I renewed my lease back in April of this year, 2024. St. John Wood requested proof of insurance, which I provided two days later. Despite this, they are still charging me on a month-to-month basis. I have been living here since 2018, and maintenance has been nonexistent. I dropped off my rent payment in the box on the 5th, and now they are charging me a late fee.

I have lived here for 5 years and have seen the decline in how St. Johns Woods apartments takes care of their residences. My car window was busted out not once but twice! Gated community what a joke. Do you think the office at St. Johns Woods reimbursed me.....ABSOLUTLY NOT!! The battle with the gigantic roaches every season is ridiculous! They call them water bugs....Definitely Roaches!! I mean the biggest I have ever seen in my life. The Slap Jack repairs and mold cover ups are all that maintenance can do. My Washing machine doesn't spin but was told it was working just fine. The dryer is from the 1800's and needs to be ran 3 times even with minimal clothing in it. I am just tired and will be looking for a new place to live after my lease is up. DO NOT MOVE HERE!!! YOU HAVE BEEN WARNED!!
0 stars. Literally moved here with my boyfriend about a month ago. When I say these reviews about the roaches and appliances should be taken in consideration before moving here I seriously mean it I don’t care how desperate you are. The roaches are literally easily bigger than any key fob I’ve ever seen and the apartment is very poorly put together. I hate it here. Seriously don’t give them any more money than what they’d already ripping people off for. This is the ROACH MOTEL, completely infested. Disgusting

The apartments are completely infested with roaches! You will find them literally crawling out from everywhere multiple times a day! Maintenance was hard to get in touch with and the appliances would fall apart. I did enjoy how spacious the units were. Close to shopping and restaurants.

When I moved in, there was a condom box on one of the shelves, a barbie doll hanging in my bedroom closet, nails were sticking out of the carpet, and my dryer didn't work which took over a month to get fixed. My refrigerator stopped working, my air stopped working, my door handle/lock has broken 3x, the release on my washer machine and dishwasher won't release and wash my clothes or dishes, my toilet doesn't refill on it's own, and now because my HVAC system is "so old and should've been replaced", I have no working air or heat until they fix it. Let's not forget the roaches! But, they expect me to have my rent on time? Seriously, look anywhere else.

Don’t do it! It floods in numerous areas, they don’t make you aware. If your car gets damaged they will not cover anything. The ceilings leak! They moved us 3 times and all times were because of that. They do temp jobs and never come back instead of fixing the issue completely. They paint of mold. Will con you into paying for something that was their fault. They are lucking I can’t add pictures for proof. The parking sucks!! The parking lots are busted. Then have the nerve to charge as much as they do. However some of the ladies in there are very nice, gave you the real, and helped as much as they could in a messed up situation.
This apartment is definitely infested with roaches the term they have me was "water Bugs" once my boyfriend confronted the issue. When we walked out nto the unit there were 12 roaches on the downstairs floor as well as 2 up stair and 1 right at the front door,I don't not suggests that you move here I have to kids and I'm ready to leave at this point

I don't want to just be solely negative here, so I will begin with what is good at St. John's Wood. In my limited dealing with the Property Manager Charlotte, she was extremely polite and helpful. Mary was the Leasing Consultant I dealt with most of the time {there was a LOT of turnover in the office while I lived there from 2016 to 2018} and she was WONDERFUL. Donovan, who worked in Maintenance for the property, was always responsive and incredibly kind. In addition, the location in relation to Downtown Richmond/Shopping/Grocery/Etc. is solid. Aside from that...there was unfortunately plenty to dislike about living here. First and foremost...as you will see on any site where people review St. John's Wood...the community is absolutely INFESTED with cockroaches. As many have previously stated, you will be told again and again that they are waterbugs, there's nothing to worry about, etc., and yes...there is an onsite exterminator (when you can get them to come out to your unit)...but none of that is comforting when you are relaxing after a long day of work and see a massive roach crawl out from the ceiling or out of a closet. I understand the units are from the 1970's and are surrounded by water/trees, but this is something that is absolutely unforgivable in my opinion. In addition, criminal activity is unfortunately on the high side in the community, and while I never personally experienced any issues on my actual street, there were shootings right around the corner, and we'd receive a notice in our mailbox at least once a month detailing home break ins, car break ins, vandalism, etc., which is obviously very unsettling. Other various things included the constant presence of shattered glass on my street (that I more than once had to clean up myself), animal excrement all over the place, and cheaply constructed fixtures/etc. within the units themselves. The size certainly can't be beat for the price, but I wanted to share my experience so that hopefully potential future renters will take seriously all of the issues this place definitely had while I resided there for 2 years. I certainly hope it has gotten better since I departed, but that isn't quite the picture I get from all of the reviews I have seen.

