Property Ratings at Staley Crossing
Everything has broken in here. I can hear my neighbors every move. Very thin walls. Bugs and mice get in easily with open spaces in doors and garages. When I lived there I got new neighbors all the time. Everyone moves out quick. Overpriced for terrible quality. U share a balcony with your neighbor
I've been reading alot of the reviews here online last week after recommending someone to Staley who pointed them out. First off they have 7 floorplans so you don't have to live in a "cave" unless you picked it lol. These reviews are a joke, this place has been great. The only downside is the street parking, I've called KCPD at least 3 times this last year. I really think some of these reviews are for other places since the office is full of all guys. There is no women manager... haha so that tells you alot about there post.
I have always lived in apartments so making the change to a townhome was a little scary. To my surprise they are priced the same if not better then surrounding apartments. You get more of a home then you ever can with apartments. I have been able to build friendships with neighbors unlike I have when in apartments. This all adds to the already nice home you have. Parking is great since you have a garage and driveway. I have stainless steel appliances with granite counter tops so I don't understand the reviews about it being "cheap." Coming from living in apartments for the last 8 years, this is without a doubt a upgrade. To clarify I have lived in luxury apartment communities for the last 6 years. If you are moving from a home, maybe then I could understand some of these complaints. However, those "complaints" cannot be held against Staley for a unrealistic idea of living. My maintenance issues have be resolved quickly and they do a great job. I'd recommend these homes to anyone looking for a place to call home either long or short term.
I've rented from 5 different companies for the past 8 years. This has been the WORST and only poor experience. Staley Crossing has no system in place, their employees do not keep logs for what's required of them. They did not give us credit for our full deposit, they choose to replace the entire unit with carpet when only one spot needed CLEANING (we have the document showing you that's all that was needed), they sent it to collections without notifying us. They have no proof that their letter was mailed and better yet the letter they "say" they mailed was addressed to the place we moved out of a month after we moved out. They had both of our cell phone numbers, emails, emergency contacts info too. Not only that when we tried to talk about the issue when we finally figured out there was something going on (5month later) they won't respond to calls or emails. I would move in with family or friends before renting from them! There are a ton of places to rent choose anywhere else, you'll thank yourself later. Side note: The installation was not properly installed. In the winter we had mice, they did not address it for over a week!!! We ended up fixing the installation problem ourselves and just paying out of pocket to solve the problem, because living with mice wasn’t something we were prepared to do.
Rude staff wouldn't waste your time with renting here
We have been renting for 2 months. Poor quality management and no service skills whatsoever. The townhomes are new so you would think you would not have any problem. In the past 2 months, here are some of the issues we have had: leak from the kitchen sink, leak from the fridge, leak from the 1st floor bathroom, garage door not working, etc. It took maintenance about a month to fix the fridge. But this is only the bad. We realize now that we’d love to deal with just a leaking sink… Here comes the ugly: our electric bill was $185 for the first 14 days, 2nd bill was $242. I called KCPL who sent an agent to check the meter right away. Everything works fine on their end. Contacted management who acknowledged the issue and said they were aware the electric bills were high in this specific unit and it is because of the heater. Management never made us aware of the issue when we signed the lease and is now refusing to do anything about it. Like someone else mentioned, I also had 4 bulbs burn out within the first 3 weeks of moving in (again, keep mind the unit is fairly new and having been a homeowner, I know how long it takes before you get to replace a bulb). KCPL did mention that if there was an electrical problem inside the unit, it will cause the bulbs to burn out very quickly as well as make any appliance burn more electricity than necessary! We keep our thermostat at 68 to keep cost down and we are freezing on the first floor...the 2nd floor is a sauna. The good? Nice granite countertops.
We came here because of the short-term lease and location while we build our house. It's been a nightmare since day one. Horrible construction, cheap, rude management, etc. These are the most cheaply built townhouses as well as the appliances in them. The management/maintenance cannot be taken seriously. The manager is very demeaning and the staff turnover is ridiculous. We've had heating issues for several months now and the problem STILL is not resolved. Staley Crossing has admitted the HVAC system was installed incorrectly. Meanwhile, we are racking up electric bills in the $200-$300 range. It doesn't appear to be an urgent matter as everyone is still using space heaters to warm the downstairs area. Most people that live here have children so it's not a great situation for a family. There are other townhouses up the street (Serrano?), go there and save your money/headaches. Very disappointed that we've been wasting our money here with a team of people that is concerned with filling town houses instead of taking care of their current tenants.
My family of four has lived here for 2 months. We were looking for a short term lease since we sold our house and are in the process of building. The townhome has been great for us. It's nearly impossible to find a place that has 3 bedrooms 2 and 1/2 bathrooms with a 2 car attached garage, that allows pets with a short term lease! The unit was brand new when we moved in. We are happy knowing that all of our neighbors on our street all seem to be nice, normal families in similar situations. No one is loud or disruptive. With a two car garage, there are no issues with people parking on the street making it hard to back out. I also appreciate The walkout off the kitchen that my dog can be tied out and relax on the patio. I read in another review that the units are made cheap. They come standard with stainless steel refrigerator, stove and built in microwave with granite countertops. The cabinets are all softclose, which is nice. Units also come with a washer and dryer. (Unfortunately, there is not a bar above the w/d to hang up clothes so I'm always using door frames) So while these are not the particular appliance models I would chooosrin my home, they are better than anything else we looked at. I was worried about lack of space. All bedrooms are great size, including closets. The master is a great size. The master bath is A shower only. There is a hall bath for the other bedrooms, and that is where the tub is, which is a standard tub size insert, which leaves me wishing for more. That is probably my biggest complaint. The staff is friendly. They were hard to get in touch with when we were first finding them and wanting to look. They did not answer when we called, but we stopped by a couple times until we were able to walk in and talk to someone. I now communicate through email and that seems to be much easier and maybe their preferred way of communication. Later I realized that the agents don't answer because they are usually showing units. Since the units are new, right now maintenance is only available on Tuesday's and Thursday's. Staley crossings does not currently have amenities, we are allowed to use steeple chase apartments. They have a nice pool, outdoor cabanas with tvs, a gym with a kids playarea attaxched but closed off with glass so you can watch your kids as you work out, but you can't really hear them so they don't disrupt others. There is also a sauna, massage bed, and a game room. I have replaced several light bulbs.

