La Vista is a small suburban community just 15 minutes south of downtown Omaha. La Vista is almost entirely residential, consisting of charming neighborhoods full of modern and preserved mid-century homes. Numerous public parks and community sports facilities round out the town, giving the city a lush, green backdrop. Small-town charm runs deep here, and the community values shopping local, but large retail centers like Southport Plaza provide more shopping and dining destinations. Residents of La Vista enjoy a peaceful city with a friendly atmosphere, making it a popular community for folks who work in Omaha but prefer a more tranquil home environment. Renters have a variety of apartments ranging from low to mid-rise styles.

Property Ratings at Southfield
This place doesn’t even deserve a 1. They are very rude and unprofessional, they don’t answer the phones..EVER. Since Tricia has became the manager these last few years they no longer have a leasing office on property. Things have gone down hill extremely bad including maintenance since they changed management. No matter how long you have been there and never been late on rent they will not renew your lease. It happened to 3 other people alone in my building and a few other family’s. Don’t let the cheap price get you sucked in because after your lease you will be without a place to live with your family and 30 days to find something new, it’s truly a terrible heartless company, they own and manage multiple buildings so look into it before you sign that lease
This property is a joke I recommend not moving in because after a year they make you go month-to-month and will give you a nonrenewal lease out of nowhere and give you 30 days to move out beware read paragraph six off your lease before signing anything it happened to multiple of us living here and that is why they have so many apartments available they never fix anything in your home it takes weeks to get in touch to reach someone or even receive a phone call back. It’s a shame because the apartments are nice but the management is trash and they have no care for single mothers with kids they will put you out on the streets quickly without any remorse. I currently have a lawsuit against them for what they have done to my children and I.
My small family and I moved in approx July 2018. Very spacious place and the area is pleasant. Parking can sometimes be tricky at night depending on your building, but that’s apartment living and to be expected. There is SO much space for storage, and and the layout makes it easy to maintain (i have very young children and this is a huge help). Maintenance is very responsive and respectful, and management has been easy to work with. I’ve lived in several places in the past few years (due to health hazards or sq ft, etd) near the area and this, by far has worked the best.
Moved in 3 1/2 years ago & this complex used to be so clean, quiet & peaceful. Management changed a few times & it's gone so downhill. Don't let the income guidelines fool you. There are so many tenants with brand-spanking-new vehicles that somehow qualify to live here. The adults in in the 3-bedroom apartments do not abide by any rules whatsoever of watching their "children", let alone respecting other tenants in the building with keeping the noise level at a respectful level. Management makes it clear that they want YOU as a tenant to be vigilant of criminal / unauthorized activity & to report it to them. If you want to get away with low rent regardless of your income & having unauthorized pets, enjoy making noise then this place is for you!
We recently moved here. We are paying OVER $250 in utilities per month- i was told it waould be around $125- not even close. Youre charged 3 different bills. Gas, electric, and water. The water bill does NOT go off your usage. The management divides it amongst the tenants, so you will no doubt be paying for someone else to use the water, even if you are conservative. We are even charged $7 a month for trash and there is only one set of dumpsters that every complex has to share- takes a good 5-10 minutes to take the trash out because you have to walk angood bit. Parking is iffy. Cops have been here 4 times so far that we’ve seen in the last two months. Also expect to have them in your home routinely and spraying for ‘pests’. So be prepared to constantly remove all items from cupboards and rearrange to cover items with sheets, as they instruct- they will give less than 24 hours notice for this, too. ***do your research because we were not informed of these things and only told some specifics when we signed the lease upon move in when we were already moved out of our other place.
I have lived at Southfield for 8 years. In the past year they started charging for water. Every month my bill goes up and they base it off your square footage and how many people live with you. So in all reality I am paying someone else's water. How is that fair to divide it on your square footage because we don't have water meters. I thought when I moved in these were supposed to be low income apartments. For what any body pays here you could go buy a house. A water bill in a house is not this expensive. When your a single parent and trying to make a living and you open this bill every month and your in shock! You try to call the office to talk to the apartment manager and you can never get ahold of anyone.
I have lived at my apartment for 3 years. Its a very friendly community. The staff is wonderful and always prompt if anything needs attention. I enjoy living here and hope to for a long time! :)
