Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at Spring Crossing
Moving in was super easy, everything was advised before hand and communication is amazing! 10/10 recommend
I toured Spring Crossing in December and decided it was my number 1 option. Samantha was super nice during our tour and gave me all the information I asked. However, the office seemed to be less helpful once I applied. I submitted my application on 12/19 and we declined on 12/20. This was a shock as I've stayed in 3 other complexes and have paid more in each and my credit is over 750. I called the office to ask why, and was told they didn't see the reason but once declined they don't do reconsiderations and that I couldn't reapply for 6 months. After contacting Weimark and my current leasing office, it turns out it was my leasing office that submitted incorrect information inadvertently. Upon finding out they immediately sent over the correct information and even called the office for Spring Crossing to give them a heads up. Since then I only get a response from Spring Crossing every few emails. I was told a supervisor would be giving me a call to discuss. Was never given the supervisor's name or contact info. Was told that I missed said supervisor's call (no missed calls were in my call log and no voicemail was left). I seem to be getting the run around at this point. I was disappointed but at this point I'm more upset that they are being unreasonable and seems like they are ok with just taking my money and being done with assisting. I've since applied for a new place but I feel they didn't hold up their end about sending the denial reason via mail. For those looking to apply just be aware that the leasing office is likely to be unhelpful.
I have been here for only a few weeks, but I love the community. Everyone here is welcoming.
I am liking my stay here! great amenities and spacious rooms
The the pictures and the show room is a complete lie. The building itself is falling apart. The doors don’t work the stair are uneven and unsafe the paints chipping everywhere. There is a foul smell all throughout the building. The apartment itself the floors are noticeably uneven which causes issue with furniture. The bug infestation is awful. The leaks are ridiculous. Management and maintenance does very little to fix and will leave the your apartment without probably mending the issues. Parking is a mess I have a parking pass and still was towed and was unable to rectify this with manaagement since they claim they put in new rules which I was unaware of. I am not exaggerating don’t move here
Been here for 3 months and I have a leak in my bathroom ceiling for a whole month now.no response
My boyfriend and I tried so hard to get an apartment at this place. We loved it when we toured. Unfortunately we perused them every day for over a month, calling them to check the status of our application, and they never ever called us back about it. Constantly said it was in process. Apparently they don’t want tenants.
I currently live here. In three years I had a bathroom ceiling that leaked (and by leaked I mean poured) for six months, mold in the entry way and living rooms that inspection “came to look at” but was never fixed, water that flooded my apartment and make my carpet a splash pad from the laundry room adjacent to my living room, the AC broke twice, heat broke once, and my living room flooded a second time from a random ceiling leak, which now five weeks old they still have not fixed or repaired. I’m telling you now, don’t move here.
Lived here for two years. By far the worst living experience I ever had, I cannot believe that a company can treat its paying tenants like this! The office staff never answer their phones, and they never return calls even if you leave them messages. Maintenance is a joke - they say they'll show up on x day and show up weeks and weeks later, or even more commonly, not show up at all. There are 2 washers and 2 dryers for each building. One dryer stopped working about a year into my stay and no one ever fixed it, yet they still had the gall to raise the price on the machines. A glass window on the door to my building was shattered months ago but has been left unrepaired even though a maintenance worker LIVES IN THE BUILDING. The buildings are old and infested with bugs. The sliding doors in my unit were installed backwards and had a large gap where bugs, dirt and leaves, and cold/hot air would come in. If a neighbor has bedbugs, they will certainly make their way over to your unit due to the incredibly dilapidated state of the walls and floors. Despite all these issues, the property pesters each tenant with multiple emails and demanding rent. Do not live here. The large apartments are not worth the headache.
Been here almost a year AC breaks and no one responds. No one is in the office even during the posted hours. Call the office no one answers email no one answers. Literally only 3 maintenance people for the entire company so good luck getting anything fixed. The service that answers the phones won't give an actual contact number to a live person. Honestly this place is a slum. Oh and the police are on site nearly every night as are the fire department. If the management cared they would address these problems by making themselves available.
