Property Ratings at Stadium Lofts & Flats
I've lived here for a few years. At first, it was a fairly priced, unique apartment. The furnishings are cheap, and you're surrounded by college kids (i.e. noise and weed), but with each management change...things get worse. We are now officially at the point where if something is wrong, they just throw up their hands and say, "we can't do anything about it." SEVERAL thefts this week alone; mailroom, patios, cars being broken into. Upon complaining, you'll be met with such pearls as: "There's nothing we can do." "This is Indianapolis, what are you going to do?" "You shouldn't leave valuable things laying out." It's one thing to transfer liability. It's another to completely disregard any attempt to acquire any, and to blatantly say that to your residents. If you decide to rent here, be warned that in the unfortunate event that something were to go wrong, management will tell you to f off.
This apartment seems nice. Spacious bedrooms, in-unit laundry, and an attached bathroom per bedroom. When these apartments were built, the thinnest drywall imaginable was installed. You can hear your neighbor sneeze, cough, and (if you were lucky like me), listen to their infant children cry. I invested in noise-canceling headphones after one day. A sound machine after one week. Even in the next room away from the shared wall, I can still hear them constantly. This includes people walking down the hallway, being able to hear entire conversations. Beyond the neighbors, there is an excessive amount of noise pollution. Ambulances and airplanes are constantly going by. Also, there is no elevator. While this may seem like a minor inconvenience, it gets very old, very fast. If you had an unfortunate accident like breaking your foot, there is no alternative. Not to mention the pain of moving in and out. Stadium Lofts claims to not allow smoking inside the apartments but I can tell you that it consistently smells of weed and smoke. On the website and in the lease, it states that dogs are not allowed. Yet there are probably around a dozen dogs. While I love dogs, I would consider that with the thinness of the drywall. You may be hearing a dog barking during all hours of the day. So no, I would not recommend this apartment complex (at least the actual stadium).
My fiancé and I have been living at Stadium for a about a year now and it has been lovely! The walls are a bit thin but it hasn’t caused any issues or disruptions. It’s a quiet safe area and the apartment layouts are stellar. Appliances are all modern and when something goes wrong (our microwave randomly died about 5 months in) management came and replaced it in about 3 days! The polished concrete floors are easy to clean and beautiful. I really enjoy the management here I have nothing but compliments for the staff which is always friendly and helpful. The gym here is so pretty great for an apartment and didn’t feel like I needed a gym membership until I wanted to start using an actual barbells for the “big” lifts. My fiancé has an emotional support GSD and she has enjoyed it as well. There are quite a few emotional support dogs that live here and we have formed our own little doggie community which has been lovely. Stadium requires dogs to be on leash at all times which makes it tricky to play in the field but aside from that it feels like a pretty “dog friendly” place to live! All in all my fiancé and I love it here and recommend it to anyone who asks. (I will say that the complaints about weed smell are unfortunately legitimate and the management doesn’t seem to care. It sucks but for the cost of living here which is crazy reasonable and all the amenities it’s something I can live with and ignore)
The apartments are great and the property team is also. However it's just always noisy. This isn't even the neighbor's fault completely, but the buildings echo off of each other so you hear everything from everyone all of the time. Even a moderate volume conversation with doors open in someone else's apartment will be heard like they're in your apartment. There isn't much self-awareness from others about their volume. You also would be living under the flight path of inbound planes, so if you have a window open that is a lot of what you will hear. Other than the noise, it is a nice complex and the floorplans are great.
Upon moving in, the leasing office was very helpful. Everything was quick yet smooth and location is perfect for student's!
The worst experience i have ever had in my life. This apartment is over rated. the walls are very thin you can hear you neighbor even sneezing. the maintenance office can ignore your complains for weeks and weeks and if you go and face them at their office they make fake promises. the lease prohibit smoking in the apartment, but people do it anyway and you can smell weed everywhere the manager has zero control over this issue. If you are not smoker or have a problem with smoking don't even try to visit this apartment. You may think the location of the apartment pay off for all the issues i have motioned, but no it is the worst decision you can make to yourself. I have evidence texts, emails, and even video records of how bad the apartment and the office in here. side info, i am in the process of moving out due to Weed smoker neighbor and being neglected by the apartment manager in regard to the mentioned issue. ALSO THEY DONT HAVE courtesy officer
Walls are super thin. Gate never works and stays open almost all the time. Even though we pay for gated parking. They even advertise gated parking and do not fulfill on their advertising. They tried installing a new security system and before checking that it worked took out the old one. Then when the doors would not open because of the security system they installed their solutions was the following. "We are all working very diligently to get the app up and running. With that being said, the front door into the Stadium (Main entrance) must remain open all night. Please DO NOT close the door, it will be the only door that is open for this building for residents to go home." Leaving all residents at risk of someone to easily get in if they wanted to. No one was there to check if you were a resident or not. If you want security go somewhere else. Inside the apartment was nice and the view was great.
Buyer's remorse with this place. Concept is great - hidden fees, management communication, not so great. I toured the lofts and loved the vibe and the amenities. Put my name on a wait list ($50 per person) to hopefully be placed in an apartment (no guarantee that'll you get the one you want). Luckily, one space did open up shortly after applying. Great news! Experience went downhill from there. Not only was I told to place a $400 deposit down before my application was processed, but I had to call multiple times to get answers to simple questions (lease term, is the deposit refundable (yes)). With all of the back and forth, we got cold feet and decided to make a big move to buy a house. When I then politely asked for the refundable deposit back, found out it's actually NOT refundable. Even though I had not yet signed any lease paperwork. Shocker. I could go on. But the single star above should tells it all.