I moved into my home , there was nothing done it was all covered up as if it worked. One of my toilets broke, my bath tub won’t stop leaking. I haven’t been here for 30 days only 23 and I call everyday to get help because I can’t even live peacefully here with all these roaches I will be moving out and exterminators from Orkin told me the home is infested and I need to get out of here !!!!!!!!!!!!!!!!

Please schedule an appointment with our front office at your earliest convenience so that we can resolve your concerns as quickly as possible!
*Do not plan on having any overnight visitors if you lease here. * You will be issued a visitor parking permit for each month, you may only have 5 days circled on the pass. So that means you can only have someone stay with you 5 days out of the month. That being said, if your visitor accidentally circles the wrong date and fixes it to the proper date, they will be towed for erase marks. They use a tow company called Shanks Towing. Well Shanks comes into the complex at 1130 pm with multiple people that walk car to car inspecting your parking pass for any flaws. I witnessed these people standing on SUVs in the parking lot in order to inspect the pass. They will find any and every reason to tow your car. Also, Shanks has a policy that if your car was towed “after hours”, you have to pay a higher fee. $160 to be exact. They start this process at 1130pm so they have a list of cars to tow as fast as possible when midnight hits. Now don’t think because you have your pass marked properly that they won’t tow you, because they will. They will find any excuse to make money off of you and there’s nothing you can do about it. Once you have been towed, you have to wait till the next day Shanks compound is open and drive 30 minutes to pick up your vehicle. This company is extremely unprofessional and will argue you the death with you just to get you to pay. St. John’s Wood employs this tow company and sees absolutely nothing wrong with how they run their business. Instead of just having visitor spots like a normal updated apartment complex, you have this visitor pass system. So don’t plan on seeing your family or friend more than 5 days a month unless you’d like to pay $160 a night or park your car somewhere else and Uber to the complex. Trust me these apartments are not worth the risk of getting towed. Coming from someone who has been towed 7 times ($1,120) out of this complex within a 2 month period, I think you should seriously consider how St Johns Wood runs their business before giving them any of your money. Don’t make mistakes on your parking pass or you will pay for it!

I am absolutely through with the roach issue as well as the maintenance problems. When it’s rains heavily the apartment floods with water! On top of that the appliances look to be in working order but not for too long. It’s takes days to get someone on the phone to explain what is going on. Oh and did I mention the ROACHES! Not one or two here and there. At least one or two a day! This is completely unacceptable!! Other than the issues my family does enjoy the space; but that’s about it.

Kee and Eliani was so nice and polite. We had a great time painting pumpkins and taking pictures. I would really love if they put a basketball court an upgrade the park for the kids. Last but not least I love how at home I feel here.

My experience at St. Johns Woods has not been the best and I can wait until my lease is up. The apartments have a good amount of space but that is a about it. Every week there is a new maintenance issue that I am having to submit and the property owners care more about controlling who is coming in and out the neighborhood by building new entryway gates than actually maintaining the property itself. When was the last time the tennis court or dog park was cleaned and attended to? The grounds are terrible, full of potholes and broken speed bumps. The roads leading to and from the apartment are so raggedy people literally have to swerve to not get stuck in a pothole. The dumpsters are always overflowing with trash all around. There is mold.The doors are always getting stuck. The parking policy is the worse! There are always bugs. All different types water bugs, roaches, spiders, gnats, you name it and on top of that I have seen MICE!! Never in my life. I have an infant that is crawling around now and into everything and it has taken 4 days for someone to even come out to see whats going on. NOBODY has been empathetic and the rental office blames maintenance for not coming when you all work for the same company!!! This is ridiculous, inhabitable and disgusting.

