Property Ratings at Spectrum Apartments
I have been staying at the spectrum since July 2021. When I first moved in the building was under completely different management staff however when that staff left the building went down hill very quickly. Firstly the building is completely falling apart, our elevator has been out of service for almost a month now and little to no efforts have been made to rectify the situation. Yesterday it saddened me deeply to see a young woman moving into her unit on the fourth floor using the stairs. On multiple occasions maintained has entered without giving notice and has even gone as far as opening a locked door without permission, this was due to the fact that property staff had not changed our entry status to “call before entry” despite our numerous requests. There has also been mold-on the wall above my shower for months, when I contacted maintenance about the issue the mold was not great but painted over. The price of the units in This property are not worth the headache that come along please spare yourself and do not move here.
Do NOT move here. The building is falling apart. For example, there is only one elevator for the building & it’s always breaking down. Currently it has been broken for two & a half weeks with no sign of repair in sight. The back door closest to the stairs was locked because management said people were closing it to hard. Also trash pick up is a service, but since the elevators have been broken so long, they’ve started throwing bags down the stairs, no shade to those people I’d do the same, it just shows how big an issue the elevator thing is. This isn’t the first issue. The front door has broken, the call box has had issues, ect, ect. Do yourself a favor and rent just about anywhere else.
I have loved living at the Spectrum Apartments in Richmond! The staff is always so nice and helpful. Erin in the office always has a smile on her face and a kind word for the residents. They have a dog park and pet spa in-house which is amazing! They have grills for us to use, a photo studio, an amazing gym with Peloton bike and even has valet trash pick-up on weekdays. You're close to most university campuses and GRTC stops, so getting around is very easy. I would highly recommend checking out The Spectrum for your next home.

If you are a grown up or young adult (precisely not a college student) DONOT live here!!!!! My problems with the spectrum started the first day I moved in to the apartments. I had a neighbor right above me who played drums and other musical instruments in the middle of the night (12AM to 4AM). In addition to that he would run around his apartment stumping. I complained and was told I could move to another apartment. I moved down to the first floor and matters got worse as my room was next to a gym and you basically could hear every sound coming from the gym. From the weight drops to the treadmill you could hear everything. I also had water leakage that made my mom almost slip while visiting me. I complained tirelessly but without any sort of resolution. Bit until my mom almost slip did someone finally try to resolve the issue. Paloma was the nice lady that made me sign my lease but she left the spectrum shortly after and honestly I didn’t feel like anyone else tried to help as much as Paloma did. This is just a few of my issues with this apartment. Anyways I wouldn’t suggest you living here considering everything. I think it’s a glorified college apartment and if you are cool with that then sure but trust me it’s not worth the few dollars in savings.
The Spectrum Apartments is not somewhere you want to live. I have lived at Spectrum for the last 15 months, and the experience has been absolutely terrible. If you want to live in a community that has a pest infestation, that is poorly kept, and where the management team does not care about your experience, then you might want to consider Spectrum. It is not worth the money--do not do yourself a disservice by signing a lease here.
