I recently moved to Spectator from a neighboring apartment complex. With that being said, I experienced the fire alarms, along with other things that I personally thought could've been handled quicker. What I can also say is within the past month there's been an eagerness to get resolved and for that I think it should be rewarded. I terminated my lease early and took advantage of a special that Spectator was having. No place is perfect, but I have faith in their current property manager.

I am writing this as we are currently in a Firewatch which has not been followed multiple times. From August until September 7th there have been 4 fire alarms. This has been an issue for over 2 years but management continuously blames residents. DO NOT MOVE HERE!!!

A Nightmare Dressed like a Day dream. This apartment complex is one of three locate near the scenic Battery and now very famous Truist Park, but Spectator is arguably more known for its infamy in the area. Initially this place was lovely and well maintained but it’s been clear after living here for two years they are just another complex trying to earn a quick buck. Within six months the parking privileges were limited and they had the audacity to make some spots pay to park for $150 a month while only charging Truist Park visitors $40 to park on the property. They did not give notice of these changes and as a result I got fined a ticket and had to fight it with the parking company. The pool area is always busy with college age people and very loud speakers for hours on end. The mail room is always a mess with packages strewn about without space or care of people’s private belongings. Management is very slow to fix or resolve issues if at all as I am lying here at 5:30 in the morning writing this review on the last day of our lease after the fire alarm has been going off for the PAST TWO AND A HALF HOURS. This issue is the icing on the cake for Spectators laundry list of growing problems. In the past two years this alarm has gone off no less than two dozen times. Sometimes it goes off for twenty minutes other times an hour. Management has made excuse after excise for the issue whether it be winter and the pipes freezing setting off the sensors or the building itself settling and setting off the sensors. Regardless it is an ongoing issue that will likely never be fixed. My main problem with the alarm isn’t the lack of sleep, it’s the fact that now my husband W sound asleep next to me with them still BLARING. What if there was ever an actual fire or issue? What if our lives were in danger and he didn’t wake up due to the fire alarms crying wolf for the past two years?! Spectator is now a danger to it’s own residents as they cannot be sure whether the alarm is a real alarm or one of many false ones. This is thankfully the last time I will have to hear this ugly symphony of fire alarms written to the tune of management excuses while Spectating the end of my contract with this contract.

Fire alarms go off constantly. It’s currently 4:27 AM and they started around 3:30 AM. The only thing we get is an email telling us they went off the night before and they are “sorry”. Doing nothing about it again and again. RUN!

I've been a resident at this apartment complex since February of 23, and while there are some things to like about it, a recurring issue of false alarms have become a significant frustration! These alarms seem to go off at all hours of the day and night, causing unnecessary panic and disruption. What's even more concerning is the inconsistency in the explanations we receive from management. They promise they've fixed the problem, but it persists. It’s not even just once in a blue moon, It’s almost a weekly occurrence. There seems to be no plan in place to fix this issue. I understand that maintenance issues can happen, but it would be much appreciated if the management could provide more transparency and updates on a plan regarding fixing these false alarms. Just feels like they give lousy excuses when addressing this manner. This apartment complex has potential, but the ongoing fire alarm issues need to be addressed more effectively. Clear communication and a swift resolution to this problem would greatly improve the overall living experience for residents. AVOID THIS PLACE! Unless you enjoy being woken up at 3am or disturbed in evening ??
After communicating my situation with the leasing agent & being transparent as possible before putting my application in. She assured me if XY&Z were in place then I would be fine. I made sure I did. The next day I get a denial letter after I just paid them $440 for all of the fees which was already pretty ridiculous given the reviews. I asked about credit scores and income and was told the credit score wouldn’t be taken into consideration for the process. This is just ridiculous and they should be ashamed

Don’t live here if you value your sleep/ being able to have guests over. The fire alarm consistently goes off for HOURS at a time and the apartment complex refuses to address the issue. They just say that the issue is being handled, but it has been going on for over a year at this point. Specifically, 2/17 the alarm went off for over two hours on a Friday night. My cat was terrified and hid for hours after. I had to cancel my birthday party as well because of the alarm. I am very disappointed because I have paid literal thousands of dollars to live in an unlivable space. Do not bother wasting your time here.

