Property Ratings at St. Agnes Apartments
I’ve lived in St. Agnes Apartments for a little over a year now and I really love it. It's in a great location, 20-30 minute walk to most things downtown (5 minutes drive).The area feels safe, and is located across the street from a beautiful Cathedral. No package concierge system, so you'll just wanted to be careful with deliveries (p.o is nearby though). Megan is very responsive and pleasant to deal with. The building has a lot of history (it used to be a girl's catholic schoolhouse) and I adore the charm of the building and my floor plan. Inexpensive and safe off street parking is always a big plus downtown as well! I viewed quite a few places before falling in love with this one, definitely worth checking out!
List of issues I've had in 1.5 years here: -No idea who the property manger is, never met or spoken to them -I had mice -Power randomly going out in the building, multiple times -hot water going out in the building, multiple times -paper thin walls -anything maintenance fixes is barley rigged together -entire building smells of cigs -packages get stolen from inside the building -people write on the walls and in the elevators -never know when the elevators are working or not -4 washers and dryers for the entire building....half of which never work -2/3 windows did not latch...didnt even come close -their online portal and your lease do no have the same information & will end up costing you money. And management is 100% aware. They do not care, they just want their payment. Even for the location and the price, this DEFINITELY was not worth it. Living in a run down building is no fun, trust me. This place is in the same shape as a halfway house & no one seemed to care.
I'm a current resident of St Agnes. Overall my experience has been good. Not great. But good. PROS- No bugs, no rodents. The parking is gated off and so far been very secure. Maintenance is above average and is usually pretty fast to fix whatever problem you are having. Big tall ceilings, and massive windows makes for great natural light. I feel pretty safe in the area too (knock on wood). No gunshots. The occasional crackhead walking down the alley yelling but you'll get that anywhere downtown. Walls are pretty thick unless my neighbors just don't make noise. Very nice front lawn. WIFI is super speedy. CONS- don't leave your packages out in the front lobby. Left mine for one day too long and it was stolen just like that. In the winter expect a VERY pricey eclectic bill. For one person living here in a small apartment who is not home half the time the bill was HUGE. More than 200 a month for 400 sq. feet. thermostat set at no more than 68 degrees. I talked to other rooms who were also having the same problem. Management had nothing to say about the manner. Absolutely ridiculous. If you don't order online and don't mind massive bills in the colder months, this is good place to live, for the price and location.
I’m a current resident at St. Agnes, and, although it seems some of the management kinks have been worked out, there are cockroaches that crawl from the hallway into my apartment, it seems maintenance is quite literally power washing my wall/window every day. The paper-thin walls make every conversation maintenance (loudly) has outside of my window wake me up. The paper-thin walls of the apartments make every noise my neighbors make wake me up. The neighborhood is decent as far as how close it is to everything but it is also pretty sketchy. Cars still get broken into, people still approach me for random sketchy things, etc. I tried to contact management about how consistent (for approximately 4 months - who power washes a building for 4 months?!) and loud the maintenance work was outside of my apartment but they promptly ignored my email. I don’t know, I was excited to live here given how close it was to things downtown for the price, but I see why the price is the way it is. There are still many kinks to work out before this is a decent place to live.
Always there for me if I ever had an issue. Rick even gave me a lift back to my car once! Responsive, courteous, and always available. Rick is a very direct guy, which might rub some the wrong way, but I loved his style. Got to appreciate a straight shooter. Affordable rent and well maintained property!
I and my wife have lived in this apartment for 5 years now. We love everything about this place. There's a safe, reserved parking spot in a gated compound. The building itself has a beautiful architecture. Rooms have higher ceiling making them comfortable during the hot season. Downtown indy is a bare 1.4 mile drive. Ramps to I-65 and I-70 are two blocks away from home on Meridian Street. Maintenance needs can be reported through online portal and the team takes care of issues the same day almost always. The property manager (Rick) is such a great person. In the 5 years we spent at St.Agnes, he has gone above and beyond to help us pretty much with everything we asked for and always made us feel at home. The ability to pay rent online is another great feature. I believe this is the ideal place for a much reasonably priced apartment close to downtown indy.
I have been here for a few years now. I love my studio apartment with high ceilings and windows. It's close enough to the canal and monument circle yet in a quieter space. The residents are friendly as is the management.
I work at the medical school and don't own a car. From St. Agnes, it's a 15 minute walk to the People Mover station at Methodist Hospital, which goes to Fairbanks Hall and Riley Hospital. It's also about a 20-25 minute walk to the downtown/Mass Ave area, which is convenient. As a walker, I do try not to get caught outside after dark for safety reasons, but that's an Indianapolis problem and not a St. Agnes problem; the immediate area around the building is decent. I did a lot of searching, and St. Agnes is the best value I've found. It is not the newest property, but it is maintained well and maintenance requests (which are not often required) are promptly attended to. For anything newer or closer to campus or downtown, the rent skyrockets. Some other properties in the area that I looked at, which were comparable in terms of rent, were totally sketchy or downright slummy. St. Agnes is a clean, well-maintained, and secure building.

Lived at the Devonshire property and loved it. Great location next to Mass Ave and my room had just been furnished with new carpets, stove, cabinets and refrigerator. 0 complaints in 2 years.
I first moved to St Agnes in 2011 when I was working downtown and wanted to live in downtown Indy. Though I have been working in Carmel for some time I continue to live at St Agnes due to my satisfaction with the facility. For the location the price is unbeatable. You're six blocks from the canal and ten blocks from Mass Ave. There is secured parking for the very reasonable cost of $20 a month. The apartments are always in great condition, fresh paint and carpet. Routine maintenance is done and there is a rapid turnaround time for requests. The landlord is on site, very friendly and accomadating to your individual situations. I would recommend this place for anyone looking for downtown living.
Long time resident of St Agnes ('06). Super convenient to everything downtown- events, shopping, bicycling routes, walking convenience. The building is secure and the gated parking is a big plus. The property manager, Rick, is extremely responsive to the residents. Any maintenance concerns (very few over the years) are addressed very quickly and followed up on by a very competent staff (Scott). Stallard and Associates office staff are courteous and helpful. I've lived in my one bedroom apartment in St. Agnes for a little over a year now and have decided to renew my lease. Rick, the apartment manager, has handled all my issues/concerns/questions promptly and is great at communicating any maintenance or repairs ahead of time via email. I also think the price is incredible for what you get - a spacious one bedroom apartment with high ceilings in a location that is approximately a 5 min. drive to anywhere worth going downtown. I recommend to anyone looking for a great deal in downtown Indy.
I am an international graduate student working at IUPUI. I and my wife have been living in St. Agnes apartment, one of Stallard and Associates’ properties for more than 2 years. Reasons we chose this place were the distance from the school, secured entrance doors, and a fair rent. Most of all, this room has a high ceiling which makes us feel unstuffy, and comfortable. We, honestly, tried to find other rooms cheaper than here one year ago, but those were less safe, and shabby we felt although $ 100 cheaper, so we were able to be pleased with this apartment more than before. The only problem we went through was a water leak from the ceiling this month, and the apartment manager immediately respond to my maintenance request next day. I would like to recommend this St. Agnes apartment to anyone looking for a place to move.
