Highlands Douglass — or Douglass, as the neighborhood is often called — lies five miles southeast of Downtown Louisville. This charming neighborhood is best known for its unique, early 20th-century architectural styles. Along with apartments, Douglass features Tudors, craftsman, and mid-century, ranch-style houses. With excellent schools, ample green space, and a strong sense of community, Douglass gives off a family-friendly aura. Property Ratings at St. Francis Apartments "In the Highlands"
These apartments are wonderful. Nice and spacious layout with up to date amenities. Prices are very reasonable. Moreover, the office staff & maintenance team is fantastic to work with and very prompt with any tenant assistance needed. Location is phenomenal, in a quaint, residential area of the Highlands, just a quick jump to all kinds of eateries and shops, as well as the expressway. Highly recommend St. Francis Apartments in the Highlands!
This was an absolutely terrible experience and I would highly recommend looking elsewhere. The location and price are tempting, but you will quickly realize it is not worth it. In my one year of living on the property, I experienced four gas leaks (with no sense of urgency from the management, had to personally call LG&E), plumbing issues, roaches, and that is only the beginning. Maintenance work was rare, but when it did occur it was very disorganized and consistently rescheduled. When contractors were coming to paint the balconies, we were told to remove all items from the balcony for the weekend. One month later when the painters still had not come, we moved our items back on the porch. Two weeks later the painters came and threw our chairs over the balcony and got paint all over them, not to mention the poor painting job that was done. Other maintenance repairs were fixed to the bare minimum. The grout on my bathroom floor was constantly crumbling and when they came to repair it, they didn't seal it and it continued to crumble. Laundry on site may sound convenient, but the washers and dryers are gross and often out of service. It also costs $1.25 to wash and dry. Save yourself the trouble and find a place that has in-unit washer and dryer, or at least laundry that is sanitary. The people that work in the management office are a whole other nightmare.
I've lived here the past 11 months and overall I enjoyed my stay. I was a student at BU and enjoyed that it was walking distance to campus. It is also great for walking to shops, both highlands farmers markets restaurants, Cherokee park, festivals and parades on Bardstown road. Despite the nearby commotion on busy Bardstown, it was quiet and cozily nestled in. I also never heard my neighbors through the bedroom, I could here my neighbors from my dining room area though. Rent was affordable considering it covered water, trash, pest control and sewer, Deanna in the office is great, maintenance is pretty good, and parking was ample. My negatives were the outside appearance, but my apartment looked great on the inside. The rooms are being renovated with each move. There needs to be work done on the windows which leak cold air in the winter. I also don't like that I didn't have the option of co-leasing my two bedroom, but instead had to list her as a roommate who isn't legally bound. The laundry facility dryers tend to have issues and are generally out of date. Technology is way to advanced to still be doing coin laundry, especially with no change machine. Despite the need for a few small improvements, this was a great rental choice for me. the renovations and location were the main factors in my decision to live here. The positives outweighed the negatives in my opinion,
I have been living at St Francis for about 9 months now, I love my apartment! I have a 1 bedroom apartment here--it is huge! If I ever have a problem it is dealt with quickly. I had some issues with my air conditioner but someone was over to fix it that day. The location is amazing! These apartments have been renovated and are very nice for the area at a reasonable price.
I really like it here. It is right off Bardstown road, walking distance from Great Flood Brewery, Havana Rumba and Graeters. It is conveniently located about a 15 minutes walk from everything, but it is in a lull in between the really busy parts of Bardstown so it is never very noisy. The loudest thing you ever have to deal with is the church bells from Saint Francis church, which ring on the hour during the day time. However, it turns out that they're more beautiful than irritating. The rooms were recently renovated, so the inside of the apartments look really nice. The walls have been re-painted, the counter-tops and bathrooms have been re-done, and all the light-fixtures and ceiling fans look new. Apartments come with furnished bathrooms and kitchens (fridge, dishwasher, electric stove). Each apartment has its own patio or balcony, which is great for hanging out or tanning. The rent is very fair for Highlands: I pay $650 for 800 square feet. Sewage and trash is included and water is only $25 extra. There's also a large lot with plenty of parking, which solves a perennial problem for living off of Bardstown. The realty company is on-site, which is convenient for paying rent and requesting assistance. They've been typically very helpful and proactive -- often sending someone to replace furnace filters, reinforce balcony beams and put down preventative pest control before problems occur (at no extra cost). There are a few downsides. No pets are allowed, not even for pet-sitting. The laundry-room is coin-operated, and it costs $2 to wash and $1 to dry. However, the dryers don't always dry especially well so usually a load ends up costing about $4 or $5.
