There are better apartments for way better prices. This is a small, raggedy apartment complex. They don’t fix anything. I’ve had 6 requests from when I moved in in July. They are still pending. I still don’t have a mailbox key. The washer and dryers that are provided are old, small, and stink. The fridges don’t have a waterline hook up, so there’s no ice maker, but they provide you with fridges with icemakers that take up most of the room. The floors are warped and scratched up. My counters were dirty and chipped. They do not look like the.model or pictures I was shown. Very unsatisfied.

Don’t waste your time. I’ve been LIVING here for 2-3 WEEKS but I’ve paid rent 3x now and early for that matter. Maintenance continuously marks the work orders as complete. I come home it’s still not fixed. I call the office they say “I’ll talk to them” nothing happens. I put in another work order 2 days later and they replace what they said was originally fixed. They turned my AC on left it on (it was on all day while I was at work I haven’t used the AC since I’ve moved in. How do you think I noticed it was on) and left a mess in my apartment (I have pics and videos) not even a full week after I paid for a cleaning service to come. I asked to get reimbursed for the cleaning service. EVERYONE in the office says they’ll get with the property and/or regional manager and she doesn’t call me back. I went to the office three times and she refuses to see me. I called the regional management location and left a message and no one has gotten back to me. They can’t resolve a $102 fix but I the lease says if you miss rent they don’t have to give you notice and can just serve you the eviction or a warrant….. they all say “we apologize” well I can’t pay my bills or clean my apartment with an apology, can I?

New management does not care about the current residents that have been living there for 5+ years. Nickle and diming every dollar out of you. Does not care about fixing major issues such as water damage and mold. Will not communicate properly about anything. DO NOT RENT HERE.

If I could, I would give this apartment zero stars. It is filthy and disgusting. Put in maintenance requests my very first day here and they conveniently cancelled them and said “nothing is wrong”. This property needs to be shut down because the owners do not know how to properly take care of anything. The office staff are rude and disrespectful.

I’ve lived here for a year and the apartment is great but the management is horrible. They’ve gotten quite a few different employees and managers in the past year and no one EVER answers the phone. Even when I was still looking for a place to live I had to literally come here on my lunch break and talk to someone in person to even get an apartment. When I finally got the apartment, they pushed my move in date back twice. Once I got in the apartment, I absolutely loved it but then started to notice HUGE Tree Roaches coming into my home during the summer time…The sent the pest control guy to spray a couple of times and it help kill them but didn’t keep them out. I have multiple plugs in the house that won’t work and still to this day they haven’t fixed them, and anytime I need something serviced, it takes them so many weeks to do it. And again, they don’t answer the phone at all. Oh and now I’m getting charged an extra $350 a month for rent and it’s not even worth what I’m paying now…..like I said, I love my apartment but it’s not worth the pay at all.
I've lived here since 2000 and I really like my home. Not having a garage is the only thing I would like to change but it's not enough of an issue to make me want to move. The grounds are always kept up and the buildings themselves. In my opinion for the price you couldn't ask for a better place to live.
I love living in this apartment complex where you are a Stones throw of downtown but feel like you are in the country. Surrounded by mature trees, walking distance to Pearcy Priest Lake and Nashville Shores. Two pools, resident office space, gym, great walking area. It just about has it all.
My apartment was well maintained and clean. The community is quiet and the common areas are maintained as well.

After living here for one month, we have had numerous issues that the management is aware of. After staying persistent the assistant managers write you off and are extremely rude and arrogant. NO one should even consider living here unless you enjoy water damage, mold, nothing getting fixed, spiders, and appliances breaking.

The actual apartment looks nothing like the photos they uploaded to apartments.com This is my 3rd week here and there was a shooting in the building across from mine. The finishes are dated and falling apart so I took several pictures to document so I can get my deposit back. The office people are rude and ignorant. They just make policy up right over the phone. I looked into their policy and the straight lied to me. Bugs and stains everywhere. Definitely false advertising on here.

The grounds are lovely with blooming trees of all varieties during the spring and beautiful fall foliage. All of the apartments have lots of natural light and roomy patios/balconies. The bedrooms are roomy and, if you like a real fireplace in the wintertime, those are available. It is a quiet, safe place to live.

Don’t rent here unless you have no other option. Apartment was filthy and disgusting on move in date. Had to call the office to come clean it before I could move in. They still half way cleaned. Complained about mold in bathroom especially tub/shower 3 time before they came scrapped it of the grout and put cocking on top of it. They will show you a decent apt when you come to look and then you end up getting a piece of crap not worth what they are charging. Tons of stray cats because office won’t tell people to stop feeding them, I have counted 7 different cats around my building alone. Pretty sure they don’t actually have a groundskeeper because there is always trash everywhere. Things that THEY wrote down as broken or needing to be addressed on the move in inspection sheet has still not been fixed I’ve been here for almost 4 months. I will definitely not be renewing my lease and if I could I would actually break my lease to get out of this crap apartment.

