Property Ratings at Southwest Ranch Condominiums
At this point, I have lived here for 2 years and will be signing my new one-year lease next week. To my knowledge, it is the most reasonably priced apartment complex in the Summerlin South area. The area is nice with all major retailers in a 2–3-mile radius, Mesa Park & trailhead are nearby, and the 215 is just a mile away. There are 3 schools within a mile and the Southern Hills Hospital is just 2 miles away. My apartment is quite nice and sunny. It is elevated over the rooftops and has a nice view of the south valley and mountains. The layout of my apartment is perfect. It has nice kitchen cabinets; granite countertops and we love the double French doors that we can open to view the mountains while dining. My neighbors are nice, and the place has a community feel to it. You get one assigned parking space but there are plenty of open/unassigned parking spaces as well. I read some of the previous posts. In the name of transparency, no doubt there were some things in the past that needed to improve. For instance, we did not have an office or maintenance staff some time ago or just temps for months at some point. People posted that maintenance didn’t show-up. Well, they were understaffed, and prioritized maintenance issues based on severity. A new manager lady was hired however, and things are looking up. She has implemented new policies; the office is fully staffed now, and we have awesome maintenance guys. There is also a landscaping crew now and they are here every Tuesday. I know, because I work from home, and I can see/hear them mowing and blowing. The gym had a couple of non-functioning equipment before, which are now in good working order. I don’t use it myself but from what I can tell the hot tub is fixed as well. The place is peaceful and quiet compared to other places I lived at. I saw a post stating that you can hear your neighbor through the walls. Well, that is just a fact of life in an apartment where you share walls, floor and ceiling with your neighbors. I am bringing these issues up to counter some of the criticisms, and to reiterate here that the new manager lady has already taken action on several of the issues that people brought up before my posting. Last but not least, the maintenance guys are efficient, competent and courteous. If you have a maintenance issue, you complete a form, drop it in the rent drop box and they will come and fix it. I have no complaints about them or the work they have completed in my apartment.
Very disappointed with this property! 10 years ago, this was a dynamite community and well taken care of. The last manager (T) cared about the tenants and put a lot of effort into the upkeep of the property (as much as corporate would allow him to). The place is drastically & rapidly declining. The landscaping is NOT tended to. I have a photo from one year ago, of us standing in front of the trees. They were maintained. This year, walking under the same trees, on the community sidewalk, is comparable to walking through a forest and we have to duck as we walk. The pool deck has wild animal pellets on it, every day. (as a former farmer, it resembles bunny pellets) The hot tub has been broken all summer and it has had a green tint to it. In the evenings, my mother used to truly enjoy resting her back in the hot tub. Today the red emergency shut off switch was laying on the ground. It is 115 degrees in the summer, causing the metal pool/lounge chairs to cook in the sun. This corporation has NOT had any cushions on these pool/lounge chairs for 2 summers now. My retired mother can’t even use a pool chair at her pool because it will scald her skin. They removed the community area by the pool as well. It used to be so wonderful! Families used to be able to have gatherings with the grilling/picnic area. For two years now, it’s been a gigantic empty space. The trash cans at the pool are repulsive. They never have garbage bags in them, they are always overflowing and the pool smells like the trash cans. The workout area is not even operable, they just keep it locked. The management retaliates on the tenants, if & when they speak up. Last year, T left and a new female property manager came onto the grounds with a laundry list of immediate “RULES.” Rules for tenants who are grandfathered in and lived there over ten years. Would never want to think this was intentional to remove tenants. The photos this corporation advertises for future tenants are a completely false representation of this property. Tenants move into properties like this for the amenities. Amenities they falsely advertise. During COVID when ALL The other surrounding properties opened their pools, this property kept theirs locked up. We had to use a neighboring condos pool that summer.
Tracey has been fantastic to me since day one and I won't go anywhere else because of him. Plus the property is beautiful and my apartment is perfectly located to where I need to go. I love these guys
I lived here for 2 years. Staff is friendly and attentive to your issues. Never had any problems or complaints. The property was kept well maintained. I enjoyed my apartment. it was a 2 bedroom 2 bath roommate style unit. It was big and the price of rent was a great value for the area.
