Property Ratings at Stablewood Farms
Been living here a year and a half now and at first glance yes it’s a nice place for a good price but it also comes with tons of rats and roaches. The office ppl say they’ll send in an exterminator but all they do is look around and give you sticky traps. The maintenance is terrible I once went almost a month without working kitchen light and when I called the first time they said “yeah I’ll put in a work order for it” a week passed and I called again and they said the same thing, then I called once more about a week later and was told a work order was never put in and was told that there’s no workers available or that there was one and he’s busy. There shouldn’t just be one maintenance worker for an entire apartment complex. Also parking is first come first serve. There should be a limit to how many cars a resident has or have assigned parking. But anyway rat and roach poop everywhere even on my babies things and in the kitchen and they do hardly the bare minimum to fix the issue. 2 starts just cause the apartments themselves looks wise is alright and the area feels “secluded”.

Overall apartment is good. No issues, things fixed in a timely manner. One problem I have is unauthorized people in the pool. There is always an abundance of people in the pool and they bring their bad kids and make the pool dirty. I don't even bother bringing my kids here as I never think they clean the pool. They should really put something in place to control who enters the pool. The water is green and disgusting. I am more than sure that pool is filled with bacteria. Like I said nice apartments, this is my last lease and I'm leaving. And another issue is parking. Gosh it seems this apartment is full of homebodies. If you come home later than 9 o clock you have to park extremely far from you place. Really think they need to assign parking here. What gets me is Friday and Saturday as you think people would be out in about in the city but they are all home. Parking is crazy. I give four stars as the one star constitutes half for pool issue and half for parking issue.
Where do I begin? First off you will probably never meet the actual manager in person since she's "always" not there as the lady at the front desk always says. And don't ask her to do anything since she's not "authorized" to do, say, or sign anything I'm assuming she's just there to hold the chair down that she's sitting in. If you ever decide to move here for some reason they will give you the damage sheet to fill out so you can go around the apt and right down anything that is wrong with the unit before you actually move in and the will give it to you on a Friday and tell you, you have 48 hours to turn it in. Which would be Sunday when the aren't open. But if you actually read the contract it says business hour, but they will still refuse to take it if your busy moving on the weekend and try to turn it in on Monday. Making you responsible for anything that was already wrong with the unit before you got there. And don't ever try to tell them that they are wrong, then they will try to find any reason to give you a lease violation to shut you up and get you off their back. Even if you have friends or family over for the weekend don't be surprised if you get a piece of paper shoved in your front door saying you have a lease violation for them getting "mutiple reports of people being seen living in your apt that are not on the lease". For the price they ask to live here you can find a better apt where the office actually cares about you and you aren't just a number to them or a nice house in a better part of the town for less then the asking price here. Please, I'm leaving this review so people don't have to go through the things me and countless other people have had to go through. Don't give these people the chance they are looking for to treat you horribly. It might seem like a welcoming face, but underneath it all its not. Do not live here, there are better places in town.