Apartment complete is terrible. If any issue comes up the office ignores you because you aren’t allowed to go in and you have to schedule a meeting which when you call goes to a voicemail that is never returned. The last month I’ve had hot water maybe half of it as it goes out and it takes call after call to finally fix. Rent somewhere else!!!! Stay away from here!!!
everything about this place is horrible they only care about receiving your rent! You live in HORRIBLE conditions maintenance does not do a thing I’ve been here over a year and can’t wait to be in a position to leave! Other tenants feel the same way there’s damages that won’t be repaired people are out of showers and no hot water. It takes sometimes months to get anything fixed. It’s dirty it smells there’s trash everywhere you won’t receive any help if you need it. You live in horrible conditions unless you beg and beg everyday until they come and barely fix it which breaks again in two weeks. Just run far away from here save your money.
Horrible place to live. Please ?? run. Horrible cheap place
Didn’t even have the decency to clean apartment before move in day. Filthy !! Rip off apartments don’t look like show room and rental lady plays “knowing nothing “ well. The entire leasing company lies about things being taken care of ... don’t live here why do you think they have so many available . If I could put negative stars I would
I have lived here long enough to know that it doesn't matter who the management is or what new maintenance staff gets hired that this place needs to be shut down. They are so many issues with the apartments that they all just need to be knocked down and renovated. Every building has at least one or all of the following problems: mold, roaches, leaks, no heat, no ac, weak/broken floors, non working appliances, bathroom tubes, sinks and showers not working. Oh and let's not forget trash and marijuana smelling hallways along with holes and broken backdoors. I promise you that none of the issues are ever going to change when the management can keep up with the upkeep of building repairs/apartment issues. You have to call the office/maintenance line multiple times to get one issue looked at, if your lucky they may fix it right the first time around. I almost forgot the water issue here, several times throughout the months water is cut off without you receiving and proper notification ahead of time. All in all this a horrible no good very bad place to call home!
I am happy that I decided to move to Springs Crossings. Indeed there might be some "better looking" properties out here in Newark but nothing beats the size and price of this complex. I moved into a upgraded 2 bedroom empire they call it and I love to cook and the kitchen is fully upgraded, nice! The pool is great in the summer I'm sad its closed but all people are so nice here. Haven't had any maintenance issues and hope to keep it this way.
I just moved here from across the country, and have found my experience at this complex to be really warm and welcoming. Looking at previous reviews, I can acknowledge that the walls are thin and you will hear it if a little kid is running/jumping around upstairs, but I’ve had that issue at every apartment I’ve lived at and don’t think anyone should dock Spring Crossings any points for that. In terms of bugs, I live on the ground floor and haven’t had any issues with any roaches or any other bugs. Overall, the unit itself was just as advertised to me over the phone and in pictures and when I’ve had any maintenance related issue, management was happy to help out and contact maintenance for me. Service was quick and professional. Also, in general, management has just been wonderful in terms of answering even the smallest of my questions. I don’t know where the negative reviews come from because I haven’t met a single rude person since moving here. Everyone has been kind and accommodating and helpful. This new management has really turned this place around from whatever these old negative reviews are addressing. It’s a fantastic place to live! Clean, spacious, and friendly—and incredibly priced. Definitely happy to call this place home :-)
I only been here a month and I’m already regretting it. Maintenance SUCKS. AC is a whole different story. I’m hoping to get out of here asap.Everything I Saw online was all BIG LIE. I’m just hanging in while I look for a better place. Please don’t come over here. Try other apartment complex.
I have been here almost 4 years, before this management company took over, it was terrible. When this company took over it is still the same!!! Maintenance sucks, the manager in the office (the very few times she is even present) is so rude she cuts you off in the middle of talking, she has a nasty attitude and if you have a maintenance issue forget about it! She tells you that all she is worried about is ac’s Right now... not to mention my ac hasn’t been working for months and I have been told I am on a “list” but I still have not seen anyone at my apartment. She is a joke. This place doesn’t even deserve 1 star. Don’t get locked in a lease because there is no turning back once you do it.
I have been here for over 4 years and the new company doing a good job my building has just been redone with new carpet and paint and looks great, I just wanted to let them to keep doing what they are doing, because things looking nice. I like the fact around it gets quiet and since I work day shift is great place to be I can get to work really easy because of where 95 is.
I absolutely love this community. The location is superb and its at a great price point. The staff is warm and always looking to help. When I moved in 2 months ago I needed assistance with my apartment and as soon as the maintenance was notified they came to fix it. I am Thankful I Chose Spring Crossings as my home.