By far the worst experience of my life. My family and I applied to live in Southwest Ranch Condiminiums the first week of March. On 3/26/18 , over two weeks from our application date, we were told that we had been denied. I have anxiety and have a service animal, Morty, who has all his paper work and licenses that would be needed to by pass their “no dog” policy. They even faxed my doctor a paper to fill out, which he did in 48 hours. I called back every single business day trying to get word on what my move in date would be since I know my credit and rental history would come back clean, but day after day I get the run around. They did eventually say 4/6/18 would be the date upon approval. I was told about 2 weeks into waiting that the corporate office would need to speak to the property manager before we would be approved, but that the property manager was on vacation until 3/26/18. Are you kidding me? I’m surprised that I STILL managed to remain polite when speaking with the leasing agent, but at that point I had reached my limit. Around 10:00 am on 3/26/18 I called to speak to the property manager whom still knew nothing and let me know that he would contact me as soon as he heard word. We were now less than 2 weeks away from our move in date of April 6th and we have no idea if we even have an apartment! About 4:00pm on the 26th of March I get a call back from the property manager who tells me that we have been DENIED!!!!!! Not only have we been denied, but he can’t tell me the reason. I would have to send an email to the corporate office for a copy of the denial reason and he could not “legally” give me the deciding factor. I made sure to state that fact that denying my family a home because I have a service dog is ILLEGAL and he agreed. I then went on to say that my rental history is clean and my credit was great. My partner and I make plenty to afford rent and utilities and there should be no reason that we are denied. The property manager goes on to say that I can pick up my “admin fee” and that he can forward me the email link to the corporate office for my complaints. This place has been nothing but an unprofessional nightmare! If you have a service dog don’t waste your time or money because they will do a hard inquiry on your credit and make it difficult to find a new place to live in 2 weeks!
I've had the pleasure of living at Southwest Ranch Condos for approximately a year now and have with great confidence have chosen to renew for one more. I was here before our current Manager arrived and he has taken great pride in this community. Most importantly, whenever there was a concern I needed to have addressed - what I appreciate most, he handled it himself and with a gracious demeanor and a family spirit. I am fortunate to call this place home. Lezlie B.
WORST place to ever live!!!!! Managers come and go with the next one being ten times worse than the next!!! Everything is always broken and it takes months to get it fixed!!!! Management treats you like their doing you a favor instead of trying to make you feel like your home!! Coming in when they feel like it (even when you tell them not to) because they know the horrible quality their apartments are!!! You can't get ahold of the corporate office because they know they will be bombarded with complaint after complaint!!!! They can't get anyone to stay for more than a few months because landscape is horrid and apartments once your in just fall apart!!! Do yourself a favor pay the little bit of extra money to live somewhere you can call home!!!!

Easy access to the 215. In between Town Square and Downtown Summerlin make it easy to go out for shopping and dinner. Quiet area. Very easy to get around with lack of traffic. Only blocks away there are many places to shop for any basic need. Rental staff is helpful for maintenance needs. Apartments themselves are small and cozy with french doors that open up to the mountains.
Wonderful quiet community to live in, very friendly staff. Fast professional maintenance . Nice gym and pool area. Planning to stay another year.
Southwest ranch condos. Where do I start? Amazing management , quietest neighbor hood ! You can go for a walk at any time of the day and it's absolutely peaceful! No car noises ; no loud neighbors , everyone is very nice and ready to help !! The pool and spa is very clean 24/7 and the gym is awesome ! Gated community for extra security , plenty of covered parking and non covered parking !!! Inside is beautiful! Will make you feel like your living like a king ! Very spacious , all appliances are up to date making life very easy ! Low cost on electricity and gas ! Very efficient ! Land scalping is taken care of , and you can sign up for once a week to be sprayed for bugs inside and out side ! Maintance is very quick to resolve issues !!! I would recommend this place to anyone !!!!! Come check it out !!!!!
