Its a good place to live; close to work and very accessible to the interstate.
Very unprofessional place. Do not live here. Overpriced. A/C system always smells bad, huge water bugs enter home during summer, management does not care about residents.
To get in to Springhouse, communication was very often, but once I had my first issue, things went downhill from there. In the first month October 2019, my heat was not working. I put in the order and someone came out about 3 days later when I wasnt home and said it was fixed. When I got home it worked for 2 days then went back out. I did mention it not working again and requested to be home when they came. I did not truly get the issue resolved until about April or May of 2020. Then my door latch was broken. I was advised to keep the chain lock on it and I should be ok. About 2-3 weeks later, that was fixed. Then my dryer went out I put in the order, 2-3 weeks later someone closed it but had not been out to my home. She called to have me do the survey on the work and I told her it had not been fixed. So she reopened the work order so it looked as though I had just put it in again. I really just want to move. Going on 2 years here and every time I try to move out, there is some stipulation.
Our only real problems were with the unprofessionalism of the maintenance team and an individual from leasing telling us our bathtub leaking into our downstairs neighbors apartment was our fault. That turned out to not be the case, and the issue has seemingly been resolved. With Jose joining the team, things seem to be looking up for the maintenance department. Otherwise, we have no complaints about living in this community.
This is the worst apartment place that I have ever lived at. No one is professional. No one gets anything done in a timely matter. Managers never call back like they say they would. No one answers the phone or responds back to emails. There is no voice-box to leave messages when they don't answer the phone. They won't let residents come in and speak face-to-face to management. I wouldn't recommend this place to my worst enemy, that's how bad it is living here.
If I could give zero stars, I would. Lived here for about 14 months and it has been a horrible experience. It took them a YEAR to replace the lock to my outside closet, after putting in multiple requests since the first month I moved in. They still haven't fixed 4 of my electrical sockets. My fridge has been leaking since December 2020. I've put in a request a couple times for them to fix that. Still, no one has come out. It took them a month and a half to renew my lease. They love to give excuses! Renting here is overpriced for the poor service. Can't use the pool or gym due to covid, yet still being charged for amenities. You can never get anyone from the office to answer the phone and they have no voice-mail box. You have to keep calling all day, and even after you get ahold of them and ask them to follow up with you that same day, they still don't. All they care about is taking your money and renovating their office instead of fixing your apartment. Do NOT rent from here.
They worry more about pocketing money then fixing any issues inside apartments. It takes them months to fix one thing or they have us do it ourselves. They have lied multiple times about having parts on order but then a few weeks later stating that there isn’t anything on order but they will get something on order. My apartment and my neighbors have both had horrible mold problems but they don’t see it as urgent to be living in a moldy apartment. If I could give zero stars I would.
The community has some hurdles it needs to address. The handling of service request during COVID-19 has not been good. Changing of management along with property company has left a bad taste in my mouth for this community. Renter beware. It looks pretty and is a beautiful community (at least in the front of the community). Management and maintenance are extremely lacking.
When I first moved in it was beautiful, I expected a lot. My one bed apartment is very small, and none of my outlets work properly. Either the outlet doesn't work at all, or anythinb plugged into the outlets falls out. My entryway ceiling had a water pocket in it, which exploded and flooded the entry way. Maintenance was called, but after 3 years here, there is still a giant hole. They take the time to make the outside and entrance to the complex look appealing, but it is the worst place I've lived in. Also, each month you pay for pest control, but inside the apartments is HORRIBLE when it comes to pests. Tons of bugs (especially roaches) and bugs get in through the doors because the doors are crooked as they leave a gap between the doorframe and the door itself. Save yourself the trouble, rent elsewhere.
New property manager, Wilmarie, contacted me in reference to old work orders I submitted to previous management, which were never addressed or even acknowledged. She personally came to my door and did the work, rather than waiting for maintenance staff to do it all. She is a sensible, hands on, jump in there and get it done, young woman. She took care of the small but necessary stuff on the spot and will be back with help this weekend to handle the rest! I would encourage others to speak with her regarding your concerns and give her a chance to correct those wrongs of past management. Welcome to Springhouse, Wilmarie, Im glad you are here! You are by far the best thing that happened in 2020
Not able to tour apartment before signing lease, after getting keys multiple things broken and still not fixed a month later.
The first few years here were satisfactory. In the past two the service has declined. The issues range from not being able to get repairs performed to not being able to use the parking space that we pay fifty dollars extra for because visitors use them and you cant get the towing company to move them . Despite having several work orders outstanding for months, we have not been able to get any relief on our rent or get the repairs performed. It is difficult to even get a person on the phone or have a call returned.
Things are fine had some issues that have been resolved Ive only lived here 3 weeks and so far this is a very nice quiet place to live the staff here have been great..
Management is incredibly difficult to contact. My self and a neighbor have both experienced hold times of up to 30-45 min. During Covid you are still charged for the amenities such as pool and gym but can not use them at your own risk. Ridiculous excess charges such as pesticide but my neighbors had mice and below her the resident had black mold that took almost two months for her to get moved to a different apartment.
Looks nice and polished on the outside, but timely and full resolution of issues needs some serious work. Money spent here isn't necessarily earned, and it wasn't like this up until recently.
This has been an incredible experience here at Springhouse. One thing I can guarantee, is that this is a family community. During these times, we have all had to face unexpected challenges and have been uncertain how we'd make it through. Financial loss; loss of employment, etc. The staff has made sure that we know they have our backs. And have made arrangements to make things easier for everyone affected. I can't begin to think of anything negative, nor have I had any experience other than AMAZEMENT here at Springhouse. Thank you for all that you have done for this community.
The community is quiet and well kept. I have been enjoying my time here so far and the lake view has made working from home a little less stressful.
Springhouse Apts in my first week has been ok.
Whatever you do don’t move in if you want working appliances. I have tried multiple times to get anything fixed and they refused. The last straw was when the maintenance team refused to fix my AC because it is hot outside. It’s nearly 80 degrees in my apartment but I have to deal because it’s trying its best. Don’t move here. There are so many better options.
The property is beautiful and the apartment lay outs are nice too. Definitely view the apartment first though and make sure everything works, is up to par and available. We were unable to view the apartment before moving in, as we were moving in from out of state. We found our the hard way with many things not working or available. We had to really push before we had staff come over to fix things. Communication and understanding on their part was not good.
Everyone that I have met so far have been very pleasant and friendly. Being alone I feel safe. The grounds and parking lots are well lit. The new management is diligently working to improve the appearance of the complex and apartments.
SpringHouse Apartments has exceeded my expectations. This is a place, where even in the quarantine and pandemic make you feel welcome and like you matter. I have emailed the front staff and that same morning the maintenance guys are at my door and actually fix what ever small problem there may be, and there aren't many of those.

