Property Ratings at Southern Stove Lofts
I saw all the bad reviews and thought “how bad can it be”. The answer is BAD! I had a place on the top floor of the building. The AC units are so loud that it would often keep me from sleeping. Sometimes the noises would be so ear splitting I would have to leave. On two occasions the AC units were shaking so badly we had cups fall and break. The maintenance team couldn’t do anything about it. They only suggested I pay to have the ceiling insulated. That brings me to my next point. No real ceiling, so lots of roof noise and LEAKS! The entire time we were there we had different roof leaks, on my couch, carpet, bed, and kitchen. It just kept happening, and it took them almost three months to actually deal with any of them. It got to the point where I had actually slipped when there was a 3 by 4 puddle going across my hallway. It also caused our floor boards and baseboards to rot. The air handle wasn’t installed properly, so every once in a while our apartment would have a back up of sewer gas. So imagine that smell. I originally thought it was a gas line backup and when I voiced that concern I was very rudely told there was no gas to our building. My toilet leaked for two weeks and when I asked if I could be compensated for my extra water (mind you the bill was almost 20 dollars more - it was a LARGE leak) they refused. Also they showed up at my door at 7:30 am and just came into my bedroom WHILE I WAS SLEEPING. Pool was nasty, gym was almost totally broken, and legit blood, poop, and pee constantly found in elevators. Internet wouldn’t reach bedrooms bc it was so weak. Hated every second of it. Both my roommate and I left almost two month early because of how terrible this place was. Water pressure was also terrible and the water tasted terrible. Please do not live here!
Southern Stove Lofts advertises "free" wifi, but requires you to buy a router for around $100 to access it, and then when you do, the connection is so slow you are basically forced to pay more and upgrade. The building is cold and filthy, I already had maintenance issues upon moving in. The fan makes LOUD creaking noises when you turn it on (it also takes over 60 seconds to start) and I was told they couldn't fix this, so I essentially cannot use it. Additionally, the noise pollution in this entire place is terrible. You can vividly hear the trains, neighbors, dogs, people talking, water going thru pipes, et cetera. It is virtually impossible to get a moment's peace here.
Southern Stove Lofts are convenient to yummy places to eat, WholeFoods, Starbucks and Lee’s Fried Chicken and public transportation! I moved here about three months ago from out of state and the staff including maintenance ( very responsive to maintenance requests) are friendly and professional. Florence, Rebekah and Noah are amazing! Thanks for the warm welcome to Richmond!
I have only just moved in but every step in the process but poorly managed and communicated. The people who work here might as well be 3rd graders with the amount of assistance they can give you.
Do NOT move into this building if you use the internet. Southern Stove Lofts does not deserve a single tenant while AmTech is the ISP in the building. I read the reviews and said it can't be that bad, but I implore you to trust that it is indeed that bad. Bottom line: AmTech is the ISP in this building, they aren't a real ISP, they're a shell that contracts out everything to the lowest bidder. Look them up before you sign anything and read the reviews. You will not have reliable internet while you live here. Don't let them tell you it's a router issue, it's not a you issue, Amtech provides horrible service with zero accountability from the apartment complex. These are two separate issues, AmTech provides horrible service and no support while Southern Stove Lofts will not hold them accountable for that horrible service. Working from home during the pandemic has been a nightmare with weekly outages. If your internet goes down, you can only call support between 8AM-5PM, and when they say it will be 24 hours before you hear back, they mean it. Our internet went hard down and we were told someone couldn't look at it for SIX days. Southern Stove Lofts will say it is out of their hands, that is just because AmTech is the cheap option they can advertise included internet with while maintaining profit, all without holding themselves or AmTech accountable in any way for any of the infinite issues you will have. tldr: Southern Stove Lofts doesn't deserve you as long as they disrespect their tenants with this internet provider.
I can't rate them zero stars, so I have to put one star but that's giving them too much credit. Since day one of subleasing from this company I had a terrible vibe from them. I ended up signing a year lease once my sublease contract was ending and I had just moved in the month before. I never received a new written copy of the lease which I found very odd. A month or so later, after asking twice via phone and email and being told "we'll have it right to you", I went in person and wouldn't you know it, they didn't even have an updated lease for me on file and I had already been there for 2 months on my own lease. Very odd and off-putting since i'm giving these people a lot of money each month. Next, since I was subleasing for a month I ended up just venmoing the previous tenant money until I went on my own lease the following month. Wellllll even up to 4 months after I was for my own lease, they STILL had the previous tenant on the water bill. You got that right, I had been on my own lease for 4 months and they STILL never changed it until I refused to leave their office until I had proof it had been changed. Don't worry, I had went in every month before that to let them know to change the bill to my name and they clearly could never get it correct. Again, very disheartening. Oh did I mention we didn't have water in the building on multiple occasions for days at a time. Don't worry, they gave us all 3 gallons of water just in case we needed to use the bathroom and drink anything. Oh yeah, don't you dare ask them about fixing the call boxes! How dare anyone ask them to fix something that is broken on their property which they offer as an amenity. And don't let them fool you, the screens light up but they don't work. Don't even get me started on the elevators. The buttons on the second floor (which is to the back of the building and has the largest parking area) stopped working at the end of February and they weren't fixed until I moved out at the end of May. Poor guy that lives in the building who has to walk with crutches always struggled. Makes me sick to think about still. From one decent person to another, I do not recommend renting from this company at Southern Stove Lofts or any of their other properties.
