My daughter was going to take over a lease of an apartment. I called and was told I still had to fill out the application as a parent even to take over a lease. I filled out the application and they stuck my daughter in a different apartment that was $200 higher than the lease take over. When I tried to get her out of an apartment she could not afford, they refused. They outright lied and refused to help her. Would not recommend!

We did look into this and it appears you had already signed a lease contract for a different apartment prior to you wanting to change it to the lease take over. The office staff is a joke. I could hear the office staff giggling over the phone while I was explaining how my shower had not been fixed after filing a report around two weeks prior to calling. My dryer has been broken for around three weeks and they have not fixed the problem yet. I have to go to a laundromat.

I had to pay a full month's rent despite not being given keys to the apartment until the end of the month. I spoke with the general manager of the apartment complex and asked for a refund. She told me no, quoting a technicality in the contract. This is bad business practice. I will have to take this loss. However, I would not recommend this apartment complex to anyone.

The installment information, as advised to you, is on the top of the first page for easy location of all fees associated with the lease agreement as well as breaks down all math for monthly payments for your easiest convenience to locate and understand what you are signing. We do this for all 132 apartment homes for all of our residents' convenience as well as this being a very standard practice in most student-based housing. My daughter lived here a little over two years. Besides her car getting vandalized on two separate occasions we were charged over $500 at move out for "burns" in the carpet in her bedroom. These "burn marks" were clearly stains from her cat. She did paid the deposit for her cat and when questioned why that didn't cover this we got no response. Look elsewhere for living accommodations. This property also has a revolving door for the Manager position.

We deeply apologize for anything that has happened to your daughter's car. We do tell everyone that they park their cars here at their own risk. We do have a security patrolman who drives the property from Thursday through Monday early morning, or she could have called the police as well. Also, the charges for the replacement of the carpet in your daughter's room were because the carpet had to be completely torn out and the pad and carpet replaced. There is no pet deposit here at Student Quarters. The money she paid is the one-time fee for allowing a pet in the apartment. When she called, our assistants and I explained that to her. Any fees we charged are per the lease agreement that she signed to move in here. We only replace the carpet if it is completely necessary as it was in this case. We are more than willing to work with you all on a payment plan for the charges. That is not a problem! Just give us a call or send us an email and we will help you out! Thank you so much!
If I could give this place zero stars I would. I have lived here since August 2020 and it is an absolute nightmare. You think you will be living with people around your age or even just in college... wrong! They tried to place a 30 year old woman with a child and a criminal record in my unit mind you I was 18. Upon move in day I moved into a unit that was not clean and looked very rundown. I repeatedly called and asked them to clean my carpet because it was absolutely filthy and they said they would come and change it’s almost time for me to move out and that still hasn’t happened. They said they came and cleaned it but it is still disgusting and I have to wear shoes at all times because of it. The appliances in the apartment are as old as my parents and are yellowed. The washer doesn’t even get my clothes clean it actually stains them and puts marks on them and yes I have called and told them of the issue but they claimed to have “fixed it”. One of my random roommates grinded up a glass in the garbage disposal and even though it was her that did it my other roommates and I had to pay for it. As for the electric bill we pay way over each month and when we asked to see the bill we were told that we weren’t allowed to see it. There is mold all throughout the apartment and they were notified and they said they came and fixed but there is still mold everywhere. Maintenance came into my room while I was sleeping and said they knocked but I didn’t wake up (I’m a super light sleeper and would have woken up to a knock) the WiFi is super spotty and doesn’t work that great and when you tell the office it doesn’t work they say that can not guarantee that it will work so more than half of the time I couldn’t attend my zoom meetings because the internet was so slow. If you like having guests over I certainly wouldn’t live here. My sister comes over and visits just about everyday. We mostly stay in my bedroom so we don’t bother anyone and my roommates told the office that she had been living in my apartment which is obviously not true but they violated my lease over the roommates allegations. They also told me that my sister couldn’t have her assistance animal on the property.I also had to make a police report while living here because I had a man that kept coming and looking in my window because I live on the first floor and the cop even told me that they have a lot of complaints about sq and it is not a safe area.

I would stay here over and over and over. I love the community, the front office, the location, and the price. My apartment is so big too. It's the largest 4br.
I love how close it is to campus. The only place you can walk to class

Student Quarters is a nice place for college students to live. The shuttle takes the students to campus and runs frequently, but is also close enough to walk to campus. However, if you think that the office will contact you to let you know someone is moving in, you are mistaken. I almost called 911 the night I came home at 11:00 PM to find my door open with strange people in my apartment. The office failed to let me know that I was going to be getting a roommate that evening. This actually happened, not once, but 4 times! The office failed to let me know that people were moving in. When I initially moved in, I stated that I did not want pets due to allergies. They assigned me a roommate who wanted pets, and they allowed her and the others to bully me until I had no choice but to move to another apartment, at my expense. I really wish that I hadn't signed a year's lease. My advice, sign a 6 month lease. it may be more expensive up month to month, but cheaper in the long run. I hope that the new management will be better, but too late for me.
