They ignore any and all maintenance requests. Central air went out before summer and they still have given any time line when it will be looked at. It’s been 6 months and when I got a window unit it the breaker started blowing when I would turn it on. This was during above 100 degree days with a newborn baby and I work from home. Avoid at all costs for your own good

Amazing townhouses and amazing staff. I was helped by Courtney on multiple occasions spanning over a three month time period. She took us on multiple tours and was always there to answer any questions that I had before signing a lease and after. Not only was she helpful but very friendly. I was extremely impressed the amount of information she was able to give.

Mainly theft. With no security, and no cameras, criminals run wild in this complex. I’ve had two things stolen right at my front door in less than two months. The playgrounds are nothing more than party areas for people with nothing better to do all night, every night. Don’t let the inviting exterior fool you. This place is crime ridden and no one seems to care.

Maintenance is great. Office staff is unprofessional and practically useless when it comes to handling noise complaints and parking issues. Dealt with horrific neighbors for a year who constantly park like they're drunk. Even took photos of their park jobs, one of which they parked their car with it touching the building. Even dented my car by swinging their car door open in which I had to file an insurance claim for. Guess what office will do? Send them another useless notice and offer me a transfer to another unit on the condition I pay another security deposit and application fee?? Thanks for nothing. Do not move here, they'll increase your rent upwards of $300/mo within 2 years of original lease signing and won't do anything for you when issues arise.

My husband and I just moved in and we are loving everything so far! The leasing process was so easy and quick. We have met both maintenance guys and they are both so friendly! Great place to live, we encourage everyone to rent here!

My time at Springwater Crossing has been nothing short of amazing. I'm so lucky to have found this gem in Gresham. I love my apartment with it's free garage and AC, you can't beat it in the area. The staff from the office to the maintenance has always treated me great. I will definitely be renewing my lease!

If I ask you a question and you don't answer, but write it down as if you were going to care and do nothing - that's a BIG BOLD FACED LIE OF OMMISSION. YOU NEVER MEANT TO DO YOUR JOB! USELESS MANAGEMENT THE MOST USELESS EVER. TRASH DAILY CRIMINALS DAILY I have lived in many apartments in 52 years. STOP MAKING EXCUSES FOR MANAGEMENT DOING NOTHING FOR TENANTS ONCE THEY MOVE IN. THIS IS THE LOUDEST MOST POORLY INSULATED HOME I HAVE EVER LIVED IN. POWER BILL OVER $200 for 1300 square feet! BRING A DEFENSIVE WEAPON. PERIOD. CALLED THE COPS AGAIN LAST NIGHT. THAT MAKES 9 TIMES IN 6 MONTHS SO FAR. If you like your wife cussed at by criminals move here. If you like your children hanging out with bums move here. If you like staying inside with the windows closed and the blinds drawn to avoid loud yelling, a parade of raggedy loud tresspassing vehicles idling by your windows at 3am and raggedy loud criminals - move here. If you want the NO TRESSPASSING signage broken and never replaced move here. If you want TWO ARSONS in 6 months, move here. No budget to care about tenants that pay their salary. No budget to fix broken railings or security lighting. Management has been told many times. MANY TIMES. LOUD BEYOND ANYTHING YOU CAN IMAGINE. ALL CARS PARK AGAINST YOUR HOME OR IDLE UNDER YOUR BALCONY. IF ONE CAR IS LOUD 4-8 UNITS GET TO WAKE UP AT 4AM TOO. USELESS TO COMPLAIN. BROKEN STUFF STILL NOTHING, NOTHING, NOTHING OUTSIDE HAS BEEN FIXED IN AT LEAST 6 MONTHS.

This management company steals the flat rate utilities fees and makes hundreds of thousands of dollars profit. They are the worst people to rent from and they will give you the worst living experience you can imagine. I would like the owner contact me. I live near wonderview and 202. the women who work the front office are absolute air heads. I recall a vicki and a lori. Lori gave my packages away to another tenant, shortly after explaining that she confronted the ups/fedex delivery person to stop giving packages to neighbors because its a liability. if you want to complain that people are looting through the trash, other tenants park in your spot, or to issue a noise complaint. They tell you they cannot help you and contact the city/police. Then get a claim number from the police/city, find the address, and deliver all of that back to them. If you pay 150$ a month for a garage you have so called 2 spots. In reality, you have your garage and the spot directly in front. if you need to move the car in the garage first you have to move both cars. The second is the neighbors are a joke. They must let anyone in this place. There is a tenant that runs an auto shop from their apartment. street parking is a premium. imagine, they have 5-10 cars that play musical cars out on the street and leave just enough room so another car cant fit so when their buddy comes home with another car they can park there. Not to mention, these car sometimes stay parked for 30 days . I know the cities job is to monitor the street but it upsets me that mgmt wouldnt do something about running a business out of their apartments. with their business, 2 - 3 times a week car alarms go off randomly at late hours, exhaust mufflers revved at the wee hours of the night, or car lights gleaming directly into your apartment for 30 minutes or more. If you like your sleep, or have a baby think twice. The other trouble neighbor stays up late with many friends, smokes weed/cloves outside until 3-5am talking and yelling, and leave their windows open rap music blaring. If you happen to be on a ground floor, its not bad, unless you get neighbors with kids or animals because the sounds transitions pretty easily. If I had one thing to offer as advice, if youre considering moving in here, go find out who your neighbors are and drive through the complex late at night. I moved from out of state, with a young child, and didnt have the opportunity to do that. I dont mind paying a premium for a place thats nice. But, for a higher priced unit in the Gresham area you do not get privacy, parking, or respectful neighbors. Best of luck on the apartment search, If I had to do it again, I'd be willing to try another place first. The experience has not been great.