Some of the issues my roommate and I had during our 1 year lease at Southern Stove... - we were without RUNNING WATER for at least 2 days straight, twice!!! - if you have any issues besides an HVAC issue, it takes forever to get resolved. For example, my bathroom light burned out and there was no way to get the cover off (keep in mind there are no windows or natural light in the bathroom) and it took almost 3 weeks for them to fix - the walls are paper thin, you can literally hear everything everyone above, below and beside you are saying - the lights in the apartment provide as much light as a child's bedside night-light Now, upon move-out, we were charged $900 worth of move-out charges; mainly due to "door damage," which led them to need to refinish 4 or 5 doors. TAKE DETAILED PICTURES OF EVERY DAMAGED INCH OF APARTMENT UPON MOVE-IN. After asking about the charges multiple times, I received pictures of the damages a month after moving out and all of the damages were there when we moved in. Bottom line, you can find a much nicer apartment for the same price elsewhere. Please don't give this place your money.
Overpriced, Horrible Management. So many problems where do I start? There is a literal motorcycle parked in the hallway across from my door. Was told I could make copies of my keys when I moved in, tried four different places and none worked. When I finally confronted management, they told me that we are not able to copy keys. A lot of classic bait and switch, when I moved in they told me one thing, come to find out that reality is the exact opposite. They do not maintain the property well. Hot tub has never worked, the gym is full of broken-down equipment, etc. They have been saying they are under renovation for two years now. Smells like weed all of the time. Can hear each neighbor... LOUDLY. ZERO water pressure. No sense of community. My girlfriend has an old, non-violent felony on her record and after taking her money when she applied as a tenant -- NOT LEASEHOLDER -- on MY lease, was rejected which is INTERESTING since we personally know at least 8 leaseholders in the building who have multiple felonies.
The physical apartments themselves are really nice, in great shape and are a decent price, but you have to be willing to put up with management that has no idea what they are doing and are completely unorganized and maintenance that take forever and doesn't do a great job. I have lived in this complex for three years, and have seen about 20 new employees come through. The team changes so quickly once you find someone who actually is decent at the job and listens to your requests they are gone the next week. They are constantly "losing" information, and if you call into the office with a simple question, EVERY TIME they never have the answer and have to "call back" to let you know. I say this with quotations because they NEVER call back. On top of this, we have had maintenance steal from our apartment but had no proof so the office did nothing. We had them come in to fix our bath and they ended up flooding the whole apartment and doing damage to our carpet because they didn't fix something the right way. They have no idea what they are doing, are likely paid extremely poorly as well so they don't even care about doing a good job or working quickly. Basically anything but an AC issue takes about a month to get resolved, and they refuse to give you a discount on it because it isn't that important. They have no concern about keeping their good residents around, and let serious dirtbags move into the building. You end up feeling like a jerk after how often you complain, but you are complaining about such basic things you should be getting for what you are paying that it all just ends up being extremely ridiculous. Overall I WOULD NOT MOVE HERE if I were you. Until this apartment can even hold a consistent management staff for longer than a month, I wouldn't waste your time and money. If you do decide that you want to give it a shot, you better hope there isn't anything that you need fixed, otherwise you'll be waiting around for maintenance who will probably never show up....
