Property Ratings at Spalding Bridge
to another place. Definitely not what it used to be. Rude staff. Dirty trash everywhere. The place is very old. poor ventilation. Me and my family will not be renewing our lease. At least 2 of my fellow neighbors will not be renewing their lease either.

Property Manager at Spalding Bridge, Responded To This Review
Thank you for your five-star rating of Spalding Bridge, Mary!
This may seem like a hidden jem, but management is awful!!!, There have been car break ins, management don't handle concerns professionally or appropriately, maintenance of the grounds are tacky, these apartments look nice on the internet but are substandard. Noise from other neighbors apartment is disturbing and the ladies in the leasing office could care less, because they don't have to deal with it and their intervention methods are very nonchalant.
My family needed a short-term rental after selling our house and before moving out of state and after a lot of research and visiting Spalding Bridge several times, we were really excited to rent there. The location was decent, we faced a nice little forest and the unit had just been renovated. Unfortunately, our good experience ended the day we picked up our keys. On entering the apartment for the first time, we discovered that the renovation team had not actually completed the renovation. The bathroom mirrors were missing, bath faucets were either missing or not attached to the wall, the smoke alarm was beeping incessantly, the kitchen counter wasn't properly attached and the kitchen cabinets were not properly attached to the wall (they were leaning forward at a very visible angle. Also, we discovered the hot water heater was not properly working. The maintenance crew worked on it and told me they were going to replace it (while we were at our old house moving). That night we went to give our 11 month old a bath and discovered our hot water heater was still not working and that it had not actually been replaced when they said it would. I think all of this combined would have been fine to deal with and move on, but we continued to have problem after problem. The final straw was that there was a lot of moisture and mold in the apartment. We brought it to their attention and they brought us a dehumidifier and said that should help and they didn't detect any mold. We are well-educated people and former homeowners, so we are familiar with moisture and mold and we knew this would not actually help. We were constantly sick for 3 of the 4 months we were there and the mildew smell was unbearable. I also had constant headaches. Just the other day, we found a piece of wood my husband had laying on the floor in our guest room and the side that was on the floor (carpet) was stained from laying in WATER. So, at least one of our bedrooms had damp carpet and we didn't know it. It kills me to think what my son was exposed to. :( The mold issue is something I would highly recommend looking into if you are thinking about moving here. We were on a ground floor apartment, which I'm sure made it worse, but it should still not be something anyone has to live with. It was disgusting. I believe they just laid vinyl and carpet over wet or moldy floors because the smell was the strongest down on the floor.
I moved into Spalding Bridge because of the location and price -- it was a little out of my desired price range but the amenities, size (especially the kitchen), and privacy were too good to ignore. The complex has just gone under new management and they are currently filling in one of the two pools (the smaller one). I don't know what they'll be putting in there. Rent went up under the old management and if it goes up under the new management that's the only reason I can think of to leave. I'm quite happy here. Neighbors can sometimes be noisy, but not usually. Maintenance comes quickly to fix problems. Rent can be paid online. Lots of kids; all seem well-behaved. Tons of parking. If you leave during school bus pickup time, you'll be stuck for a few minutes because parents sit at the top of the hill, blocking the entrance and exit, to let their kids out.
I've lived at Spalding Bridge for a little over a year now. The apartments are very spacious and well-kept. Any maintenance issues are dealt with quickly including when exterminators are needed (which is rare). The complex was just bought by a new company so we'll see how that goes. I forsee some improvements such as to the fitness center (which is fine but not well maintained). They have filled in the smaller pool with dirt which is not pleasing to me at all, but we'll have to wait and see what they put there instead. The complex is quiet but near everything you need including transportation and major highways.
Good apartment complexes have good property managers and these people are the best. My furnace's pilot light went out after hours this winter and the maintenance guy arrived within an hour to fix it (and apologized for taking so long). The next day, the leasing office called me to make sure it had been taken care. It's an older, but well-maintained complex, so the walls are thick and I rarely hear my neighbors. Best of all, it's 1 mile from the train station so I never have to drive to work in Atlanta traffic.
Small quiet community. Apartments are good size. Master bedroom is HUGE! They are currently renovating some of the apartments, as they are about 15 yrs old. The only reason I gave it 4 stars is that, besides two pools there are very little amenities.
I recently moved to Spalding Bridge from Virginia; I'm a grad student attending Emory University. I did hours of research trying to find a good housing option. During my search, I found that either a place was a good price but terrible overall, or too pricey but really nice. Spalding Bridge was the only apartment complex that had overall great reviews. When I first saw the apartment, I was very pleased. Everything is new and clean, the apartment is incredibly spacious, the amenities are great, and the complex is in a great area. It's close to everything and the surrounding properties are very very nice. The office staff have been very helpful during the whole process. For never having previewed the apartment and neighborhood, I am very relieved to have found Spalding Bridge. My roommate and I plan on staying her for a while now that we've moved in and see how great everything is.