Poor location - can get anywhere in 20 minutes or left, but not a ton around the complex itself. Incompetent management - lack of communication in general, notice of construction impacting apartments, lying. Inconsistent and slow maintenance - multiple calls for simple repairs, over two week wait for the same. Do not live here.
I walked in the leasing office today with no appointment and I was greeted as soon as I walked in! The office was packed but I was still acknowledged. Everyone was friendly and professional. Especially Elienai who helped me and showed me around. They have huge 2 bedrooms and they include all The utilities you can’t go wrong. I will come back to apply for sure!!
I signed a lease with them, 9 days later I had an eviction noticed on my door saying I failed to pay rent, turns out they messed up on drafting the lease and “forgot” to add charges. After all parties signed, initialed, and dated the legal document and I paid the full amount listed there (security deposits, first months rent, fees, ect.) they came after me for more money then was agreed upon in the lease. 9 days into my lease and I can whole heartedly say it was a mistake to lease here. This lease issue is by no means the only issue I have had with the staff here. Please save yourself from this and find a new place, even if there is a more expensive complex, it is worth every extra penny.
While the physical assortment is okay, the grounds, parking lots, and roads are ill managed. The service people are rude, uninformed by the office of needs, invasive, and refuse to make appointments. They also don't have keys available to apartments on holidays, even if water is leaking from someone's apartment into yours. So you better hope they are home, because the service people can't get in to fix anything. The office people consistently left out important information for paying, renting, and signing paperwork. The company has a strict "two late payments" penalty where you can no longer pay online, even if the late payments are not your fault or you explain them ahead of time (ie. Not receiving a paycheck from an employer when promised, family emergencies, etc). GSC properties don't care about their residents. They threaten to evict you merely an few hours after your rent is due, but are slow answering the phone. Avoid GSC properties at all costs.

I called and notified property management and J&R Towing regarding the abandoned vehicle sitting in the entry way of St.Ann's Place. It is now going on six weeks since we notified. I physically went into the property management office and the response was call the towing company, which I explained that was the first thing we did, however there is no financial benefit for the towing company to tow the vehicle, since obviously no one is going to claim it, so they ignore our calls. The office person's attitude was "Oh Well". So I posted a review a week ago regarding the problem and received a phone call and email from St. John's Wood's wanting to discuss. I went in the office again regarding their response, and this time it was then I guess you will have to call the police. I called the police previously and the vehicle is on private property and they can not legally remove. I explained this to the office person, but the response was "they have done it before" as she turns her body away back to her computer to dismiss me. I reminded her that the Virginia State Statute prohibits and the police department was correct. It occurred to me after I left the office, yes, the police have towed vehicles before, but it was related to a crime scene, as if that never happens here at St. John's Wood Apartments. I can not recall the last time I received excellent customer service. I gave St. John's Wood Apartments positive reviews in the first six months after moving here, but then the property was sold and customer service took a nose dive! I highly recommend anywhere but here.

