Property Ratings at Spring Valley Apartments
At first my boyfriend and I were interested in Spring Valley mainly due to the location. 5 minute walk to Broadway.. Really can’t beat it. And Farmers Market right across the street on Saturdays morning. Nothing better than not having to move your car from Friday after work to Monday morning because you have everything walking distance. But we soon realized the apartments also had off street parking, laundry in the unit, storage unit, newly renovated floors AND they allowed pets. We were sold. Our apartment truly feels like home. The Spring Valley community goes above and beyond (i.e. introducing you and other new neighbors when you move in, hosting a summer BBQ, free ice cream truck visits, minor maintenance issues handled in hours). We highly recommend Spring Valley!
Very small bathroom, Noisy environnement. You could hear music and partiers downtown and people in other flats like they were in your flat.

As everyone who checks us out knows, Spring Valley is a "quiet" community, meaning all that apply are aware of this and WANT to live in a community where all residents respect each other including noise. If you had made us aware that your neighbors were not being respectful, we would have assisted you in resolving the problem. With regards to noise from downtown, our closest building is 0.3 mile to Caroline St. I imagine if you live in that building, and one of the loud bands is playing downtown, and your windows are open, and the wind is blowing our way, you will hear the music on some summer nights. With regards to the bathroom size, just curious why you rented the apartment (flat) if you thought the bathrooms were too small. Best of luck and hope you find what you are looking for.
Pros: Close to downtown. Everything in walking distance. Affordable rent(initially) Cons: Walls and floors are paper thin. You will hear everything your neighbors do, even simply walking or talking. Expect to sign a new lease 4-5 months before your lease expires. If you do not agree to a lease renewal, your apartment will be leased out to someone else. Despite the property managers response to rent not being raised, this is false. Expect rent to increase by $50 a month every year.

Sorry to hear you are disappointed with us. We think our rent renewal process is quite fair and not as you stated. Renewals are sent out 90 days prior to lease expiration and we ask our residents to let us know 60 days (2 months not 4-5 months) prior to the expiration. And, if residents need more time to decide, we usually are able to provide that. We would never indicate to someone upon coming to our community that your rent won't be raised at renewal and, in fact, if market conditions dictate, rents may decrease at renewal. If I am correct as to who the writer of this review is, your rent went up at your first annual renewal by $30 per month or just 2% and, at your second renewal by $20 per month or just 1.3%. You could have chosen to not renew or at least discussed with us your belief that we had stated that rent would not increase at renewal. Also, I'm sorry if you feel it improper that we re-rent apartments when they become vacant. Unfortunately, in any multi-unit building, neighbors do need to be respectful of each other. We are a quiet community and all that live here know that. We appreciate your military service and all of the military personnel that reside at Spring Valley. It is unfortunate that as part of your service, the Navy requires long overnight shifts which I'm sure makes it difficult to sleep during the day when other residents of our community are moving about. Since none of our apartments are bigger than 2 bedroom, we don't have many children living at Spring Valley, but management, staff and other residents do welcome families! As an example, we gave small gifts to the children at the BBQ that we hosted for our residents across the street at High Rock Park last summer. And, the kids really liked that we had a Mr. Ding-A-Ling ice cream truck come at the end (we paid for that too, of course). Good luck at your next post.
A wonderful place to live... Location can't be beat..well maintened grounds and any problems you might have in your unit are taken care of very quickly. My air died during a heat wave and they brought in a portable room air conditioner until the new unit arrived. They did everything to make sure I was comfortable! Dave and Lynne are a great team and I appreciate all they do. Would recommend this property to anyone.

These apartments are the best! Their current market price is competitive to other 2 bedrooms in the city since the units are so spacious, have a really nice front deck ,have so much storage (large storage unit in the apartment!),off street parking,noise and air tight new windows,W/D in unit, and bedrooms are both large. The layout of the apartment is amazing, perfect for a roommate situation, family w/child, or if you are just a couple who has guests because of the second full bathroom being located near the second bedroom. Location is perfect,it's right downtown and close to everything but on a quiet and cozy street. The property manager,owners and maintenance manager have always been very responsive. Very easy living!
Clean, comfortable and in the perfect location. Other tenants have been extremely nice and welcoming and the landlord as well as full time maintenance employee are outstanding. You won't find a nicer, more affordable apartment in such a good location.
The apartments are very nice and well maintained and very close to downtown which is nice. They are roomy, and have a full size washer and dryer and my downstairs unit was very comfortable throughout the year. But if you plan on being there more than a year plan on an increase of $100.00 month when the lease is renewed which just got to be too much after all the apartments are 30 years old and do not warrant that much of an increase.

Yes, we do have some long-time residents who are not renewing. We have a number of single people who have stayed in our 2 bed, 2 full bathroom apartments because our rents have been comparable to 1 bed, 1 bath apartments in town for a long time. The vast majority of these residents are staying, because we do have "very nice and well maintained" apartments which ARE downtown (0.2 mile from Broadway and Lake, the center of town) AND still a great value. BTW, new residents will not experience increases as the writer mentions since they are coming in closer to market rates and we intend to stay close to market rates which we haven't done in the past, thus the need to raise rents more for existing residents. And, we have continuously updated the units - brand new energy efficient windows, siding, wainscoting in both bathrooms, pull-out easy-glide drawers in the kitchen, for example. I spent a year here(2015) before relocating outside of the area. The apartments were the best value for the location. Central AC, large storage room, full size washer/ dryer, clean kitchen, and overall great size space. No complaints at all, loved being close to the downtown area. You can walk to all of the local restaurants, bars, and entertainment venues. There’s a nice Farmers Market right across the street during the warmer months of the year. Parking was never an issue, the street is quiet, and a dedicated maintenance manager was available for any help that was needed.
