Property Ratings at Spectra at Tamarac
First I must say I live there for two years but the last year was the worst because of the girl that moved above me. Most everyone move out because of the cheaply build property. You can hear everything and you just have to deal with it until your lease is up and you are able to move. Nice size apartment but no peace of mind. The maintenance Team is absolutely lazy and does sloppy work

Positives: Location, Maintenance, and Okay management. NEGATIVES: Way over price for what you get. They advertise washer/ dryer but when sign lease many extra charges Washer/dryer + $50, water/sewer +$75, trash +$35 and they don't pick up as scheduled, Insurance+$12, pest control +$15 and these places infested with Spiders and Cockroaches (pest control useless). Terrible energy efficiency (single pane windows and no insulation) Electricity aprox $200/mth. OWERS ARE CHEAP AND WILL NEVER FIX THAT. THE ONLY REPAIRS ARE OUTSIDECOSMETIC. Mildew smell in bathroom and can't get rid of it and They paint the Tubs and that when you clean them, the paint peel up. Gym: Dirty and old machines that never get repaired. Told staff several time but they refused to fix. Pool okay but BBQ dirty and doesn't have gas often. **********HIGHLY NOT RECOMMENED*********

Between the Rats and Roaches it's disgusting.. they don't do anything about it.. I would be in living room and rats would run Acrossed the floor.. they rats ruined my couch, I'd sit on my couch and feel them moving around inside, it was the worst,,, my son went and stayed at my father's cause he was afraid to fall asleep,, this place is TERRIBLE!!
I've been living here for 8 months now and I really want to move out, Basically you get what you pay for. The apartment smells like old when you put up the A/C (75-76) meaning you have to leave the A/C low so it can smell good. the tub is constantly getting clogged (even after I take out the hair from washing my hair ) water comes in through the room when it's raining, In the kitchen, it's always clogged as well. The main thing is the spiders, little roaches, and small snails I see ( & IM CONSTANTLY cleaning) The staff is very nice that's for sure, it's not their fault the building looks the way it looks. But only if you're desperate move in here.
This place is NOT safe to live. 3 cars from my same building have been broken into with 3 months.. one of them being mine. You randomly will wake up and see cars put on bricks because tires are being stolen from cars. No cameras anywhere. The light in the parking lot has been broken since I can remember which helps the thieves tremendously. I tried to terminate my lease one month early because I am pregnant and I am due next month and do not want to have to deal with the hassle of moving around the time I give birth and also due to the reason I feel very unsafe here and was told by Denise @ the corporate office they will not do that. I have paid my rent on time every month, I have never been late. Never once received any sympathy for what has happened to me nor seen any actions to improve how unsafe this place is even after I have complained MANY MANY times. You get nowhere complaining so do not waste your time just avoid this place at all costs. Front office staff & maintenance guys are amazing, they are very kind, it is not their faults they have to follow certain guidelines from corporate. My washer has been broken on and off maybe 10 times since I moved in a year ago (currently broken right now too). The breaker sparks every time you reset it which makes the washer work maybe 2 days before it stops again. Huge fire hazard. Again, pregnant, not cool! The apartment above me, their water heater broke and flooded my entire apartment which brought MOLD. I have MOLD in closets, bathrooms and under tile which if you know about Mold, it brings a horrible musty smell along with it. But you wont break my lease for any of those reasons? KNOW YOUR RIGHTS...According to the rights of a tenant, if the landlord / property management fails to maintain fit and habitable premises the tenant legally had the right to bind the contract I honestly give up with this place. I am so disappointed and expected just a little more out of them especially when I have done nothing wrong.. If I was a crappy tenant and was always late on my rent or caused commotion here Id almost understand the ill treatment.. its beyond sad & just overall not right.