The office will try to make you to sign the application with special offer. DON'T DO IT!! I felt for their tricks and now I'm regretting it and I have only moved in 2 months ago. First they don't let you look at the actual apartment that you are going to move in to but instead a model apartment. They don't tell hou the actual apartment until a week that you decided to move in. Second, the apartment is infected with cockroaches and ants. I called and left messages 3 weeks ago and maintenance still haven't come to do anything about it. Now, my dryer doesn't work and there are molds coming out of the walls!!! I feel like I'm being cursed after moving to this St. John Wood apartment and I can't move out without paying $4000 to break my lease! I give this apartment complex zero rating.
Someone just got shot on Saturday... stay away! After you sign that lease they treat you like crap.
LONG STORY SHORT-- PROS: -Ok staff; no issues with them -Constant cop car and foot patrols CONS: -*COCKROACHES (Aka Palmetto Bugs; ST. JOHN'S WOOD will tell you that these "Water Bugs" Might Only Come Out when it's raining or when you have water leakage/ puddles* •NOT TRUE. I've seen them in my bedroom all in the kitchen cabinets, under the stairs, in the living room; Nowhere near water source and regardless of weather -*SILVERFISH (I'd never seen or heard of them until now) -*SPIDERS -Bug treatments only hold them back for a week or 2 -1bedroom's living room too small -kitchen is WAY TOO TINY -too many holes in the walls, under cabinets and other places for bugs to easily come & go -Parking rules went from, "come whenever you want and pick up guest passes each week" to "ONE pass every TWO weeks" to some other new rules -Recent issue with possibly-teenagers throwing things and breaking windows (can't recall if they were car or house windows) -there's THREE locks because people used to kick the doors in and rob people -the last towing company employees were arrested for not having the proper licenses •they were also known to unlock cars, MOVE THE LEGITIMATE parking pass, and tow the car, anyway! Don't let anyone tell you that I'm probably just a bitter or upset tenant. I have No Reason to lie. I've never gotten into it with neighbors or staff and I've never been late on rent. Don't let their "amenities" NONSENSE take you to the sunken place. GET OUT. All jokes aside. DON'T DO IT!!!!!!!!!!!!!!!!!!!
I have had several issues with this apartment complex stemming mostly from maintaince. It took 2 years of ac problems before they gave me a new unit. You will have multiple water bug and pest issues that they will not solve! I could keep going but I only have a 50 character limit.
I was assured that the holding fee for 100 could be refunded if I choose another location. This is not the case. I should have paid attention to everything I was signing and for that I was wrong but to use the basic trust that the leasing agent was telling the truth they are wrong. Please be sure to read all about the dangerous conditions of the area and the apartments before moving in. I also learned from doing research that they employ their own bug guy mainly due to the fact that Or-kin and Terminix would not offer them contracts due to the infestation level of bed bugs and roaches. I also learned from the Richmond City Police that the area was commonly known for drugs and robberies and was advised that since I was a disabled man I should probably stay away from this.
Do NOT move here until you discuss the parking policy. I feel like I'm living in my freshman dorm again! You have to get a temporary parking pass EVERY TIME you have an overnight guest or you risk getting towed. When I moved in they had a normal parking policy, where every resident received one parking pass for guests. There was never a shortage of parking with that policy. Then, after I moved in, they changed the policy for whatever reason. I find the concept that I need a 'permission slip' for an overnight guest to be ridiculous and intrusive. I rented a car and arrived home after the office had closed, and I had to park the rental at the hospital and walk a mile home on a pitch black road. I am actually moving out and would NEVER recommend this place to anyone.
The renovated Apartments are nice however there is a severe waterbug problem on the grounds that is not proactively treated. For such a high price, be prepared to treat inside and outside your home for these very large pests. Their exterminating services are not effective in keeping these bugs out. There is also an issue with smaller roaches from previous tenants. I was moved into a roach infested apartment initially but was able to treat the issue using Orkins powder treatment. Parking is also an issue because each apartment is allowed 1 pass, once every two weeks which feels like punishment. The gym is only open during office hours so 9 to 5ers like myself rarely get to use it. Besides these cons, the style of the apartments are beautiful, the maintenance men are friendly and very responsive and the pool is massive and always clean. There is always a life guard on duty.
pros the rent is reasonable all utilities included except electricity. staff very kind and knowledge. what got me to rent is I was told the truth about the homes no matter how it would reflect. for example we were told about a water bug problem. there is a creek that runs through the complex and there are areas were the grass gets puddles so water bugs are gonna be a constant battle however they have an exterminator who works for the complex that can be called to spray any time on week days. very quiet area.very spacious town homes. anything you see you are not pleased with you can call the office and if reasonable maintenance will take care of it. cons the homes closest to german school road are run down and kinda sketchy looking.there was a fire in one so they are renovating. the road over there is rough. the buildings are older so the upper floor creeks. there is average wear and tear on the out side. some areas were unkept but that's mostly the tenants fault.
very unsafe place to live. constant break ins and car theft. you make sure you have good insurance because your going to get robbed. also those beautiful pools ummmh no I dont think so. ask office how many kids died in those pools due to no life gurad
i live in a two bedroom apt with 2 bath. i love that close to the supermarket and I'm only 25 min from my job it has 2 pools and great for kids

