I go to unmc and this was the perfect place for me. Neighbors were a little loud at times but other than that I’ve had no problems. Maintenance fixed things and office staff was helpful. My unit also had a lot of parking which was super nice. Perfect college apartment because of the price and location right by Baxter arena and aksarben.
My husband and I truly love this place. It's quiet, clean, the office staff are phenomenal and the maintenance department is top notch. If it were possible to give 10 stars we would. Spring Acres is definitely the place to live.

really bad service , maintenance literally takes for ever to fix anything , the place is to expensive they don’t deserve all this money for this bad service , the water been shut off in the whole building for 3 days and no one knows how long more it’s going to take , trust you don’t want to live here

We only got to live there a little over a year, but it was amazing..The apartments are beautiful and the staff has gone above and beyond! We moved to Tennessee a month and they are still helping us..I missed placed my service dog info and they emailed to me right way..They made our move in there and out so easy..They also take such good care of the place..We miss this place so much..I can't recommend enough..Thank you Spring Acres ?

This place is a mess. Just an FYI to anyone who is looking into Spring Acres, the leasing office is a training facility for the rest of NP Dodge properties. You will never get a direct answer because the person who you talked to doesn't work here anymore. It happens all the time. During our stay, people have moved in and out of our building more than I can remember. Unfortunately, one of the residents burned their apartment down and they moved them next to us. Now how safe would that make you feel? Also they will open your door UNINVITED, WITHOUT NOTICE, and continue to try to FORCE their way in after you tell them to go away. This happened to my girlfriend when she was home by herself. After that, she didn't even feel comfortable in her own apartment. This is when we decided to move. They also do not enforce rules pertaining to pets. The obnoxiously loud upstairs lets her cat roam around the hall, and sometimes the thing pees in the hall. Smell doesn't go away for days, and they never call anyone to clean the carpet. It's a HORRIBLE place to live please do yourself a favor and find SOMEWHERE ELSE.

We do take all of these issues that you have mentioned very seriously and apologize for any frustrations during your time here. Cats are welcome at our property, but they do have to stay in the apartment.We have not had additional concerns brought to our attention, but will monitor the buildings and are happy to take care of any cleaning needs. We do have a couple new faces in the office, but all residents are more than welcome to talk to the assistant or property manager, combined they have 5 plus years experience here at Spring Acres and are happy to help with any concerns. We did have an incident and are happy that we could accommodate someone that lost their home by providing them with a new unit. Though you are no longer staying with us, we would love to discuss safety and your concerns with maintenance. We do have a list of emergencies, such as water leaks, that we like to take care of immediately, but our intention is never to make you feel uncomfortable in your own home. Poor response from the leasing office. No communication and updates. I was very disappointed with the way they handled my move in and caused a lot of stress and additional expenses. Their service varies from people to people (this might be a personal observation). I was also told she could start to move in earlier than the date I requested and on going to view the unit they said it's not ready. With two days from my moving date and given the corona virus situation it is a short notice to find something else. Now I really wish I didn't opt for this place. They should be more sensable in this given situation.

I gave 2 stars because I was really impressed with maintenance. As for everything else...the office staff, it’s always under new management and no one is ever on the same page. There’s 1 or 2 staff members who I like dealing with but the rest have always been rude no matter how nice I am. Our unit is in decent shape and fairly updated, except our water fluctuates from hot to cold very easily and we NEVER receive notice for when they turn the water off. I am moving out after my lease is up.

When I first moved into a two-bedroom apartment in 2016, the ceiling above the patio door was leaking rainwater down our walls and getting our carpet wet. My roommate called the work order phone number and the lady made it seem like it wasn’t a big deal. It looked like a waterfall down our wall. She said she’d send someone out the next day. They had to fix the balcony above us because it wasn’t sealed correctly. Then, we had our toilet leak from the tank and the handle. I called to have it fixed and the maintenance guy said that the guy that puts the tanks on doesn’t like to tighten the bolts too tight because he is afraid of breaking the tank. So, he tightened the bolts and ended up bending the rod inside the tank and turning our handle upside down. This was a terrible solution so I ended up buying my own handle and redoing it myself. There were many issues with the front door lock and it caused many tenants to use the door on the other side of the building. Sometimes we couldn’t get in and others we couldn’t get out. I ended up moving into a one-bedroom apartment in 2017. As soon as I moved in, the toilet didn’t flush. I called maintenance multiple times and they only temporarily fixed it. I had to plunge the toilet after every use. It probably took a week for them to finally fix it. Over the summer, my A/C stopped working and I called them immediately. They didn’t fix it for 2 days, then it broke again. Two days later they just put in a window A/C to cool my room. I was without A/C for 3 weeks because they couldn’t fix it. The office has a high turnover rate and nobody knows what they are doing. I’ve received different information from multiple people. They never give copies of anything. I never once received a copy of my lease. Maintenance and the office must not communicate because I had 2 cats in my apartment for over 2 years and they never made me pay the deposit. I also see many dogs around the complex so they clearly do not care. Great location but terrible service. Had an Ortho worker come spray without prior notice and even he was upset with the office. Parking is a joke and you are lucky if you park near your building. I definitely do NOT recommend living here. It is not worth the money they charge you for. I am happily moving out this week and will never have to deal with the lack of knowledge with the office staff.

