Wedged between the Cape Fear River and Carolina Beach Road, Echo Farms is a beautiful neighborhood about five miles south of Downtown Wilmington. Echo Farms Golf & Country Club winds through the center of the neighborhood, making this the ideal neighborhood for golfing enthusiasts, and nearby Halyburton Park provides more natural beauty with a nature preserve, picnic areas, a walking/bicycling trail, and a playground. Echo Farms is also five miles southwest of the University of North Carolina-Wilmington and 12 miles away from Cape Fear Community College. Property Ratings at St. Andrews Reserve
I decided to move in knowing about a patio project going on because it seemed to be isolated to one to two buildings at a time and I was told it was moving smoothly. Also the property is in a great location and the apartment itself is an upgrade from what I previously had. I decided the negative reviews may not be so bad but I found out I was very wrong. Communications about work are last minute and only over email, whether it’s patios, inspections, parking lot work, etc. The office purposefully does not provide information unless you continue to question them further. The office also “does not know” anything. I had to contact the city to get information about permits to find out what was going on with the patio work because no work had been done in over a month. The office would not provide the publicly available information, making it difficult for no reason. They did provide a one-time concession for only my building that had been complaining. That was only after numerous people had complained and gone to the city though. They changed the lease special after I had paid the application fee and been approved for the apartment. They also tried to screw me out of a screen door that I had continuously asked about before moving in. They gave me a “broken” one after I asked for manufacturer information but the contractors that are working on my patio fixed it. Maintenance has told me numerous things that have not been true, instead of just being honest and telling me they’re unsure or working on it. We receive no warning when a neighboring apartment is being renovated so the constant noise comes with surprise. They also very poorly communicate any property work, by only sending emails about 24 office hours before the work would start and often leave out information such as which buildings or apartments are being worked on. I’ve been asked to rearrange my space and lock up animals for days without anyone coming by to do the work. Management is scummy and will try to get whatever out of you without providing any respect for your living space.
The longer I stayed, the worse it gets. Soundproofing is non existent, I can literally hear people going to the bathroom above me. The floor boards creak loudly from the unit above me making it impossible to sleep through the night. Electric is shotty, plumbing is an ongoing issue, windows/sliding door are terrible. Just too old of a building. Needs a lot of work done. Biggest grievance is the lack of sound proofing!
Affordable, great location, great scenery, and extremely friendly office staff!
Staff is friendly, courteous and avaliable. Grounds are well groomed and peaceful. Neighbors are respectful and friendly.

If youre looking for a vibe, youll find no where but here. Ive never felt a real vibe in Wilmington until I came to St. Andrews Reserve. You get really good vibes from the club house and walking around. My dog loves a good vibes and Ill tell ya he can sniff out a vibe a mile a way. My dog had been essential to finding the good vibes of Wilmington and St. Andrews Reserve has the best vibes of all. If my dog, Vibe, doesnt like a vibe he alerts me and lets me know that the vibe check will fail. So if youre looking for a good vibe, defined check out these apartments. THIS PLACE IS GREAT! Located right in the middle of Monkey Junction, we are 15 minutes to the beach and 15 minutes to downtown. We have an amazing sense of community living here and the neighbors are all very quiet. Very clean apartment complex and best bang for your buck on rent. Very easy process. Highly Recommended!!!
The apartments are nice but they need more storage closet space. I left an apartment that had a bedroom closet 3x the size of the one I have here.

I have lived on the property for almost 12 years, and have never had a bad experience! It is in a great location, low traffic, close to restaurants and grocery stores. I never have to worry how long it will take for maintenance; they respond quickly and are efficient. The office staff is friendly and approachable.
We have only been here for 1 month and so far we love it. Its a very quiet neighborhood and they are pet friendly, which for me is necessary.

I have lived at St. Andrew's Reserve for 9 years and would recommend the community to others. In my experience the property is appropriately maintained, the rent is a bit more affordable than in the surrounding community, the office and maintenance staff are responsive, and the location provides easy access to shopping, restaurants and the beach.

St Andrews Reserve is ideally located in the central part of town, close to schools, hospital, fine dining, shopping, historic downtown, all beaches within 15 minutes, movie theater, parks. Convenient bus stop, sidewalks, bbq, pools! So weather you want to live at St Andrews Reserve or rent for a month during the summer this is the ideal place!

We are comfortable at Saint Andrews. We love the location. We have been here for 4 years and really have no issues. Maintenance is pretty good, we really don't have to interact with the office except at lease time and that usually goes well. During COVID amenities are not available but I hope soon BOTH pools will reopen.
St. Andrews Reserve is generally a great "first apartment" experience. Positives- The location is one of the things I love best about the complex. It is about 5-10 minutes from any grocery store you can think of, 20 minutes from the beach, and out of the "commotion" of college traffic. Staff are kind and answer your questions thoroughly. The rates also match what kind of amenities you will receive. Negatives- the complex is a bit older, so the ceiling to floor above you ratio is slim and some of the units are not updated. Overall, for an individual looking for a 1 BR/1 Bath first timer, St. Andrews is a great starting point to learn about apartment life.
I have lived on the property since 2009. I feel comfortable, safe, and valued as a resident. The package hub for receiving any deliveries is excellent, and there are numerous amenities on the property. I truly enjoy living here!