The location is excellent. The look of the unit is very nice. However, after living in it for 6 months it has become apparent the materials used to build these units were pretty cheap. I discovered the light bulbs used Originally aren't even allowed to be used in the US anymore. When I moved in 5 light bulbs burned out within 1 week! I have replaced them all at this point and the new ones are fine. Towel racks and door knobs frequently fall off. Parking is very difficult. If you have one friend over with a car it's hard to find space to park. The bed rooms are spacious with good closet space and the layout of the bed rooms is great. Maintenance seems to be pretty responsive when contacted and they do resolve issues as they arise. Management is also very responsive and address issues that arise. The amenities however, are grossly misrepresented. Town homes have access to steeple chases pool, gym and park. This access is limited. The gym is NOT 24 hours for the renters of the townhomes despite what the website says. The "off leash" dog area is not available to this community either. Rules at the pool are different for those that live in the duplexes then those in the apartments. Hours and age limits for the gym and the pool that are posted do not apply to the townhomes. This means older teenage children living in the townhomes can not use the pool or the gym without an adult. So your 16 year old can't go swimming or use a treadmill without you! When I inquired why, I was told it's for "safety" which makes zero sense. 12 and over are allowed in the pool alone if you live in the apartments. Frankly the treatment of the renters from the townhomes over at the pool/gym is very poor. Made to feel like second rate citizens. Rudely written Emails that threaten getting your card revoked and you fined seem to go out weekly as do emails about rule changes. They are great amenities for certain! They just aren't available as represented on the website and the treatment does not make you feel welcome over there. The pool gate is and has been broken since the beginning of the summer and they are aware. Over all the townhomes are decent, location is great and the maitnance and management staff are good. If you can afford it, I recommend not renting the least expensive unit. They are very dark inside and the living area/kitchen have zero windows so it feels a bit like a cave.

I moved in to Staley Crossing a few weeks ago and love it! The people in the office were super helpful during everything and are always very nice. My home is perfect, definitely the nicest place I've ever rented. Everything works great and I love how much space there is. Having a pool to use is going to be so nice in the summer.
The construction and craftsmanship is extremely cheap. All appliances although stainless steel are very low end. They have know idea what is going on with these units in the office. We just made a 12 month mistake. When maintenance doesn't show up which they don't you aren't given the courtesy of a call or even an email. Save yourself a headache and don't move here. On an upside the location is perfect.

We are so happy that we found this place! We almost missed it as we were looking to move quickly and didn't even know that it was back behind the QT off North Oak. It's brand new construction, which our family loves and we have access to the amenities of the apt complex right next to it. Although there is still some construction going on around us, we really love the unit and look forward to staying here in the future!
Poor management and quality. We moved in and the place was dirty which seems odd since it was brand new. Whenever a repair needed to be made (if you were lucky to get it repaired) it was not performed correctly. Kitchen shelves were not even secured and broke our dishes. The back patio fence was never completed so the boards just laid on the ground like trash. Yet I was told if I moved them I was disturbing property. The property manager doesn't even understand her own rules and policies and provides misinformation. If you want to pay a lot of money for a poor quality place and poor management - this is your place!