If you are a college student this is a perfect apartment complex. Location is great and easily accessible to the interstate and to UNO and College of St. Mary. The ladies in the office are always nice to us and 9/10 times maintenance comes as soon as they are called especially in an emergency situation. The only drawback is that you are not supposed to have dogs here. There are a lot of kids at the pool in the summer which sounds bad, but in reality it isn't too bad. Us college kids still have plenty of room and it's fun to watch them play. There are a few complications that go along with living in any apartment, but overall great apartment and I would recommend them to anyone.
This apartment is a steal as far as location and price. However, there are significant drawbacks associated with this complex. Let's start with the biggest problem with this property; you don't have your own water heater. This means that you "share" the hot water with 5 other apartments on your half of the building. So, taking a shower is always a battle between trying to not get scalded or frozen. All within the space of a few seconds. They advertise updated appliances and cabinets but that only applies to the kitchen, the bathrooms look to be original cabinets and they're rather rundown. The walls are incredibly thin, you can hear your neighbors talking, watching tv, listening to music etc. next door, underneath you, or above you, more so than you would expect in an apartment. Oh and if you're lucky enough to have someone live above you be prepared for some impressive noise when your neighbor walks from the living room to the kitchen. It sounds like they're going to come through the ceiling. Also, it seems that the bathrooms are "connected" between adjoining units so noise and smells come through the walls or vents like crazy. Office staff is usually very helpful, although there are a few who are just flat out unfriendly. Basically, if you're an UNO student looking for reasonable rent close to campus this may be the place for you. If you're not, I'd highly recommend going elsewhere. I can promise I won't be recommending this apartment complex to any of my acquaintances.
Ive lived in these apartments for about a month and it's very quiet , residents are really nice and helpful, the girls working in the office are all very sweet and answered all of my questions. I have no complaints about living here
Great staff, maintenance is amazing, quite, and family oriented
Very nice office staff, easy to work with and willing to answer questions. They take complaints seriously and have an easy to understand policy regarding them. The complex is perfect for young adults looking to rent and for college students as it is very close to UNO'S campus and Aksarben Village. They have multiple layout plans for 1 and 2 bedroom apartments and also townhouses. The complex itself is fairly quiet, and since only small pets are allowed you won't be bothered by unwanted noises. This can also be a flaw however if you are looking for dog friendly apartments, though large dogs in apartments tend to not do as well in my experience. Other flaws are that maintenance center is often short handed, but in my experience when I have called and requested assistance for something serious they have promptly shown up and done their best to sort it out. All staff have always been very friendly. I would recommend this complex highly to someone looking to rent.
Highly unorganized. My girlfriend was told one price when she looked at the apartment she was going to move into and then it got raised by $100 when she went to sign the lease. Was also told she could start to move in on one day only to be told the day before that they were not ready. And finally she agreed to a 6 month lease and they tried to sneak in the agreement that it was for a full year, likely to make early termination fees applicable if she hadn't noticed it. Seemed like they were trying to scam her.
Great place for young people going to college, or just starting an independent lifestyle. Friendly staff, nice pools on site, and fitness center as well. Buildings and grounds are well taken care of. Apartments are spacious and up to date. Secured buildings is a plus! Location is fantastic everything is right down the street.
Your gas and water is included in your daily rent bill. You pay oppd and cox seperate. The atmosphere is a great atmosphere very quiet and homey. I currently have recommended 4 ppl to live here and yes they currently love it. The maintenance is on top of things and usually come the same day or day after you put in an order. When it starts to get warm out they do weekly spraying to prevent bugs of any sort. I gave it a 4 because the only down side is snow removal sucks i dont believe it exists i removed my own snow to get my car out bt they do provide you with a shovel if needed. Other than that id recommend this apartment to anyone :)
I've lived here for several years & have had my share of ups and downs. It's a large complex, and there's a diverse resident population - young people, older people, families, single people, etc. The walls are typical of complexes like this - sometimes a bit too thin, especially when there are inconsiderate people on the other side. I've seen leasing staff come & go, and some are definitely more helpful than others. It's managed by NP Dodge, so sometimes it feels like we're just a small cog in a large machine and they need to be reminded that this isn't just their jobs - it's OUR homes. Maintenance does a good job when called. Lawn care is frequent, but snow removal sometimes leaves much to be desired.
These apartments are very spacious, clean and have a reasonable price. I think it is in a great location as well. Gym good have more equipment. The maintenance is awesome there very friendly! Love it here
