Property Ratings at Southfield
These apartments are the best ones I've had so far, and I've been here for almost three years. Maintenance has been friendly, professional, and quick on their work orders, and before I even moved in they were transparent about their facilities, showed me the one I am going to get, and told me what was wrong before I moved in and fixed it that same week they showed it before I moved in. There is a couple downsides to this area, but it's not relative to them. You'll need a vehicle, for there is no sidewalks, and stores are a bit away on foot. That being said, I'd highly recommend these apartments due to their management transparency and reasonable cost, and with having a vehicle would make this all the more better. -K.S.
My apartment is really nice. I’ve been here for about 6 months and want to renew my lease for another 12. I’ve had a few neighbors come and go and they always seem nice. Having a washer and dryer is a life saver with kid-os. Paying rent online is super easy too.
This a great complex on the SE part of Wichita. Good prices and good management. They are always out fixing stuff and keeping it nice.

The only good thing about this apartment complex is that they're affordable. Although most of them are now "renovated" (new carpet, door, a fresh coat of paint), they're still old and has numerous issues. During the winter months, expect your electric bill to be uncontrollable high due to the fact that the walls are not properly insulated. Garbage collection is another prominent issue, which also contributes to an abundance of flies during the summer months. The walls in the apartment that I had was infested with insects and when I notified management of the issue; it was pretty much swept under the rug. The complex doesn't have a receptionist, thus making it almost impossible to report your complaints. The best time to have your issues heard is on the first of the month, when rent is due. Also, please make sure that you take pictures and make a video of the original condition of the apartment. If not, they'll deduct fees from your security deposit to cover miscellaneous tasks that they should take care of. The most popular one is carpet cleaning, regardless of whether or not you cleaned it thoroughly before leaving. Management can be a bit rude at times, they answer the phone if you continuously call and are usually reluctant to return your calls (regardless of if you left a voice message). If I were you, i would take my business elsewhere, perhaps to a company that appreciates your business!
I have lived here for 3 years now. The rent is affordable and the units have washers and dryers which makes it very convenient. The brothers that run the apartments are very nice people. They even fixed my curtain rods at no cost when I had no one to help me put them up! They are always on the look out for security reasons too. This is the best place I have lived in Wichita area.
This place was good. No issues with the landlord or my neighbors. Had to move early for work and the office was very cool about it. If im back in Wichita Id live here again. THANKS
This place was perfect for me and my kids. It was near my work so I really liked that. Having laundry in my apartment was a huge bonus. Over a period of 2 years I had a few maintenance issues but they fixed it pretty quick. When I moved out they were updating the complex with new windows and doors. Best thing I can say is I got my WHOLE deposit back!!
Only been here 11 months and the washer broke 3 times. The dryer takes 3 hours to dry a normal size load. Wanna take a bath? Nope the water literally drains as its filling up. Not to mention it was 100 degrees out and our AC went out on us. We called multiple number and no one answered for over two hours including the emergency number. Sink clogged up when all we did was brush our teeth in it. All three closet doors came off the tracks even when we were gentle about sliding them. The way the larger bedroom is laid out it is where the sun beams the most causing it to be the hottest room in the house. All the carpets were stained and holes in the doors and walls. Fridge leaks this brown fluid even after cleaning it multiple times. The walls are so thin that you can hear everything and can't even hang a picture up because the material in the walls is so this and grainy.had to replace bulbs in all the rooms twice not sure why. Worst place I've ever lived can't wait to get out. Moving somewhere much nicer
large apartments with washer & dryer in unit.. but the walls are way to thin.. can hear neighbors conversations,.since the neighbors moved in upstairs i am lucky if i can get a full hour uninterupted sleep before they wake me up with all their noise.etc..also the apartments could use some updating.. when its windy out the curtains move cause the air comes in from the window seals... tried putting tape around seals but air still comes in. the vents could use some cleaning out. put filters over them & fills with dust real quick. just have lots of things that could be fixed or updated.. put the problems on my move in sheet but they never bothered to come fix or look.. this time next year i will not be living at these apartments, almost have enough saved up for deposit on other place.
lived here for over a year..staff is friendly,maintenance is great & the convience to shopping places & work is great.. unfortunately the new neighbors that moved above me are very loud, when asked them to turn down the noise they turn up the noise, very inconsiderate people.. so i got to look for new place to live cause i cant even enjoy reading a book anymore due to the racket above. But this is a nice place to live if you have decent neighbors.