I am warning you, please don't move here. You will regret it. You hear everything your neighbors do and say (I swear the people above me move furniture for 6 hours a day). You can keep dishes done and food in airtight containers and STILL have roach problems. Want a washer and dryer in your apartment? You can for an extra $75 a month. I spend $30 a month doing my own laundry at the laundry mat. There isn't a single plug in the apartment that could handle a washer or dryer so I'm assuming they'd have to come install them...but I would not trust them to do it without burning down the place! The hallways smell like marijuana. And if someone smokes anything in the hallway, it fills your apartment as well!! Don't be fooled by the pictures online. We were and now we are stuck in a year lease in this hell hole. Talk about false advertising.... This is, by far, the worst place I have ever lived. Spend $100-$250 more and get a legit apartment to rent. With as much money as they make off of everyone here you'd think they could fix the issues at hand! Thank again!
Spring Crossings under New Management is a great safe, and convenient place to call home. Close to I-95 , Christiana Mall and local restaurants. The office staff is exceptionally friendly and responsive to the tenants needs.Any issues which have been very few and far in between, have been addressed and corrected in a timely and professional manner. The Apartments are newly renovated incredibly spacious and peaceful. I have never encountered any issues with safety or noisy or disorderly neighbors. Disregard any negative comments below those are left by previous tenants under prior very very Poor Management. Stop by today and check out the Monthy Specials you will be glad you did.. Cheers and Welcome to the Neighborhood!!!
This complex went through 3 changes in management in the first couple months I moved in. I had one bad experience after another with no resolution or promises to try to resolve my issues. One issue being my air conditioner did not work for over a month and my apartment was over 90 degrees at times. By the 3rd and current management change, I finally had all my issues resolved, and a personal call from upper management to resolve issues I wrote an email about months prior. I definitely recommend this complex.

So i moved in here with my husband in early june. Already had severe issues. Cracked and leaking ceilings in TWO seperate areas of the house. The doorbell wasnt working and there was no a/c or heat. I made multiple request and they never answered, then when they finally did answer they stated that it wasnt an emergency. Then a few nights ago, the dining room light fell due to the banging and thumping from the neighbors above. They answered when i called the maintnence line but said that again it wasnt an emergency and said they werent coming. They want all your money and you have a crap apartment. The worse decision i ever made and to save other i encourage you to look for other apartments and dont fall for the pictures they display on here or any other rental site.
I recently moved in and love it here! This place is awesome! First complex that i actually like! I love the grounds and the staff are great too! Maintenance takes care of anything i need in my apartment!
This place is absolutely horrible, horribly managed, maintenance is horrible. My partner just moved in in June and has had nothing but headache, issues, and problems since she's been here. They were super nice at first, gave her a discount on her rent and promised her the moon and stars. When asked about the bad reviews that she'd seen she was told that it was simply vindictive former tenants and that it was the old mgmt team. I assure you that Spring Crossings/Autumn Park is prob the worst I've seen in this state! Want details? Ok, let's go. First, she moved in with no toilet seat in one of her bathrooms, took them a week to fix that. She still has no shelves in her hall closet, known on her shower, and the entire patio door fell off her 2nd time opening it!! When maintenance was called, they kept telling her that there was a ticket in for the repair. This was Sept 2, today is Oct 11 and she still doesn't have a patio door despite numerous calls! "Oh well theyre renovating the apts so I wouldn't have that problem." This IS a "renovated " apt!! Now, she was told that she gets a discount on her rent bc of their preferred employer program. She has paid her rent on time as well as kept the receipts. So can you explain why shes gotten letters about non payment of rent and a freaking eviction notice on her door????? We're planning on counter suing as well as bringing up all the issues about this apt that has yet to be repaired. Please save yourself the headache, I wouldn't wish this place on my worst enemy!!! The ppl who are posting positive reviews are fakes, they work for the company I'd be willing to bet every dime I have on it!!
The environment is bad. Also, the front desk in the leasing office doesn't do their job properly. We can't move into the room after we've gotten here. The room isn't ready to live in because it is still fixing. There is no notice from the leasing office indicates that the room isn't ready yet. Don't move to here.
This place is terrible. They don’t fix anything. They have larva gnats in the pipes. The pipes are old. The apartments are old and ceilings are moldy and falling down. It’s a nightmare. Management is rude and disrespectful.
