Got shafted on the renewal rate which I opted out of and the move out charges. Random charges amounting to the whole deposit for a 3 month stay. Just me, no pets, no visitors. Crazy dishonest management team

This property management team is amazing! They’re always looking for ways to cheer up residents. Last week they did walking tacos and the week before we got ice cream they brought around riding on golf carts! They’re always looking for a way to cheer us up and to get us involved!! I just love them!

Overpriced, and if you end up with noisy neighbors - that Management can’t do anything about unless it is “quiet hours” and you have to break your lease and move out early - the fees are insane!!!!! The padding between top and bottom apartment is minimal at best and there is literally nothing you can do about it - the lease is air tight and being close to a mental breakdown because of the constant noise is not acceptable according to that lease - I literally have a family with 2 small kids that run - jump and ride scooters all day - and still could not move out without paying a LOT of expensive fees. One upside - the maintenance guys are efficient and friendly. If I had it to do all over again I would never move to the Springs at Bettendorf!

Do you like if some one force to do if you really dont want it. This is my first complaint. They force the tenants to pay $25 vallet trash. I used to stay in a unit close to Trash compactor and I was able to dump my trash every other day. But managemnt forced me to pay $25 for Vallet Trash. Second complaint- They will squeeze out your money when you move out. Tenants wouldnt come to know until they move out and to get a surprise bill from springs. I had to pay app. $1100 as move out charges.

Clean, spacious apartment. Quiet, courteous neighbors. Well maintained, with issues resolved quickly. Close to shopping and restaurants, but in a lightly trafficked neighborhood. Great place to live and a great value.

Unit is lovely inside-great storage. Maintenance is amazing-they come immediately. Grounds are nice to walk around in (just watch for dog poop) & located near great park. Surrounding neighborhood is safe, beautiful. BUT be aware: INEFFECTIVE SOUND BARRIER BETWEEN UPSTAIRS AND DOWNSTAIRS APARTMENTS. Even with considerate upstairs neighbors you can hear every step they take. If inconsiderate neighbors move in you will be miserable. SMOKING ALLOWED IN ALL UNITS. If you get an indoor smoker next to you smell does get in your apartment. DOG POOP NOT PICKED UP. Management has DNA testing policy for pets to force owners to pick up their dog's poop, but apparently do not monitor grounds or enforce policy & particularly in cold months there is lots of poop on ground. OUTDOOR LIGHTS SHINE IN WINDOWS. Complex is well lit but auto night lights shine directly in some windows. Bought expensive shade & a room darkening shade so bedroom is dark to sleep, but can’t open windows on nice evenings due to how many bugs accumulate by lights & get in through poorly fitting screens.

We just moved in and I like this place so much! Everyone is friendly, kind, helpful and supportive. The staff is more than fun and so helpful and courteous. Everyone has made our transition really smooth. The property is lovely. There's plenty to do with everything being really close in proximity. We enjoy watching the birds, looking at rainbows, and enjoying the community. Our neighbors are nice and have introduced themselves. The Springs has been extremely welcoming. We love it, thanks for the great expereince!
First of all, the people at the office are fantastic. I never had an issue with any of them, and the one maintenance issue I had was addressed quickly. The apartment itself, while newer, was an overall disappointment. I did not notice the noise from neighbors in the beginning... then I got new neighbors. Turns out that when your neighbors make any noise you know it. Secondly, the appliances, are cheap at best. For the price in the area, I think you should expect more. The dishwasher doesn't really clean. The oven is not self-cleaning. No ice maker. Just a standard fridge. Do not be fooled by the low deposit, you will pay it on the back end. I soaked and scrubbed drip pans and there may have been an issue with one... was charged for four. There was a random $ 63.41 cleaning fee, with no real items on it. Another $ 20 for carpet cleaning that the check out maintenance guy said they do to all the apartments. I also lived there for 2 years, so yeah, you probably should clean the carpet as good business practice, not as a way to nickle and dime a resident who paid everything on time, did not have pets or annoying loud habits, and actually did clean and vacuum and wipe down everything on moving out. Again, it's not the people that you deal with everyday, it is the fact that it is a large corporation-owned apartment complex looking at every dime to the bottom line. I would rather have paid a month's rent deposit and not gotten any back than just seen the $20 here and there charges. The pool and workout area were clean for the most part. The equipment was all the same in the end as the beginning and should probably be maintained or replaced by now. Just beware, the nice appearance is not worth the rent in the end, unless you just need the location.
This place is so over-rated. They will try to nickel and dime you for every little thing. For example, each month you are charged a "billing fee" of several dollars. I recently moved out, cleaned the unit with photo documentation and ultimately received a final bill saying I owed $650! It's absolutely ridiculous. There is a vague "$100 cleaning charge" listed with absolutely no itemization of what that is for. There is also a $460 charge for carpet replacement that they say was pet damaged. If you have pets, watch out for this place as they will use this against you at move out. In addition to paying a monthly pet rent and an up-front $300 pet fee, now they want an extra $460? I have photos of the carpet and there were no stains, etc. I'm not sure how they justify doing this to people. Just be careful and document everything you do with these people as they will try to scam you if you let them.
