you live) but spotless when 1st moved into. The residents here are generally sweet and quiet also which is fantastic. Overall great place!
I’ve lived here for two years and I’ve experienced a range of problems. First of all the maintenance is very lax. Last summer I went well over a week with no air and my apartment was 80°. Next there are rats everywhere and the trash dumpster STINK. Also, I’ve had many leaks that have come from the apartments around me and they took hours to get here. After my garbage disposal got fixed it caused my dishwasher to have water at the bottom and it’s been two weeks since I’ve put in a work order and currently I have MOLD in my dishwasher and they refuse to do anything about it. Please do NOT move here. There’s been multiple cases of gun violence as well. It’s just a really trashy place to live.
I have caught two mice and a field rat in my apartment after living here for 4 months. My toilets are old and broken, my water heater has busted and ruined the hundreds of dollars worth of clothes in my closet, I’ve had to seal off holes myself, rats have eaten through my closet door, the laundry mat has poop in the washing machines, there is mold and trash everywhere. The manager of the property is extremely rude and very unhelpful. I do not recommend living here at all even if you’re at your lowest point
Very horrible I would not recommend nobody it here there are plenty of bugs running around the maintenance is terrible they don’t fix anything when u ask take 6 months for them to come the pools are never open in the summer time for the kids nats be in the apartments very terrible
I have lived here for 2 years. The team is good and they are always friendly and helpful. There are changes that could be made and it seems like they are really doing a great job at making it better. The property is much cleaner than with the old owners and the maintenance guys are great! The new renovated units are looking really nice. Low prices for the area and really close to my job.
My family and I are current residents. My kids can’t even go outside to play. It’s too dangerous. There were gunshots a couple of months ago, many parents don’t watch their children, there’s drugs all through this place, you can’t walk outside your door without the overwhelming smell of marijuana, gang activity, etc. The owner is either ignorant to the deplorable conditions or does not care. My family has stayed sick since moving in. There’s mold in the heating and air units. What’s worse is that you can’t report any of it to the office staff because they will see YOU as a problematic renter.

We have added extra security as well as added new security to live on the property. We are enforcing our 10:00 pm curfew and requiring parents to be responsible for their children. We are aware of the issues that you have mentioned and although it may take a little time we are committed to making Southern Pines a great place to live. It seems you have some maintenance issues and I would love for you to call our corporate office at 864-963-8300 so that we can fix those as soon as possible. I hope to hear from you soon.

I lived here in 2016 until early 2017. At first , the rent price was fine since the neighborhood is shady and the apartments are so old. However , they decided to raise the rent and it was so not worth it for such a crappy place. They had a serious rat problem around the neighborhood and around the dumpsters. Luckily i lived on the second floor but you could see them running around even during the day. Also, no matter how many times I’d call to have my kitchen fumigated due to roaches , the problem never went away. I had to contact my mom to take care of it and it was only in the kitchen area from the moment i moved in. Don’t move here. It’s so not worth it.
Live here currently..... Hate it! BUGS, BUGS, BUGS and MORE BUGS. There is no lights in the rooms you must have lamps. They told me that the day I moved in. I was told when I moved in here that my rent may go up when it was time to renew my lease but no more than $50, well since then there is new owners and my rent is going up $110. I will be paying the same price as the upgraded apartments but have no upgrades. They promise all this stuff that we are supposed to be getting out here but nothing has changed since I've been here as far as amenities go. They playground isn't really anything the kids can play on, the tennis court that they claim to offer is locked and has dumpsters on it, the pools were open for 2 weeks at the beginning of the summer (water was sea-foam green those 2 weeks) they finally got it cleaned 2 weeks before they closed it. People randomly start shooting here at night between 11pm-4am, there are drug deals that happen in the parking lot all times of the day and night. If you leave anything on your patio don't expect it to be there in the morning. Oh, if you live on the bottom floor and the person above you toilet overflows it WILL come down into your bathroom. I wouldn't recommend these apts AT ALL.....
These pictures are very deceiving! It may have looked like this before. But this is not how it looks now. Lets start with the amenities. There is not tennis court. The court has a dumpster in it. There are two pools. However, they have not been opened but two weeks at the beginning of the summer. There is a laundry mat and it may be a clubhouse. They change owners frequently. The new owners as of 2018, or the property manager, did not introduce herself. She changed the parking rules. There are two elderly woman in the office that does not have a clue. They lack communication with each other. It is close to Business 85. It is cheap. They do have free wifi that everyone uses. It does go out from time to time. If you are looking for something AFFORDABLE for a short period of time then this is the place. If you are looking for a home, please keep looking.
