Property Ratings at St. Francis Village Apartments
This apartment complex is a joke. Don’t let the furnished/edited pictures fool you as it truly is a piece of work. Cheap materials were used to “renovate” these dirty units as things are constantly breaking or needing repair. The rent has increased every year because of it which has displaced many long standing families. When new residents move in, there are often around for a short time frame and then leave. A rotating door of applicants for these sub-par facilities is a new trend. There is no regulation from the lady in the office for noise, trash accumulation, strangers loitering, and the constant parade of panhandlers (ice cream man, bread guy) looking to make a quick buck. It becomes a nuisance on private property. Security is non-existent as anyone could enter the area. The backwards gate malfunctions and is not affective. Broken mailboxes and theft exist. There are very dark points of the apartments which make it scary to walk at night. Parking is an extreme issue as there is 1 spot per unit. There simply is not enough space for all the vehicles and the streets are busy to the max. Overall, take your chances but be forewarned. This is Stockton after all and it is a reflection upon the type of people living here. Best of luck!
We moved in and thought it was a nice place to live, it is NOT. They are ALL infested with roaches (even the laundromat you HAVE to pay for, all have roaches). They hire someone to spray for 5 seconds every other year, but it does NOTHING. The landowners are never on property, only when they want to seek new ways to get more money out of you. The rental office people are a joke and no help at all. This entire apartments complexes should not even be LEGAL due to safety hazards. Such a shame to the Stockton community.
I’ve lived at these apartments for 5 years but only because it was affordable at the time , this place is infested with roaches !!! Would not recommend for anyone. They raise rent every year and property management is horrible. Last place I would ever suggest to anyone.
Bad management, rent to expensive to be sharing with roaches and mice that live within the walls. Ask them to fix a problem takes about 76 times of asking after a year of living there. Take before and after pictures of the place you rent. There good at putting extra charges of replacement items that will blow your mind.
My apartment is a nice place to live. It is conveniently next to many stores and even the mall. It is a quiet apartment complex and I would recommend this place to anyone