Current resident at Jasmine Tamarac, Unfortunately. Having to deal with their office staff is something I would not wish upon to even my worst enemy. Extremely incompetent, uneducated and unprofessional. How can they be taken seriously when they often pass out written media with spelling errors and conflicting information. Don't believe me? Just read their Pet Policy. First it says that Pet Rent is $20 a month, then at the bottom in bullet points it says $40. They are simply careless, and it reflects in the state their living facilities are kept in. But they do want to charge "Luxury-Living" prices. Rats and roaches everywhere you look. Loud neighbors. Not a family environment. AVOID JASMINE TAMARAC!
Roach infested. Moved in July31 only to find out that night apartment is roach infested. Been trying to get resolved for 4 days. Finally I decided to sit in the office till solved. The police were called because I was telling people coming in not to move in because of roaches. They know they have a problem. I'm so disgusted. Property manager can't do anything her hands are tied.
I moved here almost a year now and I find it very calming ,there is not much going on the people are kind and among other things it's quiet , i love the ladys in the front desk they are kind and have great time management. They take very good care of there tents . The club house and alot of the community is getting upgraded and there are alot of changes the best part about it is the walk it's a range of golf course that spread for miles good place to whined down .
Please so not live here, these apartments are roach invested, even the so call renovated Apartments. You are really paying for yourself and the roaches occupancy. Roaches Roaches Roaches and more roaches I am considering breaking the lease as this is just unacceptable and nasty. DO NOT MOVE HERE, GO ELSEWHERE.
apparently management was changed although the dreaded Jose is still there he is under the auspices of other people recommendation speak to Kimberly who is the assistant manager and has worked there for 2 years sadly it's a little out of my price range right now but I would definitely consider based on speaking to Kimberly and the professional information that she gave me be willing to give them a call but speak to her
INFESTED WITH RATS/MICE/ROACHES .HORRIBLE PLACE TO LIVE DO NOT MOVE IN ! HE TOLD ME PERSONALLY HE WILL NEVER LET HIS CHILDREN LIVE IN A DUMP LIKE JASMINE AT TAMARAC! That's coming from the office manager, Jose. How sad is that ?! The Office ladies are so sweet and get mistreated by this "property manager". He has horrible with a huge attitude problem ! Hung up on me while I was speaking & Doesn't want to help people who pay rent and says rat problems are not his problems. I've been having an ongoing problem for the past two months they yet to fixed. MY A/C has not turned off in two months bc they wired it wrong. I've lived here and year and all of a sudden ALL buildings are infested with rats. Dumpsters are disgusting and infested with roaches and rats ! Property manager goes by the name of JOSE A. B. My experience and many others he's a horrible individual and I hope nobody has to go through what I did. And still am dealing with. As him becoming property manager we've never had so many residents move out and want there lease broke bc of this man and problems the hole brings !!!
I am currently renting at Jasmine at Tamarac Building 8. Very noisy Building especially during the weekend. Every weekend the parking looks like a car shop. Some people are dedicated to fix cars at the front parking; they make a lot of noise, it looks bad and should not be allowed, they blocking the hallways to the neighbors with cars parts, tools, machines, paint and others. The association does nothing. People leave trash on the door for several days.
I have lived here 9 months, as long as you keep your apartment clean and take out your trash every day, no roaches, it's pretty nice area, no noisy neighbors, I walk to Walmart and the dollar tree it's only a 20 minute walk, and I also walk to Publix, Ross and lots of other stores on University it's about a 30 minute walk, there are also bus stops one and two blocks away, so it's pretty walkable. I live in the first floor, and I do hear running and jumping noises sometimes, but other than that, I am pretty happy here.
I haven't moved into my apartment yet, but the staff is very friendly very nice neighbourhood. The environment makes you feel like your at home even before u move in.
I am currently renting at Jasmine of Tamarac. I love the area. It's nice and quiet. My neighbors are friendly and always willing to help me as I am a single parent with a small child. I have amazing views of the golf course. I am close to a major highway and plenty of places to grab a bite to eat.
