Property Ratings at Spruce Pond
The apartments are a great size. The area is clean and quiet. Tom and Melinda in the leasing office are professional and kind. I have to move suddenly with a family emergency and they have guided me along the way along with the emotional support I wish I didn't have to leave. The maintenance department is wonderful. Mako has always been more then helpful. Tom and Melinda are a great asset to this complex! I'll miss you all.
Love what they are doing to the look of the complex and this place is quiet. Maintenance is always there when you need them.
I been living here for 7 years now , the few times in the past 7 years i had to call Maintenance for repairs, they where here within 30 min and where very professional . Im A mechanic by trade so it is from one trade to the next that i truly appreciate there skill and Mannerisms. I will continue recommending Spruce Pond to friends and family.
I have been living here for 12 years. The community itself tends to be peaceful and scenic. A big con is the rent increases. They used to offer two year leases with a rate locked in, but now they only offer one year leases and the rent always increases (not to mention the security deposit). The complex offers a pool and gym, but I never use it. They now charge people to use the pol because of overcrowding. Parking can be an annoyance, as tenants from two buildings over will park and take up spaces in your building's lot (not to mention the pot smokers that like to stay in their cars and smoke). The complex does much to keep up with landscaping (which is probably where the rent money is going), but when there is work to be done inside your apartment, it depends. I had to wait two weeks to get a new washing machine even though I has complained about it not working properly two weeks prior to when it broke. It was not fun to wash four loads of laundry (each week) in my kitchen sink by hand. However, when they decided to renovate the terraces, walkways and do window replacements, the complex notified me about a week in advance that they are coming into my apartment no matter what. This was irritating. One worker walked in on my mother while she was getting dressed and he did not even bother knocking at the door. He claimed he thought she was at work. Who is this stranger to say that? Even though the apartment is spacious, it has been tiring as a nonsmoker to deal with smoking residents. I have often been forced to keep my windows closed to avoid tobacco smoke entering my apartment since tenants like to smoke outside. Now I am contending with marijuana smokers who like to smoke inside their apartment (which is below mine). My whole apartment reeks of the foul smelling odor, making it virtually uninhabitable. Calls to the police have not done much to stop them, and the tenants have even denied "doing anything tonight" when I asked them about it. Maintenance sealed my piping, but the odor stills comes in. I have to wait maybe 90 days to get the police report that was made regarding the issue in order to give it to property management, as well as a log of the times marijuana odors have entered my apartment. No one at Heatherwood seems to be doing anything else to help. This issue now has to be taken to the DA or maybe EPA. Overall, it may be pretty on the outside, but beware of what's going on on the inside at Spruce Pond.

- Parking is not great in some areas of the complex. In my corner of the complex, I'm lucky to get a parking spot if I get home in the evening after about 7:30 PM. For me, it's only ever an issue if I'm coming home with groceries or other things that I'd rather not carry to my unit from the clubhouse. - Maintenance has been awesome so far. They've come out the same day or next day for every ticket I've had to support. They replaced the older washer with a brand new one when the motor went out. Had to wait a few days for it to come in but they switched them out in five minutes when it arrived. They've never been difficult when it comes to fixing things. - They've got landscaping out here like every three or four weeks so the grounds always look good. - Currently in the process of remodeling the outside of the apartments. The ones they've completed so far look great. New decks, better landscaping out front of the ground floor units. Not sure if they're remodeling the inside of the apartments or will ever upgrade all the appliances for the whole complex but they did say they're basically just replacing appliances with new ones whenever they break. - Pool is nice, just small. Hours are a little funky. - Interior quality is great, much better than my previous apartment over at Fairfield Sunrise Gardens. They replaced the carpet and repainted before I moved in. Everything looked good and nothing was broke. Walls were smooth. - Highway noise kind of sucks but the apartment is right on Sunrise Hwy and Nicolls Rd so what do you expect, you know? Can't complain there. However, leaving out of the main entrance can be a bit dicey with how everyone just flies on the service road. Trying to pull out and shoot a gap when some one is doing 60+ mph on the service road and coming over the crest as you look to the left can be fun. Surprised there's not more accidents right there. That's just the general bullet points I've come up with since I moved in over a year ago. I'm happy here. Haven't ever felt unsafe. Haven't had any major issues that would make me consider moving out. Rent increases every year but that's pretty standard. All in all I'd recommend this place to anyone who was looking for a new apartment.
Spruce Pond Holbrook is not luxury. If thats what you're looking for, look elsewhere. 1 star is appropriate because the grounds are well kept and clean. Leasing an maintenance office doesnt want to be bothered after you move in. Old appliances, no crown molding, stained carpet, everything painted over a million times. Ammenities clean but old and abused. Twice my friends were allowed through the gate with just my apartment number, no phone verification.
Been here for 10 years yes the rent has gotten very expensive.. And that they need to update their play ground really isn't big enough and has a little slide.. But the grounds are kept very clean and the People around are very nice.. I love my apartment but as I age I will be needing a lower level apartment.. Thank you heatherwood

I just Love where I live but it is getting too expensive. I have to start looking for a new place soon.. BUT I don't want to...
Moved in June and have to say so far the place is quiet and the grounds are kept in pristine condition. Maintenence has been prompt in only the one time i have called. Gym has been totally redone.The only complaint is that for a single dad if you do not put your children on the lease you have to purchase a pool pass for the kids which i think is absurd. Other then that a great place to live.

My husband and I lived her for two years. If you plan on moving in ask for specials as they have them frequently. The location is perfect as King Kullen supermarket is within walking distance. The community is safe as the gates go down at 10pm. There is at that time a guard in the front entrance. The only problem we encountered was with ants. But they had sent someone out as soon as we notified them. In addition they took $100 from our security deposit even though we left the apartment in mint condition. Be advised that your rent will go up while living there for real estate taxes read the terms and agreement closely as we did not. The gym is outdated and the pool was not always accessable due to high levels of chorine. Overall it is a good place to live I recommend it.
