Management is condescending and rude. Just ignore work orders. Dog waste everywhere. Security gates broken 50 percent of the time. Fees,fees,fees! Garbage only gets picked up 50 percent of the time. Run away
This place has been amazing. I have been living here for over two years. Location wise it is perfect especially for a single woman. I have had zero issues with my apartment. Haven’t had any crazy neighbors or creepy situations. There has been some car break ins here and there but that can happen anywhere. Everything works as intended. There is plenty of restaurants and grocery stores around so living here is perfect. Very pet friendly so I have had no issues with that. Only complaint I have is how expensive it is to live here. A lot of extra fees for the boujee add ons but for my taste it is expected but still a bit too much. The property manager is very nice and always answers when you call. I would forsure recommend this place to anyone.
We lived here for a year, and everything was great. Briani helped us get settled, she is extremely kind and helpful just like everyone else working here. Maintenance is always very quick to respond to your requests. And we enjoyed the monthly community events very much! Springs is simply "highly recommended".

Dog park has tons of holes, roof has shingles hanging off for months, car wash is always a mess, dog wash station is always a mess, dog bags have been empty in the back of the community for 5 weeks+ (lol), took a year for them to replace the bulbs for the building lights (claimed fixture was on back order...never replaced fixture...replaced the bulbs a year later), and people leave their trash bags/containers outside everyday/all day.

Save yourself the trouble and stay far away from nightmare that is the springs of Hurstbourne. Poor management, limited parking, overpriced rent, rules that only apply to some and not all.

The management of this complex is a nightmare to work with. You have a noise complaint, constructive feedback or something else? They don't believe in apologies, just excuses. "Caring about residents" to them means pool parties and food trucks 3x a year. It does not mean taking the good, bad and ugly criticism and learning how to improve. Do not decorate on walls or make yourself at home in your apartment unless you want to face the crazy fees upon move out. The positive: good location and maintenance staff is awesome!

I lived at Springs at Hurstbourne between selling and buying a new house so I only did a short term lease but I loved it!!! If I was ever to live in an apartment again I would 100% choose a Springs Community. I loved the two dogs parks and dog wash, I also utilized the car wash on several occasions. It's super conveniently located, it only took me like 15 minutes to get to EVERYWHERE I was going. My apartment also had an attached yard which I thought was a very unique feature that I appreciated having for my dogs. Definitely recommend!

Have been here about a year. What I consider to be bad outweighs what I believe to be good, which is why I dont recommend The Springs. If they would follow through by enforcing their own rules, then my recommendation would be different. Buildings are nice and clean. Maintenance staff are super friendly and helpful. Some restaurants within walking distance. Lots of restaurants and shopping within a short driving distance. I personally like the fact that it is gated. They are pet friendly and have two dog park areas. Parking is not really monitored. They say they will tow those who do not have a parking sticker, but they don't. So don't expect to be able to park right by your apartment. Being right by 64, traffic can be difficult during rush hours. There are tons of "rules" for the community, but rules dont seem to apply equally to everyone and are not enforced. People don't pick up after their pet(s) and there are geese, so there is excrement laying around. Many tenants do not leash their dogs. Typical apartment life in that if you have loud neighbors you will most definitely hear them.

They charged me $500 for carpet replace because there were stains after 1 year of staying. Besides that there are $200 deep cleaning fee and $38 for drip pan. I ended up paying $700 my security deposit. I also paid for 2 months of rents for the months I didn't stay because they charge very high penalties if I move out before the contract expiration. Overall, there are lots of hidden fees you can't think of.

First the good. The floor layouts are spacious, nice workout room and maintenance does a good job (Things break a lot for a new building). However, the buildings are very cheap. Walls are paper thin and if you live on a bottom floor you can hear every footstep from upstairs. It is very noisy. The rent they quote is very misleading. There are tons of fees on top of your bill hidden in the contract. Around $70 a month. That adds up over the duration of a lease. We were told there were no extra fees numerous times during move-in. That was shortly after they opened so maybe they aren’t giving bad information anymore. Parking (for certain buildings) is bad. People are forced to park on curbs creating congestion. Overall it’s not terrible but it is not worth the price. I wouldn’t recommend living here.
I lived in a studio apartment for 8 months. The place is brand new, so of course the grounds and the facilities are nice. They are new!!! I paid my rent early every month and cleaned the apartment when I left. They sent me my final bill!! Water and trash minus my deposit. At that point I was ok. Then I see a $23.00 charge for drip trays. I am assuming for the stove. Were they used, of course I lived there for 8 months but ok maybe they needed replaced. So when it is all said and done I now owe $5.57. No big deal 5 bucks is nothing. Here is the part that is ridiculous!!! They will only accept a money order or cashier’s check for the $5.57. Really!!! I can’t stop in and give $5.57 in cash or a personal check?? My checks for $954.00 never bounced so why would I bounce a check for $5.57!! So now the $5.57 will cost me more like $10 plus the extra hassle of having to go and purchase a money order or cashier’s check. So in closing I would say easy to move in and nice place to live. The pain comes when you leave.
