Situated at the foothills of the Blue Ridge Mountains in Central Virginia, Charlottesville is a fiercely modern city with a reverence for the past. They put me into collections for $200 and all I did was look at what an apartment looked like. I'm not the only one they've done this to either.
Wish I could give negative stars. Management does not care about you. They only care about your money. Nothing gets fixed. The pool is always "closed for maintenance." There are SERIOUS things wrong with this place and how it's run. If you care about YOUR SAFETY, if you have CHILDREN, please DO NOT live here. It is NOT A SAFE PLACE TO LIVE. Police are here multiple times a week, if not daily. We dread being here and cannot wait to leave.
I just moved here and having issues with maintenance and management is not responding. I opened a ticket for maintenance but no one cares. I went to the office multiple times. The rent looks good but added unnecessary extra utility fees it. So far so a bad experience.

This apartment is not worth the amount you’re paying what so ever. Leasing ignores problems and maintenance, the walls are paper thin, and my fridge has been in the process of breaking since I moved in. They’re the type to throw white paint over every problem and call it a day. Expect to add like $300 more for utilities and fees every month (with a pet).

This is the worst place ever! It is written in the description that 4 utilities are included in your lease? -There are none! When I say none, I mean none at all! The lease used to include those that are written but then one by one, they are all gone and the tenant is responsible for everything now. The weight room is a joke and is Not 24 hrs. When the office leaves, the gym closes. I don't know if that was a staff thing but that's how is was. The laundry rooms have been upgraded, yes. But there is a problem when the TV is never on or works and 2 of the washers are broke already in one of the laundry rooms. The trash in all 3 is are rarely dumped so that's a mess, too. Maintenance is a joke since every single person-except 1-on the maintenance staff quit when the new company bought it and took over. The rent has gone up several hundred dollars in just the last year and a half. Not including anything in the rent at all, staff being rude, parking is a joke and trash everywhere is ridiculous. This is a sad excuse for an apartment place.
They charge for services you cant even use and on top of that we had to fight them to get off a lease for months when the issue could have been resolved in a matter of hours if management could ever be bothered to actually do the job they get paid to sit and not do
There will be loud maintenance above you early in the morning and no one will notify that it is happening. The ceilings will leak water and no one will come by to fix it. The walls are paper thin and it’s hard to get a good night sleep. Do not waste your time or money
Don't be fooled by the nice pictures, fancy website, and 5 star fake reviews. It's all just nice lipstick on a pig being sold as a fox. Leasing office is a nightmare to deal with and generally very slow to respond. Carpentry all around is shoddy at best. Cracks in the walls from water damage that just gets painted over then shows up again a few days later. Electrical outlet fixtures, light switch fixtures, and vents are all old and just stuck to the walls in any way. Kitchen appliances are old, grimy and rusted beyond belief (oven especially). Constantly overflowing dumpsters resulting in pests running rampant. Constantly finding and killing small roaches in every room of the apartment I'm in. Kitchen cabinets are rotting and literally coming apart due to water damage. Closet doors don't close all the way due to shoddy carpentry. Cabinet doors are crooked and misaligned. Kitchen only has one small utensil drawer that's not even on the track so it just hangs there when you open it. These units need to be completely gutted and remodeled from the ground up. The list goes on and on. Save yourself the frustration and stretch your budget a bit and look elsewhere. I regret moving in here and would run out immediately if I knew I wouldn't be penalized for terminating my lease early. Then again, they've already violated at least two sections of the lease when I didn't have heat for the first week after moving in here and no shower for nearly three weeks before anything was done about it. The only time anything will get done, poorly I might add, is when you threaten not to pay rent until it does. It's sad, really.
Leasing office is hard to get in touch with, the grounds are filthy with overflowing dumpsters, the apartments are not clean when you move in, maintenance never fixes anything no matter how many work orders you submit or times you call. Very disappointing property that is poorly run.
I expected better. Moved here from out of town. Trash everywhere Dumpsters are always full and I've watched the same beds and trash out there for weeks. Parking is terrible. I have had to park three buildings away at night. There are junk cars that never move. Appliances are old, peeling and knocking. I'll never use my dishwasher, it has mildew that I cannot wash away. Lease says non-smoking but I guess not everyone got the memo because my apartment smells like pot and cigarettes everyday. Breezeways (hallways) are dirty and need repainted. The office has random hours and does not respond to emergency maintenance messages.
Friendly and helpful staff, only been here for a month and a half but it seems to be a good place to live.

