Me and my best friend have lived in this apartment for the last year and it was definitely the best place we have lived so far! We had to move out due to my job taking me out of the state or else we would've stayed. The staff is amazing and makes sure you are taken care of. The amenities served their purpose very well and was never too crowded to use. Maintenance requests were completed in an efficient time frame and we rarely had issues with things working. The location is great, super quiet complex and close to lots of things. Easy to get on and off the highway. Would highly recommend to anyone, will miss this place!

We have lived in these apartments for less than 6 months & we have had so many accidents happen since- 3 of them being within the past 2 months. Sadly our car got broken into this past week along with EIGHT other cars & STILL the front office/owner decided to do nothing for our safety as residents. They have cameras but the cameras don’t face the way our car was parked. We will not be leasing from here again & found a new great complex for next year! I went to the extent of trying to speak with the owner Robbie, i contacted her via email asking to have a phone meeting & she couldn’t even do that. Needless to say their customer service is non existent. i have been in customer service for plenty of years now & know this is something that can be done but they don’t care enough to do so. i also know they have offered half off prices for a garage for X amount of months but not on rent. UPDATE: After getting permission from the manager & the owner we could have 10 extra days to pay rent. Unfortunately on saturday we received an eviction letter from them, & they took out our credit that we had. With all this being said, the communication is absolutely nonexistent here.

Yes, it is sad when any type of crime happens. Unfortunately, crime can happen anywhere, including the new complex you will be moving to. We do have security gates and Cameras, but these criminals are really good at dodging them. There were 2 other complexes that had the same thing happen to them the same night. Fortunately, The police did make an arrest and some of the items that were stolen were recovered. The Manager did offer you some solutions and you emailed the Regional manager. You didnt like what they offered. Everyone must lock their car doors and not leave valuables in their vehicles, especially in plain sight. We do wish you the best at your new community. But, while you are still here with us if you need anything please reach out to the onsite personnel. They will be more than happy to take care of you.
I’ve lived here a little over a year and half now and I’ve had a great experience here. Very safe, quiet, and clean community. The office staff are always very nice and Nicole the manager is very professional. When submitting a Maintenance request it always gets done the same day. Highly recommend!

I have been in contact with apt for a few months because I knew it was a beautiful, new complex. Day one- move in... professional, personable staff. Had all paperwork ready for me, very detailed move in pkg. Kara and Nicole... top notch customer service!!!
I was reading these reviews and I have lived here 6 months or so and let me tell some things. The staff actually does care yes they do. I was in a severe motorcycle accident a couple months ago and in a coma and was out of work 2 months and just moved to Texas after a divorce and no I don’t have a huge bank account but make good money, I have not paid on time 2 months in a row and yes there are late fees of course but they UNDERSTAND and work with you if you communicate, next yes there are bugs but this is Texas and there is a pond out back and it’s a nice pond but they attract bugs. Trash come 5 days a week. I mean come on you just set it outside your door , only complaint is noise and have complained but still happens but it’s not anyone’s fault. It’s the people upstairs and it’s the way the building is designed I can hear there steps like there jumping and I work nights so it’s hard to sleep at certain hours. That’s my ONLY complaint. Very good mail and package service too. I never write reviews but wanted to leave a nice one.

These are the worst apartments in Pearland or Manvel. The parking is a joke. They have no security no security cameras management is a joke. Feels like u live in an apartment that’s on fondren in Houston that just looks good on the outside. Spiders ants roaches and the plumbing is terrible. Do not move here! The new management is worse than the old management.

I was a resident here in the last year. The recent changes to management and staff have been EXTRAORDINARILY improved with regard to Resident Care, Communication, and just overall competence. The apartments themselves have always been great, everything functions as it should and the location to affordability is perfect.
Absolutely amazing community. Spacious and Beautiful floor plans with great amenities! The staff are always great, super helpful & attentive. Plus I couldn't ask for a better location near all the great food and shopping Pearland has to offer. Definitely make the right move and come home to Southfork Lake Apartments !
If I could leave a zero star review I would be doing so. I have tried to allow the apartment's management to fix the situation, but it appears they are not concerned enough to resolve the problem. Our entire apartment currently reeks of cigarette smoke due to poor building design. Whether it is poor ventilation or bad structure, the fact of the matter is that our apartment and all of it's contents have been ruined due to someone else smoking inside their apartment. When we realized that everything we owned had started to reek from the putrid scent, my husband contacted management as soon as they were available. The odor is so strong that I began to have an allergic reaction to my own apartment. The management stated they were going to "bomb" the apartment and attempt to fix the situation. This "bombing" did nothing but add another scent to the mix of stench. We currently are having to stay with family members that live 45 minutes away due to the health concerns this situation is putting us in. We will be doing everything in our well being to remove ourselves from this apartment complex and will be making anyone we know aware of the situation they are putting us through. I am so disgusted at how they are so unconcerned for the situation we have been dealt.

We moved here in July and wish we had never fell for this place! If we could relett and move to another apartment home in area we would. Management sucks and the office staff is incompetent, well everyone except for Justin! They are consistently creating ridiculous rules after people have signed their leases, they are slow to fix things, and are a complete rip-off for the amount of money we pay. Oh yeah did I add that the concierge & trash service is a joke?! At this point we are so glad to that we can put in our notice soon and get out of here!

Regarding the rules, we think you must be referring to parking in the circle in front of our leasing office. That parking is reserved for prospects since they cannot enter through the gates! Never has the saying "Looks can be deceiving" been more true. This is the most poorly managed property to exist. Everyone that lives here is completely unsatisfied with every aspect of this facility. Management will completely lie to your face and tell you what you wish to hear at that moment only to comfort you for the time being. Brand new apartment building and among having ants, spiders and roaches for the first month and my children completely bitten up from head to toe, to the washing machine being broken and then coming home to a flooded apartment becasue the water heater broke this is the WORST place. Management is careless, heartless and corporate is not any better. Just when you think you can call corporate for assistance and help all they say is we will let you out of your lease with no penalities. TERRIBLE. Speaking for almost all of the community here. Save your pennies and move somewhere else
I wish I would have never moved to this apartment complex. I have been living here for 5 months, and so far I am not impressed. There are bugs everywhere in the apartment complex, and it's starting to become a problem. The staff was informed about this multiple times but nothing has been done about it yet. Also, you have to do your own maintenance, because every request you turn in will take about 2 weeks. When maintenance does decide to show up, they just walk into your apartment without giving any notice. I pay way to much money for the poor service that I receive. When I moved in I was told that everything would be completed in two weeks, such as the gym, pool, and mailbox etc. I just now received my mailbox keys, there are no computers or printers available, and I'm still waiting on my water bill. The community is supposed to be gated but the gate is always open and not working. Make sure you look at other apartments before deciding to move here.