Giving this community 1 star is being generous. The staff puts on a smile when you walk in, but behind those smiles is nothing. The apartments look nice but were so cheaply made its laughable. 0 insulation in the apartments so expect very high electric bills. They advertise high speed Internet and cable included, well its a higher speed than when dial up first came out, but dont expect much more. And the cable, well if you want more than 3 channels that you can sometimes see clearly, budget to upgrade to satellite tv (your only option). The hallways always smell like pot, and when I complained about this to the office their response was always "well theres not much we can do." Like other reviews said, the noise is absurd between apartments. I lived here for two years and was woken up to late night activities of my neighbors more than I care to (good for them for getting some?). Our upstairs neighbors were rude and loud and the final straw for us. Loud at all hours of the night and the office couldnt care less, they were getting their rent!. When we first moved in the grounds were always well kept and clean, that ended about a year ago. The "secured" parking, was a gate that broke so often they just gave up on. Several cars were broken into in the parking lot, which of course no resident would know about since management was not helpful (noticing a trend?) and the only reason I knew about it was from seeing the police outside when I left to go to work. While on the topic of the parking lot, hope you are ready for dings and scratches! The spots are so small, you cant park in most of them and expect to be able to open your doors without hitting another car. Bottom line, get away. Don't be fooled by the nice pictures (that are years old). Don't let the fake reviews on here and other sites trick you. They no longer have a spot to share reviews on facebook (wonder why?). There are far better places to spend your money in the neighborhood. Once Whole Foods is in and other apartments come to the area, Southern Stove will need to make some big changes, but my guess is the management couldnt care less about that, since they will all be long gone by then! The ONLY positive thing I can say about this community is that they didnt raise our rent after year one (only reason we stayed) and after our 2nd year we could have stayed for $25 more a month. Not worth it.
SS has a unique urban style with brick walls and high ceilings. Every apartment layout is different so it's hard to get an idea of what you are getting unless you are able to see your actual apartment. The appliances work well, maintenance is nice and respond pretty quickly depending on the time of day, and leasing staff are nice. The walls are EXTREMELY thin - I could hear full conversations and even phones vibrating. Nice location close to VCU, The Diamond, Hardywood and others places. Great for students and first apartments but not so much for long term, hearing the lives of others and smelling marijuana every night gets old. It's been a great experience living here, but its time to move on!

Thank you for your response about Southern Stove Lofts. First of all I want to apologize for the late response, but I would like to thank you for the nice rating. I am sorry that you experienced the thin walls, that is an unfortunate aspect of creating a new space out of a historic building. We do however take strides to prevent hearing your neighbors by asking that all of our residents abide by the quiet hours and try to pad the flooring around furniture. Our Management Team takes drug offences very seriously and tries to stay on top of it, but can only investigate if we are told about it by our residents or if we notice it during our walk throughs. The building itself is nice, and the apartments are decent to look at (less so to live in). Here are some key points: 1. Washer and dryer are good enough. Nothing fancy, but not awful. 2. Most floorplans are decent, although some are very oddly laid out. 3. Appliances work alright most of the time but are slowly getting worse. When (not if) one or more appliances stop working, maintenance will bandaid them, and the problem will come back. They are not willing to replace anything, even if it means they are here every week fixing the same problem. 4. One of my two bathrooms has a trickle of water pressure and both are poorly lit and have tiny sinks. 5. The lighting in every area except the kitchen is awful (one bedroom has a tiny sconce, the other bedroom and the living have no installed fixtures at all. 6. "High speed internet" and "cable" are a sham. 7. Some units have great windows, and just as many have poor windows and little to no natural light. 8. The building was renovated in 2007-08, and the age is starting to show. Unless some major changes are made in the next year or so, these apartments shouldn't be sold as "luxury." 9. There are much better choices in the area, in the same price range, and I should've not picked a place so quickly. Lesson learned. And for some in-depth details: The included "internet and cable" is a joke, and you are lucky to load a webpage on a Friday night when everyone is trying to stream Netflix. This is when using my own, brand new router plugged into a cat 5 jack in my unit. The "community wifi" is completely nonfunctional, regardless of time of day. If you rely on the internet for work at all, stay away. If you hope to stream full HD (or 4K), stay away. 2-3mbps down may have been alright when the building first opened, but in 2016 it's horrendous. Note: That speed is during down-times; during peak hours you can expect less than 1mbps. I've spoken with the management about this, and there are no plans to change or upgrade the internet any time soon. There is no alternative for the internet because the building management won't work with Comcast to provide services, despite being told before signing my lease that I was able to get Comcast. As far as the cable, when I plugged my tv into the coax (as directed), I got 2 channels; both were fuzzy and inaudible. You can "upgrade" your Directv package, but you pay full price - the tier included in your rent cannot be applied to your own Directv package.

These updates include: upgrading the internet and the community room to improve our resident's experience with us. As to your other concerns, we are always trying to make strides and improve our buildings as we can. Since we are a historic building, we offer many layouts that have different light options, but will gladly help someone find a layout with more natural light if requested. the apartments are spacious , but they have no actual windows. Only airflow is through the air conditioning and heating vents . More of a natural feel to them .

I love loft style apartments so I have been searching for awhile, and I must say that I absolutely love this apartment complex. The layout is beautiful, and the exposed brick and beams are stunning. I would love to live in an apartment like this. The pool caught my eye too! Everything looks historic, unique, and homey all in one. Great pictures!
