Property Ratings at Spring Hill Apartments & Townhomes
Do not accept a first or second floor apartment in this community. I initially asked for a top floor back in March and was told there were none available. I regretfully settled for a 2nd floor and it was the biggest mistake. I wish I would have listened to the bad reviews about noise, thin floors and poor management. I signed a 12 month lease and it was so miserable at Spring Hill I only made it 8 months. My roommate and I saved every penny we could to GET OUT. Over 3k down the drain so we could move somewhere we could sleep at night. We asked our leasing agent if the people above our unit had a dog before we signed anything. They said "I cant share that information but if you have any issues let us know and we'll take care of it right away" They will tell you what you want to hear. Its their job to fill that space. DON'T LISTEN. Please don't chance it unless you have a few grand in savings to bail out. The tenants above us had a large dog that woke us up every night anywhere from 11pm-7am(these are stated quiet hours in the lease). It became the most unbearable routine. Running, thumping, ball playing, every night, sometimes an hour or so long. Often so extreme we could feel our walls shake. I brought it to managements attention like i was told by my leasing agent and the manager said "were a pet friendly community" Yep, that's it. Management was consistent with its dismissive and deal with it attitude. They also acknowledged (after a week or so of investigating my complaint) that the residents dog was NOT listed on their lease, NOT a service animal, and well over the 25lb weight restriction listed on the lease. All a breach of contract. Still, I offered to relocate to another unit in the community and was told they "had nothing available". The solution to resolve all of this? Management had the above tenants add the dog to their lease. The noise just got worse and they made a quick 3k off of us in buyout fees and 300$ + 25$/month from the above tenants in pet fees. So again, be cautious even considering moving into a 1st or 2nd floor apartment here. Honestly I'd stay away from Spring Hill and communities managed by Apartment Services all together.

Was only there for year. When I moved out my unit was in the same condition as when I moved in and they charged for everything. They charge for a butter tray that was in the fridge and small wear and tear stains in the carpet along with a list of other things. Advice if you move in live in a bubble that way you can get your whole security deposit back

Resident for a decade; asked for some updates like carpet and paint that were approved but never done. Moved out a year later and went to turn in key but office closed/no drop box. Charged 1 month rent for 1 day late turn in. STAY AWAY. This is how they treat loyal customers.
Nice townhouses overall but management doesn't really care about its residents, no matter how much money you pay there. Constant bug, insect problems. And don't expect to get your security deposit back once you leave, they'll find some bs excuse to keep your money.
3 weeks in and my place is infested with silverfish, roaches and ants I hate it here
When you have a comlex that does absolutely nothing about a rat problem that multiple people have complained about then recommending this place to somebody is awful. The rats run rampant where we are right now, have destroyed the wooden walls to create there own home full of tunnels and entrance ways. For how much we pay in rent this should not be happening. Ive been in cheaper places than this and have never had any such problem.
Hi, I want to share few experience about this community. I hate to write long post, but I don't have any other way other than writing this. I Liked the apartment initially, because, it is ok with the money we pay, but, the time changed/People changed/Policy changed. Recently, Increased the rent, added the utility extra but, there is no development in the property,It is still same what used to be for last two years and the building getting old. Also, I have recently moved to new unit in the same spring hill community and Received the security deposit refund for the old unit only 25% of the amount paid. Rest of the amount deducted because, Carpet and duct clean(not sure what it means). There was a inspection scheduled before my move out and leasing manager came and inspected. she said everything looks fine. but, Later, I was surprised to see the bill when I saw the charges. 1. Duct Clean for heavy odor throughout the unit. 2. Double Clean carpet-Stain. 3. Double clean matted carpet. 4. Deodorize carpet etc. I understand that using carpet for an year having kid will have some stain which is reasonable. Also Remember there should be some normal wear/Tear which is acceptable of course, nothing can't be 100% perfect over age and every landlords accept that. But, I am not sure about odor/Duct cleaning charge that they put in my security deposit bill which came around 450 bucks. I cook everyday as usual like everyone does and sometime don't. I am not running any restaurant in my unit to cook heavy luxury meals to make it smell heavy. I was staying in the apartment/unit just for an year. Also, I stayed lot of other apartments which was more than two years and I didn't hear any complaint like heavy odor smell. I spoke to Main office(Timonium) and Regional manager about the security deposit. The only answer I hear from them, I don't know and pointing each other. It is just plain white paper answer. With that ,what I understood, first of all 1. They don't want to return the security deposit fully and trying to fix something to cover the security deposit. 2. Identify the reason to cover the security deposit which can't be refundable. 3. There is no proof that tells that apartment/unit has strong odor in the duct. 4. Good team work. How this can be fixed. Also, I am afraid of staying in this community after seeing this incident. I am sure, they will do the same thing again for the new building when I vacate.
Everyone in the front office as been wonderful since day 1. The townhouse is spacious and is located in a great area! The staff does a great job of keeping the grounds clean and well kept at all times. The pool is nice and they have a great community center that you can rent out for events!
The apartments are a good size and have been recently remodeled. There are 10 apartments in a building. Noise/foot steps can be heard above me. Next lease renewal will have a charge for water usage. Maintenance staff friendly and knowledgeable. Personnel has changed at leasing office and have no opinion at this time.