My sister and I love it here. The rent is pretty reasonable and the pool is awesome. Some of the appliances kind of get out of whack but maintenance is usually pretty good about getting out and solving the issue. The ladies in the leasing office are always helpful and friendly, and are glad to serve the needs of all residents, both future and current.
ST. Johns Woods APT homes have been a great spot to live what makes it so wonderful is being close to downtown Richmond, VA a simple 10 min drive and you are DT. The APT themselves have wonderful heating and cooling. The Maintenance crew keep the property looking wonderful everyday that I come and go I feel like I'm leaving a campground/ state park.
If you are looking for a rural atmosphere this is it. They have tree everywhere and a nice landscape. The apartments are spacious good for the price. They have high ceiling in mostly all the units making it seems more spacious. They also have a small exercise facility and a large swimming pool. For me the location is convenient and it close to the highway and 10 to 15 minutes from most parts of the city. I know it seems like I am probably advertising for this place but I lived in some surroundings places that wasn't so promising. The staff seem pretty friendly and the maintenance does as well. If you have any problem just put a work order in and the usually get to it the same day. They have a washer and dryer in every unit so that beats going to the laundry mat any day. The people seem friendly and the area seems very diverse. All in all I give this place two thumbs up.
My girlfriend and I have been tryna to move away from home . We looked at St. John's Woods one time before and thought oh no .. But after going back and viewing the property . We fell in love . The only thing we have worries about are the stairs we have a small child who is very adventurous and a playful puppy . They look nice but I won't let them out of my sight when it comes to thoses stairs . The floor plans and prices are great . Hopeing thT we can move here . I believe it all about what you make . Don't start none .. Won't be none . Is my motto .
I busted saint. John'g woods recently and the staff wabs very freinldly and vitreous even though it was very busy. They gave. Me all the information. I needed about the complex and what I needed to move in the complex. The sort I was shown was just. What I needed and the rent was affordable. I'm hoping. To move in soon..
I lived here with a roommate for about 2.5 months last summer and absolutely hated it. The staff did not have our apartment ready on the original move in date so we had to live in one of the model homes for almost a week with no air conditioning, no interior doors, and a broken toilet. The employees were also not informed about the student pricing package that was advertised on their website (I ended up having to go through corporate several times to get it figured out). When we finally moved into our selected apartment, the problems got worse. The plumbing was messed up and our pantry was flooded several times due to leakage from the upstairs toilet and shower. The washing machine also flooded the kitchen several times. I understand that some things are not always noticed during inspections but I was also very unsatisfied by the original manager we had to deal with as well as some of the staff. Our issues were not petty issues but they were treated as such. Thankfully we only stayed there a few months but it took most of that time to even get someone out to look at the plumbing and finally get it solved. We spent most of our evenings waiting to speak to the manager and about two-thirds of the way through our stay, they switched managers, causing us to have to explain the situation all over again and waste even more time in the manager's office. We also had issues with cockroaches, which we ended up having to deal with ourselves. The second manager we dealt with was much better and compensated us for our issues but if you are looking for a nice place to stay, I would not recommend the company GSC (they have several apartment complexes throughout Richmond). I had a miserable experience due to the incompetency of the employees and the unsuitable living situations.
I have lived in St. John's Wood's Apartments for a year. One Year!!!! When you first see the apartment community you envision the beautiful landscaping and the fitness center, two sparkling swimming pools and you think I found my apartment to live in forever. WELL don't do it. Turn around get in your car and run & leave as fast as you can. It's your worst nightmare waiting to happen. The turnover rate is super high. People in the office can be ruder than Donald Trump on his worse day! GSC Apartments runs the apartment community more likes a prison. Vacancy after vacancy in one year like a ghost town. . That's because GSC Apartments raising the rent $55 to $100 every year faithfully without any improvements to the property or even a property inspection. RUN. Management has no respect for tenants. RUN the place is deplorable. RUN Repairs and GIANT COCKROACHES. (Not Kidding) RUN Understaffed, No regard for tenants. Apartment community beautiful but you can find something better.