Any review on here that says it’s a nice place to live is one of the people who work here! Stay far away these people at Concordia properties who took new ownership only care about one thing money! They are con artists they don’t fix anything at all the grounds are dirty. It’s an unsafe place to live. Trashy and roaches and mice. If you come here and speak to tenants they will tell you how horrible it is here. It’s like housing projects. Move some place else look at all the reviews it’s scary.
I moved in about 6 months ago and I am extremely happy. I have lived in apartments all my life and this is the first i feel like the owners and management really care. Keep it up!
Recently moved here and it’s terrible the new owners are dishonest they don’t do anything but expect you to do your part as a tenant. There is no pool for you to use just one to look at! The apartments are not maintained well they never make repairs. The laundry room is small with outdated washers and dryers that don’t work I go to an outside laundromat. The entire staff is unprofessional and rude! Worst mistake I would make was to move here! The staff constantly changes in the office. The maintenance men are even worst they use profanity, smoke, and play around in the job! I wish I didn’t have to give this a star! The buildings are unsafe the police are always here for multiple reasons. Major electrical issues here and me along with other tenants have complained to the county. Water is shut off all the time when you contact the office they don’t give you a reason why.
I moved to Spring Crossings (formally Autumn Park) site unseen from North Carolina and I must say I was pleasantly surprised. The office staff (Jade and Cathy) was very helpful and attentive. The apartment is really nice and spacious. There's never any parking issues and I like the fact that you need a key to enter the buildings. I also met the owner who was very nice and actually had a conversation with me in his office. He explained that this property was under new management and what they've done so far. I have had no major issues and would recommend this apartment complex to anyone looking to move into this area. Also, there's a grocery store and shopping center steps away from the complex. There's also the high school literally right down the street and elementary school not far. Spring Crossings is in a perfect location!
RUN AWAY! This place is an absolute disaster! I have lived here for almost a year and can’t wait for my lease to be over. I have moldy ceilings, bug infestations, account issues after you pay your rent and maintenance doesn’t fix anything fully. These people don’t care how your living space is only want to take your money. Teenagers were seen harassing people and they tell management and nothing is done. It’s a complete wreck! Don’t even waste your time!
I have lived here for 4 years and they fix absolutely nothing. People in the office have stolen people's rent checks. They show you an apartment that looks great then move you into a dump. Maintenance never comes out to fix anything. No working washers and dryers no heat no ac and the water is off half time too. They change girls in the office all the time. Run run run dont rent here. New management is just as bad as the other one
We are very happy with the new management. We love the spacious floor plans, and the top of the line stainless steel appliances. We are conveniently located to many shopping centers. The staff is very courteous and assists in any way they can.
No working AC , Roaches EVERYWHERE, management DOES NOT contact you back. Police is ALWAYS in the neighborhood because of crime. Don't be fooled by the photos!
I'm convinced this complex is cursed with poor management. Maintenance still takes months to fix issues despite the leasing office being aware of the negligence and there is not enough dumpsters in the complex so people literally have to dump their trash outside which is disgusting. You do not want to live here.
Property Manager at Spring Crossing, Responded To This Review
We are sorry to hear that you are unhappy, as we are very sensitive to our residents needs. We have very adequate dumpster space to fill the need of all of our residents. We are also very proud of the fact that every maintenance request gets attended in a timely fashion. We look forward to hearing from you at the office, so we can address your matter.
I chose to live here because of the location and size of unit. The 2 bedrooms feel so spacious and have a nice balcony. It’s right by the shopping center. I always walk to shopping and take my dog on a walk at the same time. My needs and some of my wants are finally being attended to with the new management.
I have been living at Spring Crossings for 6 months now. I’m planning to move as soon as I can arrange it. When summer hit, my AC was not working. As of right now it’s been reported 7 times and has been a month and it’s still not repaired. We had a major water leaks from the apartment upstairs in our kitchen and living room. And the following week another leak in the back bathroom, followed by another leak in the master bathroom. Both bathrooms have been repaired and started leaking again. When the maintenance supervisor came out to repair the back bathroom for the second time, he complained the whole time he was here that the pipes are all bad in all the buildings and that he has never cut so much drywall to patch walls in his 30 year career. As of right now the second leak in the master bathroom has been reported a week ago and still nobody has come out to fix it, and now there is mold growing in the bathroom where the leaks are. In addition to all of this happening in just April and May, the washer that is in our building hasn’t worked since the day we moved in. And yes that’s been reported many times as well. The main door to the building has also been broken and won’t latch since the day we moved in, and that also has been reported. The playground would be amazing if there wasn’t trash and glass and beer caps all over it all the time. The pool would be cool if the water wasn’t murky and there wasn’t trash floating in it. Frankly speaking, I can’t wait to get out of this dump.