Ceiling height is too low even 5.3ft person can reach the light. In summer time, too many red and black spiders came into the apartment. One of the guy in office is always rude and unhappy every time we complain.

A few top managers very rude after you sign your kease. Apartment was very dirty with overspray and dirty cabinets. They were contacted and the response was that they were short staffed and when they could they would come out. That doesnt help me when i wanted a clean apartment. Blinds are cheep, carpets is thin, refrigerators way to small for a two bedroom. Parking is ridiculous. I cant get a spot by my own apartment because of pool and because other tenants parking by us because they don't want to park under a tree (where their apartment is). To expensive for the lack of maintenance personnel and bug infested trees. Yes there are spiders and exterminator only comes 2 x's a month on tuesday am. I spray myself because he will put a drop here and there and leave in 20 seconds. Go elsewhere...
I have lived at Oakwell Farms for 2 years in that time my apartment has flooded 3x times, each time it took almost an entire months for them to do any repairs after. They wouldn't check for mold they only do cosmetic repairs to make the apartment appear okay. There was mold and mildew in my HVAC unit, I literally had to go to the office and refuse to leave until I spoke with Alice the manager to get anything done and even then they were slow to fix things. The assistant manager might as well be a poster-board cut out because she never knows anything. The maintenance staff does what they can but with only two ppl to run around a complex riddled with problems nothing ever really gets accomplished. So don't expect much. It's not worth the stress, your health or the loss of your items. Don't waste your time. I had to get a lawyer to help get me out of my lease so I could move without them tacking 1000s of extra fees for me to leave a disaster ridden apt they refused to make inhabitable. Oh and if you don't LOVE having spider specifically brown recluses living and snuggling in bed with you or in your clothing then you might want to skip this place all together.
I lived in one of the nicest apartments that Oakwell farms had for 3 years until recently. It was near the highway but I didn't mind the highway noise. Neighboring residents were often louder. Most of the time i could relax and unwind and entertain in my apartment. The grounds were well tended. If i would never have requested anything from the apartments management i would have been fine. I just thought for what i was paying things, like a dishwasher that didn't look like it was kicked repeatedly with multiple dents which management responded, right after i moved in, "Does it work? Well then it's fine", and they refused to do anything after several other complaints. The refrigerator sequeled occasionally and the thermostat cost me an extra $100 a month because it's the cheapest thing they could find... those small things. I bought my own thermostat at Costco and verified the difference... I had a few problems with my AC unit and a couple other appliances and Maintenance fixed them, never would replace anything unless it was a cheaper model but they'd work for hours fixing old stuff that should have been replaced. Obviously the management instructed them never to upgrade anything. The Oakwell Farms Apartment management team will not fix any appliances, doors, windows... Anything, unless it's somehow out of compliance and could get them in trouble. They don't care about the residents aside from getting them in and paying the rent. For 3 years i occasionally complained about appliances and cabinets being damaged and management never did anything about it. When i moved out, after cleaning and repainting and cleaning carpets extensively, even though i never expected them to refund my deposit because of how management is at Oakwell Farms..., they not only didn't refund any of my deposit but they found a way to charge me then turn me into collections almost immediately. I have the money... i just can't believe the audacity. They know most people wont bring up a lawsuit against them i guess. Sad that that's the service level you can expect here...
I live in Oakwell Farms Apartments in Hermitage, TN. I love the location as you are close to highway 40 but not to close so you do not hear the road noise. There is a nice pond on the side that I live and my apt faces that pond so I have a great view. The appliances are a little outdated and I would like to see them upgrade them. There is wood siding on all of the apartments. They have two pools that are open year around though they are not heated. They have a state of the art gym that was just redone recently. The staff is helpful and when you need maintenance done it goes done in a timely manner. I would recommend Oakwell farms to anyone looking for a place to live.
I have lived at Oakwell Farms for almost two years now and am very satisfied with what I have experienced. Due to my budget, I chose one of the smaller, one bedroom apartments. Although it is smaller than others offered, it is spacious enough for both myself and my girlfriend and our two cats to live comfortably. We have a large porch that overlooks a courtyard with beautiful trees that even reach as high as our apartment on the third floor. Our cats love to watch the many birds and squirrels that visit the trees. The office staff is very helpful and friendly and maintenance has solved the very few issues we have had quickly and hassle-free. The property is always clean, due to the efforts of the staff members I often see picking up trash and tending to the grounds. The locations is perfect, around the corner from the interstate and minutes away from Kroger and Summit hospital. I have been very happy at Oakwell Farms and plan to stay a few more years.
