Property Ratings at Springs At Orchard Road Apartments
I recently moved in and I wanted to write this review to acknowledge some of the concerns I personally had before moving in. A lot of my concerns were based on negative reviews I saw so I address some of those specifically. I have a 1-bedroom apartment on the second floor. Maintenance: Maintenance is amazing and very responsive. It’s really easy to submit a service request and Jose and Glen are super nice and have been very helpful. Noise from neighbors: It’s a wood frame apartment so there is noise from unit-to-unit, but it’s really faint. When I was considering moving in this was my #1 concern, but I haven’t had any issues with this. I can hear my neighbor’s TV very faintly if my apartment is completely silent (even turning on the ceiling fan obscures the noise). I think in general the residents here are super nice so it’s not like anyone is blaring music that you hear non-stop. You can hear the neighbor’s cabinets shutting occasionally, but it’s not a big deal. I think other reviews are being a bit dramatic for whatever reason. Dogs: This is a pet-friendly community so there are dogs but they’re not barking or misbehaved. Every dog I’ve come across has been very nice and I haven’t heard any barking. The dog park is nice and allows your dog to run around a bit. There’s also a lot of places to take your dog out. People are very good about picking up after their dogs. Another nice touch is that the complex is well lit so when going out at night to let your dog out it’s not pitch black. Staff: The staff is nice and generally responsive. I think calling or going in is a bit more effective than email sometimes but the app for the community allows you to submit service requests which is great. Bugs: I haven’t noticed any bugs like other reviews mention. May be because I moved in towards the end of summer. Parking: This is another item I was concerned about before moving in, but this hasn’t really been an issue. Most days I get a spot within 100ft of my front door. I think I’ve had to park 300ft away when coming back on late on a Saturday night. Surroundings/Residents: The location is great (I88 2 min away, Geneva 9 min away, Woodman’s, good food, etc.) and the residents have been friendly in every interaction I’ve had. Gate: The gate is nice for the extra security and I’ve only seen it out of commission one time. It works well and guest can use the keypad to call your phone to let them in.

Constantly stepping on dog waste, super aggressive dogs lunging at you constantly you have to be careful especially if you have kids.

If you love hearing EVERYTHING your neighbors do then this is the place for you. Having zero insulation and crappy windows has us only turning on the air/furnace just to cool/heat it to tolerable. We can't have a conversation with the air/furnace running either. Appliances aren't the best, on the small side so we are always doing dishes and laundry. Oh and trash pickup outside your door is annoying. They really should just get a compactor. Self-closing doors mean doors are always slamming shut. Also, whoever decided to put the upstairs neighbors' door between the bedroom and living room of the unit below is my worst enemy. In what world does that sound like a good idea!? Especially when you don't do anything to dampen noise. Don't even get me started on their landscaping or the issues with the gate up front. Can't wait to leave this place.

I would like to offer a check on your heating/cooling as our residents often comment that they rarely have to turn on their air until extreme temps. It sounds like something may be off if you are experiencing your system running so loud. We may also be able to help with neighbor issues. Even if you do plan on not staying with our community we would like the opportunity at helping the rest of your time more pleasant. Please reach out to the office at your earliest convenience.
Don't move here or renew! Terrible management! Have 2 people in the office who have no experience in the industry. They also allow people to move in pending criminal background checks! Unsafe and likely illegal. I don't want to live next to someone who may or may not be a criminal. Move on folks!
I live on the first floor and can hear every footstep from the people who live upstairs, let alone their conversations because the walls are incredibly thin. My neighbors next to me will blast music late at night which obviously they must know is disturbing neighbors but they don't care. The front doors are self closing which isn't convenient at all because my neighbors slam those everytime they come and go. I like the location and the place is gated but that's it.
The walls are very thin and our neighbors are very ignorant. They're playing loud music, running up and down the stairs, having overly exaggerated "relations", or slamming their entry doors at any given moment of the day. And this isn't a one time thing of people "not realizing" that their music or relations are too loud...it's a lifestyle choice, and there's nothing that can be done. They don't even know that they are making noise, which makes it very hard to approach them or management without appearing to be "prude", "demanding", or "high maintenance". I've basically given up. I'm under the age of 40 for crying out loud! I'm not even a grumpy old man and it annoys me! The price we pay is not worth having to wear earplugs or run the thermostat's fan just to read a book! There is a unit that plays banda music on the weekends and I can hear it even a couple of doors down. (Surprised the people directly underneath have not complained) The fact that they allow these loud people to live in what I thought was a more high end apartment complex, is astonishing. I've been in other high end AND lower end housing, and have NEVER experienced this problem. Even living in DeKalb I never had to deal with this. You can also see the sloppy job of the construction company in the flooring, cabinetry, and trim of the unit. The cabinet "stick on pads" that are supposed to prevent the doors from slamming have fallen off multiple times. The washing machine always moves and shakes to the point where it walks across the floor about a foot. I always load the clothes perfectly, but nonetheless the clothes become bunched up on one side of the drum after the the wash cycle every time. I know this happens to the neighbors too because I've heard it. I can never leave the washing machine running while out doing errands because of this. They had obviously chose to go the cheap route with construction and appliances.... Management is nice and maintenance is very responsive, which is nice. I like the fact that it is gated as well. I guess I'm paying for the quality of the management and a gate. (Which I know is worth a lot but still..) The grounds and buildings are aesthetically pleasing, if only the quality matched...