I just want to thank management for dumping so much into these apartments. I now have working washers and dryers in my building!
Spring crossings is a great palce to live. I have been here since the old management. You cannot compare the new management to the old management. The new management is making things beautifull in here! Its a pleasure to live here!!! Thank you Spring Crossings!!!!
So first thing, i walked in the day to sign my lease , landlord tells me she moved me into a different apartment last minute. so i had to call delmarva to get it changed. then she didnt have a building key for us yet so she told us to go to the back of the building and the bottom of a door was broken into so we had to enter that way . then they fixed the glass so we were locked out. she then only gave us one key (not my roomate) so he had to leave the patio unlocked so he could come back in. well we got robbed that night. then winter comes around, no heat for about 2 weeks. maintenance doesnt come until the day before with a space heater. **NOTE THEY DONT TURN THE A/C ON UNTIL MID MAY** its about 90 degrees in our apartment. the sink is leaking, our patio doors glass came apart, and the shower wall is coming apart as well. MAINTENANCE NEVER COMES UNLESS YOU CALL THE EMERGENCY LINE** this is seriously the worst place ever. theres always little kids running through the halls and right outside your door screaming. the people above us make so much noise we always hear them walking . the dishwasher does not work properly, ive called and called but they said just try it again?? befire i moved in she asjed if i wanted new appliances for about $50 more a minth. i said as ling as everything is working properly i do not need it. she said if they breaj they can replace it. but they havent replaced the dishwasher. this is a very trashy apartment and the tenants dont care about you at all. they put pressure on you to sign, and are very cheap. yet they have money to make the main office brand new, and leave our apartments falling apart. DONT MOVE HERE, VERY UNSAFE.
This complex went from being decent to down right trifling. The complex is flooded with teenagers that don't have any respect for anything. When I first moved here you used to just have worry about them fixing stuff, now you have to worry about getting rob or your property vandelized. You can call the office to make reports but they just refer to the police who ultimately refer you back to them since its involves the people who they lease too. I have watched teenagers climb from the front steps on to a second floor apartment more then one time. I have also seen the elderly get harassed by the neighborhood hoodlums. So when you add that to the fact that the complex still doesn't fix things like leaks, hot water, heat and the parking lot lights that enable you to see these hoodlums at night the rent should be free, better yet they should pay you for staying here. PLEASE DON'T MOVE HERE, ITS THE SUBURBAN PROJECTS!

We want to extend our sincerest apologies concerning all the issues that you have faced. Since we acquired Spring Crossings last year, we have had some challenges with children in the community. Because of that we have been in touch with law enforcement and have made them aware of the buildings and apartments that our residents are reporting to us. We have repaired the lights in the parking lots and have resolved many of the work orders in order for our residents to be safe and comfortable. We have seen a change in the community. If you have any information that you would like us to share with New Castle police and would like to discuss these matters, please call our office at 302-366-1172. Thank you
Broken Building doors so anyone has access Dumpsters too small, trash is everywhere. Repairs are not fixed when requested Leaks from broken pipes Vandalism Office hours are not consistent. Sub flooring is old so every step above you sounds like the floor is caving in. Rent payment site doesn't work properly.

I was supposed to move in on a Saturday but there were roaches all over the kitchen (dead and alive) and in the bedrooms. I had to wait all weekend to speak to someone and when I did they acted like they couldn't help. Today it now Thursday and nothing has been done about the roaches I have no where to live because I'm not moving my things into a roach infested home. I still have not talked to management because she's "too busy". DONT MOVE IN THESE APARTMENTS!!!!

This place has many issues. I've been here for 4 years and it's been a mess year after year. I do see the new owners trying to make it better. There is a real safety issue here. We have no outside building lights, no parking lot lights, no hall lights on the lower level hallway and no outdoor lights in the rear of the building. It's totally black at night. It's been this way for the past two years. We are always told, "we are working on it".After many complaints from me and other tenants nothing is done about it. This is putting all in danger of some type of an assault or car damage by break ins. I think they will act once someone gets assaulted and cars begin to be broken into. There will be major law suits if this happens.
