Property Ratings at Spark Oxon Hill
Office manager “showed” me an apartment that had already been rented without having any other apartments with the same features and was not forthcoming about income requirements and other details until after I had applied, and felt it was appropriate to scold me over the phone for not guessing at those details, which are written nowhere in their listings, on the website, or in the application. Also, their maintenance was sloppy in the apartment I viewed; two lights not working, the closet door was very sticky, and snack wrappers left in the cupboards.
Tons of mice, roaches, busted appliances, useless maintenance workers, horrible office staff (especially the property manager), dangerous neighborhood (heard multiple shootings and had a stabbing right outside my front door), homeless people are always sleeping inside the buildings, the smell of cheap cigarettes and weed will seep in through the walls, not nearly enough parking spaces (good luck getting a visitor's spot)...overall an absolutely terrible apartment complex.
Nice Complex. Bad Neighborhood. They Parking Lot Is Dark And They Do Not Have An Authorized Towing Company. The Letters On The Ground For Visitors Parking Is Completely Worn Out So You Can Only Visit Or Park There At Your Own Expenses
When calling to ask questions about open availability, features of the apartments, and facilities the woman who answered the phone was extremely rude, she had absolutely no idea about anything that I had asked her pertaining to the features of the apartments or the facilities, she got smart everytime I asked her a question her name started with an "L" she sounded young and very unprofessional with poor coustomer service skills. I would not move into these apartments just based off the poor coustomer service I received over the phone I know that it would be an issue calling about a maintenance issue.
Portobello is much better than some other apts in the area but they also have major issues. The property as a whole has major plumbing issues. The sinks back up very often. My neighbors drains would back up in my kitchen sink and smells like sewage. The master bathroom plumbing was so bad it caused my ceiling in my dining room to cave in, and I had the luxury of having contractors in my bedroom for everyday for 6 weeks and the issue still isn't fixed. My hall bathroom leaks into my living room and has turned the ceiling brown and with mildew. The leasing consultants are not that pleasant once you're an actual resident. Property Mgr will just listen to you complain but still nothing gets done. I will never reside in another community that's under this mgmt company. They are only worried about their bottom line and not the residents! Only a few more months and I'm out of here!! *positive* No bugs and mice
Tracey is a horrible property manager. The entire staff is lazy and nonchalant about the issues of the tenants. I had a mouse problem during the winter months and the staff did not do much about it. A maintenance man came in and laid a few traps. That was it. No exterminator, preventative action, NOTHING. The tenants underneath us had bed bugs when we moved in. Instead of the renting office treating our apartment for them prior to us moving in, they waited until we began to get bit the heck up before they sent and exterminator. The exterminating process took three long months before they decided to move me to another building. This was because days they said they were going to treat no one would show up. They didn't want to provide movers to help, as we had JUST moved in, but finally did (but only to move the heavy things) Once we moved, the tenants under us in that building had bed bugs too! Sigh, I ended up having to throw my ASHLEY bed set out. Things seem to be going fine for a while, until recently I began to get bit up again. I went to speak to Tracey about the problem and she tells me that the tenants underneath us have them YET AGAIN! Why couldn't she let me and my family know so that we could take precaution and the rental office could treat us as well. The rental office is still trying not to treat my apartment, claiming the treatment of the bottom apartment should be enough. I will be contacting Grady Management....LAZY LAZY LAZY! Don't move here! I'm on my way out ASAP!
Terrible - Don't apply here I've only lived here for 3 weeks and already am dissatisfied. After my second week I went on vacation, only to come back to $200 worth of food being spoiled in my refrigerator. Either I was given a defective or on the verge of dying refrigerator, or maintenance did something and forgot to correct it. The alarm company called me several times about maintenance entering my unit. So whether it was maintenance or they gave me a bad fridge, either way it's not my fault. When I reported this I was given the obligatory insincere apology but was told I would not be reimbursed for my food. Not a rent credit or ANYTHING. This is bad business. I already regret living here and definitely won't be renewing a lease when it expires. Don't live here if you are a fan of customer service or customer satisfaction. So now I have to pay these crooks my rent on top of going out and spending another $200 to stock my fridge, due to no fault of my own. BEWARE.
My home has served as a place of refuge and also a great place to allow me to live my life. From being able to do the everyday things of life to meeting some of the most interesting people, my apartment is a place to see the world. Access to shopping, restaurants, movies, and soon an area where the world will come to see my part of the world. My complex is the key to the world.
The apartments are a nice size. The appliances are okay. Everything has went down and been replaced at least once but with used appliances. Maintenance is good about fixing things in a timely manner but they just cover things up. I had mold in the sink and dishwasher. Two maintenance men saw but did nothing. A third maintenance man came and treated the mold and replaced the dishwasher and drain parts. There is a film that is reoccurring on the walls no matter how many times you wash the walls. And it smells of cigarette smoke no matter how many air fresheners we buy. The leasing agents are generally nice but can be very rude. I wouldn't recommend it for more than a year or two. The price is good compared to other apartments in MD. You only pay electric but the bill has been higher than other rental properties I've leased from. Surprisingly the bill is about 120 cheaper in the summer than the winter. Overall its not bad, its just okay.
They house is okay but these houses are old , some way mice keep getting in . This is my 10 month living here and this is the 3nd mouse . Fix it
The apartments are too high and is not worth it.. They really don't give out no specials and the way the economy is set up I might never move around here
We moved in on October of 2013 no problems peaceful.Office staff is great respectful ,hear you out they get the job done.maintenance workers come when needed Pray as long as we are living here thing remain the same.Me the only way I can see moving is buying a home.
The development overall is nice. The appliances are a bit out dated. I decided on this property for convenience. Prices are on the high side and the apartments are not worth the money. But if your like myself and focus more on the location, then your fine Likes and suggestions: The location is great. Townhouses are spacious
The community is very queit and well kept! It is a beautiful view. The community is about 10 min from Alexandria, National Harbor is 2 miles away, and the metro is a 5- 10 min drive depending on traffic. There is lot to do around the area! My only suggestion would be to offer a bit more visitor parking but thats all!
Portabello really needs to put locks on the front entrance door of the buildings.