Very unorganized and unprofessional. Also we came to view the apartment three times to get an idea of the size and cleanliness. Each time their was an excuse.
I have lived here 2 years consecutively, mostly due to circumstance. First off, the staff that I have encountered and had business with are very polite and nice. The reason I'm giving this complex so low of a score is because of the lack of appearance , up keep on the grounds, landscaping, and apartments. There has been a rain gutter hanging half way off the side of one of the buildings for 3 months now and nothing has been done about it. Grass cutting is very sparingly done. The hedges are NEVER TRIMMED. The parking lots are consistently full of paper, fast food bags, garbage, etc. The one thing that bothers me the most is the trash drop off. I can't make this up, there are literally rats scurrying about around the trash drop off. Not cute little white mice you see in a pet store, but full on New York Subway rats! Garbage lying all around the dumpster (mostly due to lazy residents not properly disposing of their garbage). The mail gazebo is always full of clutter and cobwebs. One thing is for sure. Looks can be deceiving. They make sure the front office landscaping is properly manacured with trimmed hedges and beautiful flower beds. Nice modern windows and paint. But the apartments on the other hand, are extremely dated and don't look anything close to the front office. So all in all, if you have no other option sure this may be an option for you as it was for me (I'm moving soon). But if you can afford another place , please do so.
Not recommended. Pools are not maintained well.tennis courts are in bad shape. Play ground is in disrepair.fitness center has more broken equipment than operating. Sidewalks in some places flood with each rain and reporting this gets nothing done. Manager is rude and unfriendly, she acts like she is to busy to be bothered with residents needs
The price is cheap and for that you get what you pay for. The administration is HORRIBLE. Don't let them fool you and say that "we have experienced all new maintenance and administration turnover" to try to say all problems were on prior workers and everything is great now. They don't do anything for you. I had a broken refrigerator and no A/C for the entire duration of my lease. BOTH pools were broken the ENTIRE summer. My room was 98 most days and these people could care less. The administration answers no complaints and if you go in person they say "sorry property turnover of employees and your request must have been lost." Avoid this place. The owners are criminals. Everything sucks here. The gym is a joke, the internet is horrible, the employees are all rude. Live somewhere else.
I lived there for a year and from the first day it was nothing but problem and stress! I had a bug problem that I told them about from day 1 after months of complaining and tons of different pest services and many many nites of not staying there they finally moved me. I was scared to take all of my stuff because of the bug issue and left something until they were sure that the building was clear of bugs. Someone from maintenance stole from me....I moved out and back to PA and just took a loss on everything after 3 months of them moving me. They are terrible people the office staff is rude and ALWAYS changing. Honestly the worst experience of my life!!! wish I could go back and just leave the first day I moved in. I was scared to take a loss but ended up losing so much more!
Every time we turn on the A/C, the apartment reeks of weed to the point that it gives me a headache. I've complained repeatedly but they just tell me to politely ask my neighbors to stop smoking, but I have no idea which neighbor to even approach. The internet always cuts out at least 5-6 times a day and sometimes for hours or days at a time, so if the free internet is a selling point to you, don't listen when they tell you how fast/reliable it is, because they're lying. The pool has been closed almost all summer because they don't know how to maintain it. They work with a towing company that is run by criminals, so there's a 99% chance your car will get towed without warning. DON'T MOVE IN HERE. We thought it would be worth it to save money but it 100%, without a doubt, IS NOT. I can't wait to move out next year.
Iv been here 6 months, from day one Iwas moved under a peraon with 2 dogs and Iwas nevere asked or told about this. And now my car gets towed because my tag was expired, I am a resident but that doesn't matter. Beware of this place its old and the buildings creek for no reason.
Where can I begin on how horrible and unprofessional they are. First of all I've been trying to get feedback on an apartment and no one seems to know what is going on in this office. They DO NOT communicate with future residents on documents. They lost my paperwork and other important information regarding my application but obviously finding my application fee was more important. Even the manager is completely clueless. A huge miscommunication between who actually works there and the "personnel" that is get filling in. Horrible. Horrible customer service and poor communication. I do not recommend this apartment to anyone.
I have lived here for about 9 months now and havent had any problems..Maintenance is great and the ladies in the office are nice
ive lived here a year and i have had all kinds of problems. they screwed up my rent several times, the neighborhood sketchy, and also they have a very bad a bug and roach problem and recently they went up on my rent and go up on it every year you live here.