I love living at St. Andrews Reserve. It is fairly quiet and has all of the features I need. Maintenance is very fast and they do excellent work. I love the amenities but due to COVID they were not available. I feel it is a very safe and secure place to live. I would definitely recommend. The staff here are amazing and friendly and are very helpful.

The community is fine. Kettlers lack of response to residents is my biggest issue. Lack of communication. Lack of access to amenities. Lack of usuable amenities. Corporate should return residents phone calls!!

These apartments are extremely overpriced when compared to dozens of other places within 5 minutes. Youll pay hundreds less for far nicer/newer apartments and amenities like indoor pools and hot tubs, much larger gyms, even some with garages all for a few hundred dollars less. My wife and I have looked ourselves.
Maintenance staff here is the absolute best! Service is Always with a smile! Nice to come out to walk our dog Finn who loves the guys so much, all he does is cry for them! They have it down to a science, professionalism, pride and neighborly!

My wife and I have been here over three years! We are in a phase one 3 bedroom. My wife was right when she said that's where were going to live. It is a very beautiful place, has all the bells and whistles. Best thing is we are in the middle of town close to food shopping, movies, hospital, but off the beaten path. The landscaping is great well established and now are under new management. They are doing wonderful upgrade without removing all the trees, this is one of the few places that has trees, flowers,a nice little bridge, great areas for pet walking, runners, bikers etc. Sidewalks street side and within the complex. Office staff is truly amazing, no one else in town has been so warm and we!coming. They could teach a thing or two to the other places in town. You can be professional and friendly at the same time. And the maintenance crew is like no other,happiest and friendliest guys.They are all amazing! St Andrews Reserve is the place to move it you like quiet comfortable living and friendly neighbors and staff!
I have lived here at Saint Andrew's Reserve for 2 years and have had an excellent experience. The units are great for the price, the neighborhood is perfect, very quiet, family and pet friendly. The other residents here are very diverse and very friendly. One of the best things is the maintenance staff. Ken, Luke, and Scott have been here since I arrived and have always been courteous and prompt. They would show up the same day as I put in my request and the only time it wasn't fixed that day was because they waited one day to install a brand new microwave instead of swapping it for an older model. Thanks you guys, Freddie Dempsey.
What started out as a good experience quickly turned sour the day I moved in. Before I could even start moving my furniture in I had to buy bug spray because there were dozens of roaches in every room. I have since battled the bugs the entire year I have been here, they come spray but it only helps for a week. I got so desperate that I started buying my own bug sprays and traps. I still see bugs but less than when they supposedly treat the apartment. The office staff are rarely actually in the office during the hours listed. Makes it difficult to speak to them when they close early or come in late or are "out of office" multiple times in the middle of the day. One of the outside storage closets for my apartment is completely unusable due to mold and there is severe damage to the corner. I reported it upon move in but they did nothing for it. I also got fined for not giving a full 60 day notice even though we just had a devastating hurricane and I was unable to determine if my new home would be available and the office was closed for 2 full weeks afterwards. They have shown no understanding or mercy for the situation and have pretty much doubled my rent for the last 30 days they are holding me responsible for even though I will not be living there anymore. During the storm I had a window leak and now my apartment smells moldy but they have yet to make any repairs after a month. They haven't even picked up the siding off the ground that blew off the buildings. I have tried to be patient and understanding but between the chronic bugs and now the penalty fee for late vacate notice due to a hurricane I would not recommend Saint Andrew's Reserve to anyone.
Management staff is constantly changing and are rude and lazy. Maintenance does a decent job of fixing any issues but now they want to charge you if you call them several times. I pay rent here which goes towards maintenance - shouldn't get charged extra fees. They don't maintain the building entryway and hallways though. They are always dirty - bugs everywhere. No upkeep except for the landscapers that come around for the grass on the outside. Both management/maintenance harrass renters here at the pool even when nobody else is there but you. God forbid you leave your pool pass at home - best have it 24/7. You can't play radio either - or they will ban you for trying. Happened to a neighbor. They are more preoccupied with the pool then new renters coming in and doing drug deals all day in the parking lot. Glad we are leaving.
Wouldnt advise renting from this apartment complex. The roach infestation was so bad there was pretty much no soultion to it other than fumagating the entire building which i highly doubt they will ever do.. we got our apartment sprayed every week for months and nothing changed.. we were lied to and told out apartment was cleaned before hand and it wasnt. We found bills from the previous tenants and found out they charged us $100 extra for the same apartment for no reason. Our ceilings were molded and had water damage and their solution was to put flexseal on it and call it a day I WOULD HIGHLY RECOMMEND CHOOSING ANOTHER APARTMENT COMPLEX IF YOU HAVE A CHANCE. IF YOU DO RENT HERE, EXPECT VERY CHEAP FIXES AND LOTS OF EXCUSES FROM THE OFFICE.
I have had my car stolen, there was a break in attempt nov 7 2018, I have seen people shooting up heroin in the parking lot, and the playground is constantly vandalized. Also I ah e had mold issues in the very apt I have had here. Wouldn't recommend to my worst enemy
The property first seemed nice but the staff is really short never have time to do anything. They tried to fine you for anything. I highly regret ever moving here and I will move as soon as I can.
Saint Andrews Reserves gives a very low priority in providing their advertised 24/7 fitness center. It has been closed before for weeks and now is only available during business hours (when most people work).