I moved into Spectator not long after it first opened. I chose to stay here because it was a new development, modern, clean, and well lit. However, the honeymoon phase did not last long. Residents rarely pick up after their dogs in the dog park area which makes the space virtually unusable. The fire alarms are a constant issue, going off randomly at least once a week - day and night, without any reasonable explanation. As someone with a pet who is constantly being startled and subjected to the constant alarms blaring , this has been a horrible inconvenience! During one of the many fire alarm instances, a firefighter informed me that the property is completely aware of what keeps triggering the systems. SMH. Parking has been another constant issue. During the Braves season the complex’ s main focus was , how they can make more money. So they decided to sell parking in our VERY LIMITED guest parking area rather than hiring someone to make sure people weren’t parking here just to go to the game. Which in turn was making it impossible for actual guests to park here. On top of that , the gates only work somewhat consistently, there is nowhere near enough guest parking, and they have announced plans to require our guests to pay for parking. Which makes no sense for the location and price point . All in all, save your money and time. Look elsewhere.

The apartment layouts are nice (although having been here some time now I'm noticing nail pops & a few cracks); The gate is ALWAYS broken (there have been a few car break-ins) and the parking deck layout is ridiculously tight. Prepare for inconsiderate neighbors/airbnb renters; the Fire alarm issue has become unbearable - In 9 months it has gone off at least 10 times. Once was a 6am wake-up call, another 11pm-midnight, with another two times in the early morning hours the next day. If you live facing the tiny dog-park, prepare to hear barking around the clock. Also prepare for Braves fans to park in all of your guest parking, and for traffic during games (who knew baseball season was practically year-round). The location is convenient to everything but living here is anything but convenient. Oh - and prepare for a lease renewal at 20% minimum markup if you planned to stay.

Everyone from the residents to the staff is super friendly & don’t just live/work here, but contribute to building a real community. Over 100 residents so far have joined the GroupMe & there’s always someone doing something fun, that anyone can venture out of their rooms and into the common areas or a local venue like The Battery to join in on. I moved here over other properties because I wanted a modern, clean, and new living space, that also had the benefits of freshman year in college, and so far I’ve been more than happy with my decision to choose Spectator!

Apt is the nicest in the Marietta/Smyrna/battery area and the service and leasing company is way better than anywhere else. Super friendly and everyone here even has a GroupMe to hang out. A great community here!

I was part of the second wave to move in here, and I cannot say enough amazing things about Spectator. So close to everything, and near the heart of the battery! We were one of the first to move in and we feel like we are so lucky to have found Spectator while they were new because we know this place is going to be where everyone wants to live! We enjoy our (very short) walk to the battery, especially when there are games and we see people paying upwards of $40 to park and walk the same (if not longer) distance that we are! The staff is absolutely phenomenal. We were allowed to come see our apartment before we moved in whenever we wanted to make measurements, take more pictures, etc. They were more than helpful on moving day and they actually make an effort to get to know us and our dogs! They see us walking our dogs and come outside to check in on us and give our pups some love. We lived in an apartment in Alpharetta last year and had so many issues with the cheap build and staff only looking at residents like dollar signs; so we have seen what bad staff looks like and you will not find that at Spectator. They genuinely care about how you are liking your apartment and what they can do to make things better (we have yet to think of anything). We love it here!

I had a great experience moving into Spectator. I get really anxious about moving and stuff like that, but one of the main leasing guys named Tyler is great. I called him and he let me go into my exact apartment BEFORE I actually moved in. The building is still under construction, although the parts that are open to move-in are entirely finished. I had one issue being the first person to set up AT&T at the complex so I didn't have internet for a week. BUT, the staff did let me use their showing studio so that I could work for the week (I'm serious, the staff members that I've interacted with are excellent.). Generally, the construction really feels like it is ahead of schedule with the pool planning on opening up in June. They have been doing a month of free rent as well for dealing with the construction. Everything just feels really nice and obviously the location is excellent. I've had far worse experiences with the staff at nearby apartments like Revel. You're still going to have to pay for some crap on top of your rent, but every complex I toured had the same deal. They are transparent about the extra fees like pet rent and garbage pick up, so pay attention and do the math to see if rent would still be within your budget. If you are trying to live by the Battery, you have to at least give Spectator a tour. I'm really happy with my decision.