To start the places are huge and spacious. The rent is decent for the size and the rooms are pretty good sized. It's in a decent part of town but just a mile or two away is pretty bad are. Parking is the worst in the world. You will never find any where. The floors creek pretty bad. The fire place never works for us and many things have already fallen apart. I would say if you could afford better to get better but this place is great if you can't.

My fiance and I are moving up to the Portland area, and when I contacted Springwater Crossing, we knew they were a little on the high end of what we were hoping to pay, but we spoke to the girl at the front desk about 7 or 8 times throughout the day, who ensured us that the price we were quoted for our rent would be our "bottom line". After we submitted our apps, she called and told me that I had been approved, and once my fiance was approved we could go over all the additional information, charges, utilities fees, etc. She said that there would be a $100 flat fee for water usage. $100 for water for two people? And other additional charges? I told her we were no longer interested in pursuing the property as that information was not clearly stated anywhere on the website or verbalized, even though we had asked very clearly multiple time. The girl responded "You'll find that it's pretty common in this area that complexes charge flat fees for their utilities. I just assumed you knew." Well, no, I don't know that, because I'm moving from the other end of the state. When we called to speak to the manager for a refund, she told us that she would have to speak to her employee to hear what she had to say, because if they refunded us our money they would be eating the cost. Not only did the manager not call me back, but when I called back, the front desk girl was incredibly rude and told me that I would not be receiving a refund and that was it. I told her we just wanted our money back that was rightfully owed to us. My fiance and I called back numerous times to ask to speak with her manager, and nobody ever called us back. Two weeks later, my fiance called from a different number and they finally answered. The manager, Kelly, said that it was her word against ours and she trusts her employees, so we would not be receiving our $100 application fees back. I am absolutely blown away at the awful customer service and deceit from this company. If you even consider renting from them, be ready to hear about additional costs and fees along the way that were stated nowhere on their website. Not only that, they made us feel like criminals for asking for our money back that was truly and fairly owed back to us. They were extremely rude, ignored our phone calls, and talked down to us when we were trying to politely resolve the situation. You can keep our $100, Stillwater Crossing, since you are desperate enough to steal it you must need it a lot more than we do!

Needless to say this place has created a unique sense of private and modern seclusion while at the same time being a townhouse. The design on the building begins a nice ascent on a hill and creates a pleasant and smooth curvy drive up to our building. While parking may feel congested at times, the ability to pull directly into our garage and walk right into our house begins the escape from the outside world. The smoothly crafted stairs up to our main floor are a nice touch as we end up placing our items on a wonderful granite island in the middle of the kitchen. The ample room for our wrap around couch next to our fireplace allows our bounding French Bulldog the chance to attack us as we sit down to rest for the day. I then head up one more flight of stairs to the bedrooms each layered with the elegance of having vaulted ceilings.. a must according to my brother. Each room is catered by having its ample closet space and own bathroom. Now as the dawn sets, remind you we are on a hill.. we see the beautiful Oregon sun setting into the west with explosions of color. We then proceed to take our fat ball of dog, Hank, out for a walk where the local design and ample doggy bag dispensers create a nice evening where I feel as though I am roaming the streets of France. In the end me and my brother who are only 22 and 24 are trying our best in our crafts and live out here on our own and have been hoping and praying for a way to cover our rent. We have lived at Springwater Crossing apartments for 5 years. I would say for apartment living it's great. Maintence lives on site and have always been timely and very nice. Even coming late at night for an unexpected pipe leak. No matter what apartments you live at you run the risk of bad neighbors. That's the joy of living in an apartment community. Walls are very thin but i never lived at any apartments that weren't. They have lots of different floor plans. Easy online payments for rent. But you can't pay with paper checks. Pet friendly. 4 playgrounds. All in all i love living here.