Springhouse is a quiet and friendly community with a professional and kind office and maintenance staff. Ive lived here 10 years and it keeps getting better.
Although I am still a very new resident I must say, I am tremendously impressed by the staff. Christy, Sasha & Robin should be commended for their hard work and dedication to Springhouse. I know I'm going to love living here!
Springhouse apartments are definitely a hidden gem in Newport News. The location is perfect, the state of the complex is pristine and to top it off they have a large pond which provides a great relaxing and meditation spot.
We have been here for 8 years, generally very quiet and well maintained.
I am currently a resident and I've already put in my notice of vacancy due to several reasons. The plumbing/piping system is trash here and that's exactly how it smells in my master bathroom, it reeks of rotten eggs. I've complaint serval times and all the maintenance and the property manger's solution is pouring bleach down my drains. There is a roach infestation in my newly renovated apartment, the first six months it was here and there but these last six months has been horrible. I've been killing COCKROACHES twice a week almost, especially when its raining!! I live on the second floor with a fireplace, I've seen them come from there time after time. I've had to be contend with a backed up dishwater that also reeks, and keep up with all your receipts staff very unorganized!

Stayed for a year just currently moved out. One of my biggest issues was that management decided to put their hardwood/vinyl option on the second floor. Me living on the first floor, I can hear Every. Single. Footstep. that my upstairs neighbor takes and hes not even a heavy set person just a normal guy. Being on shift work and sleeping during the day this was not ideal at all and I dont recommend living here if all they offer is a first floor unit. Second was the bugs, with the complex being surrounded by trees, no matter how much pest control request you'll make, you will have bugs everywhere. You may have less on the second floor but if you're on the first, good luck. Prices did raise as well and it just wasnt worth it at the end when u have other competitive apartments in the area that offer more for the price springhouse is listing for. I really did enjoy the office staff. Theyre the only reason why I'm giving a 1 star review. If I could give 0 I would. Staff was amazing and friendly, would hate to leave them but personally glad I'm leaving the place.

Office staff refuse to acknowledge the outdated appliances. Be prepared to be hot in the summer and cold in the winter. My AC unit constantly "goes out" and maintenance is out almost every week to fix it. Often times the AC will trip the breaker which im sure isnt safe. Office staff drags their feet getting maintenance out and often times makes excuses that its not hot enough out to be a priority. This has been an ongoing issue with not just myself. My neighbor below me states his AC frequently leaks and they have not fixed it and a friend of mine moved out due to the same issues. I will be moving as soon as my lease is up!

Moved here recently and so far I am very happy. Love the fact that a washer and dryer are included with the appliances in my apartment, previous apartment didn't have it. Haven't had a chance to enjoy the events that will be held by the community but so far looks like it will be really cool to be a part of. The staff are very kind and were very helpful during my move-in making the transition that much less stressful. The location is much closer to everything than my previous apartment and much nicer, and a big plus is that the walls are much more thicker than my old place, don't hear a thing from the neighbors. Hope to live here for quite a while.
The Spring House Apts. is a beautiful apartment complex though the uncontrolled rent for a lease renewal shows disappointment. Further patronage would traditionally receive either current or decrease in rent. The maintenance staff although very friendly and respectful lack effort in minor repairs though to major malfunctions prove quite expedient. I believe this is due in part to a lack of communication between office and maintenance. On a good note the apartments layouts are designed exceptionally but does not compensate for price to include location. Thank You.
Equipment is out dated. We have lived here for a year now and multiple things have gone wrong. The AC unit had mold in it. The washer leaked every where. Place needs a lot of maintaince done to it, very out dated and to much per month.
The property is nice and quiet. We have never had to make any noise complaints; probably due to a lot of police officers that live in the complex, which is a plus. The front staff and maintenance are very friendly. The one things that sold us on choosing this complex, was the special offer. Now that we have resigned our lease, the price has increased a lot and now seems overpriced. Since we have lived here we have had multiple issues that took awhile to get fixed. I've never had this many issues living in another complex. For the money we are paying, we could be living in a nicer complex with less issues.