Our stay in Granite Park apartments is very satisfying with the best amenities and comfort. This place has the best administrative and maintenance team.
This place is garbage. Danielle was and continues to be a pleasure to deal with, but thats its. It stops there. The maintenance team sucks. The appliances suck. Stuff doesnt work. The blinds for our sliding door barely work and most are broken. Theres cockroaches so thats pretty great. And its overall just not that great. My girlfriend and I never got to see the apartment together because they were not accommodating on a show time. More so - I had to leave work to see this place THE SAME DAY that our deposit was due. Who does that?
It has been a great experience moving in and how fast we were able to find a home here. Definitely would recommend to any first time renters!
I feel Granite Park offers a safe community to live in. Parking is available, residents are considerate, and my car has never been tampered with. I do not have unknown people or advertisers knocking on my door. When struggling with packages, neighbors have been kind to offer me assistance. I feel comfortable to stay another year.

No complaints on Granite Park, except I don't have enough counter space in my kitchen. Other than that, the office staff and maintenance have been great. Issues arise, issues solved. Satisfied tenant!
Pretty great option for a first time single apartment after college. A little higher than I would like but thats Charlottesville for ya.
I love my home & community.
I like to live here because of the area that there for children very large parking spaces, the only problem is with the water leaks on the ground floor, they solve the problem but they do not change the folder, I think a change of folder would be much better since after the water leak all the folder is very damaged.
Granite Park is a great place to live. Quite and well maintained complex.
Right off the bat, DO NOT LIVE HERE. The management is always short and snippy... and that's if they answer the phone. The water billing alone is a reason to RUN in the opposite direction. You can expect to pay a minimum of $50 in water A MONTH. I lived in a one bedroom apartment, by myself, without a washer/dryer and I showered at the gym six days a week. The office is horrible at keeping track of things, you can pay your bills on time and they will hit you with a late charge and then take months to relinquish the money back to your account. I could not stress enough to not live in this horrible apartment complex. Check out the local news stories about the flooding in the bottom floors. Live ANYWHERE ELSE.
Problems: 1. Maintenance: I had an ongoing squirrel issue with pests in my ceiling and WALLS for 2 years. It wasn't handled by old management, and new management told me that they would contact pest control. Did pest control take a look at it? Not sure, because the mgmt doesn't keep track of when/where pest control enters your apartment. They just hand the guy their keys once a week and say "have at it"... so there's no record/paperwork of them doing anything to handle the squirrel issue. I ask them, "so there's a squirrel trapped in a tight wall, clawing its way out... are you going to come get it before it dies (and smells) or before it claws its way into my apartment?" What did mgmt do? NOTHING. Waited for it to die. There's a dead squirrel in my wall right now. For the record, I complained about these squirrels at least 20 times. 2. Poorly organized: The NEW mgmt team has lost all of my lease paperwork on two different occasions. On the 2nd occasion, they lost my lease and my 60-day notice to vacate. They aren't able to keep track of paperwork. They were ready and eager to charge me for not putting in my 60 day notice, when it was the mgmt team who are unorganized. 3. Unkempt outside area: This place needs definite upkeep on the outside of the complex. There are fences with holes in them. People from neighboring complexes slide through and climb over these holes to get from where they came from into this complex. Let me tell you how jarring it is to bring someone to your apartment for the first time and there's a group of guys crawling through a hole in the fence to walk through the parking lot. 4. Awful maintenance AGAIN: My dishwasher broke, it took 3 days to come out. They removed the dishwasher, impairing the function of the entire sink! The water ran from the faucet straight through into the under-sink cabinet. I waited 3 days for them to come out and fix the plumbing. After those 3 days, I STILL had a hole where the dishwasher used to be. I didn't get a new dishwasher for 2 weeks. The new mgmt team are unorganized and have no idea what they're doing. If you think you're saving money by staying here, you're going to be spending more in stress.
DO NOT LEASE HERE!! I WOULD GIVE EVERYTHING ZERO STARS IF I COULD!! The leasing office is terrible, rude, and not helpful at all. They will give you the run around and will do NOTHING to help you!! I have been without AC since JULY 3,2015, going on NINE MONTHS!! The grounds are filthy and unsafe, there are beer cans and trash everywhere!! The walls are thin and you can hear everything!. This place is worth MAYBE $400 a month and not a penny more!! Save yourself the headache!
Inaccurate info here. Recurring fees add up to 150 to 200 per month. That's just forealized 2 occupants. Water fees, trash, pest control.
